Greek National Tourism Organisation moves to promote winter tourism in mainland Greece

Declaring “Greece has a winter too” as a new motto incorporated into the country’s main promotional campaign for tourism, dubbed “All you want is Greece”, the Ministry of Tourism and EOT, the Greek National Tourism Organisation, aim to promote the beauty of Greek mainland destinations and the rich experiences they promise.

The new winter tourism campaign motto, it should be reminded, was first revealed by Travel.gr.

The creative work and production entailed in the campaign were kindly funded by the Onassis Foundation on behalf of the country’s Ministry of Tourism. The campaign focuses on promoting winter tourism, while also highlighting the country’s natural beauty as well as activities making up the tourism product offered by Greece during the winter period.

Based on the values of authenticity, unique identity, Greek tradition, as well as safety, the campaign promotes Greece’s countryside, gastronomy, as well as recreational activities in nature, the objective being to acquaint the wider public with Greece as a country that has more to offer beyond the islands, namely the mainland.

Greece, a favourite destination attracting millions of visitors each year, has already proven to be a leading choice for summer holidays. However, the country can be a lot more than just a summer destination, as the new promotional campaign aims to prove.

“Greece has a winter too,” announces a young lady, the protagonist of the promotional campaign’s new clip, whose task will not be easy. The campaign will strive to convince international travellers to become acquainted with Greek winter and the mainland. There are many mainland areas, all different and possessing distinct qualities. These mainland locations offer an abundance of choices and experiences satisfying all expectations, among them mountain biking on snow-covered slopes, paragliding, rafting, as well as delicious traditional dishes in the cosy warmth of guesthouses.

The new campaign, planned to run for four months, will be subject to adjustments, as needed, in real time, depending on the course of the pandemic in target markets, which include the UK, Germany, France, Italy, Spain, Denmark, Sweden, Poland and Israel.

The campaign will also be specially enhanced to project the country’s major city destinations, Athens and Thessaloniki.

The Minister of Tourism, Mr. Vassilis Kikilias, stated: “For the first time, the declared goal of mitigating the high degree of seasonality and geographical concentration of visitors is acquiring tangible features in the promotion of Greece’s tourism product through EOT’s first campaign for winter tourism. The campaign comes at a difficult time for all of Europe as a result of the [latest] COVID-19 variant, but our objective, nevertheless, is to support our winter destinations that have been severely challenged over the past two years. Also, the campaign will be flexible, monitoring developments concerning target-market countries. I would like to thank the Onassis Foundation for its assistance in the effort to create value for Greek society, through its sponsorship of the Ministry of Tourism for this project, as well as ensuing promotional projects for domestic tourism, city breaks, as well as the major campaign for summer.”

The Secretary-General of EOT, Dimitris Fragakis, noted: “The new EOT strategy treats all of Greece as a potential tourism destination throughout the year. Moving ahead based on this logic, we are proceeding with the first campaign, which concerns the country’s mainland destinations, possessing all the attributes required to play leading roles in winter tourism. We are putting into practice our determination to highlight the country beyond its well-known sun-and-sea reputation and are reinforcing destinations and enterprises that offer unique winter experiences. I would like to thank the Onassis Foundation for its generous offer, vitally important for this major effort we are making amid particularly difficult conditions. In a few weeks from now, we will also launch our next campaign abroad, concerning city-break destinations, to further bolster the country’s image as a winter destination in markets that interest us.”

2.Ποια  προσωπικά μου δεδομένα συλλέγονται και πώς;

Τα προσωπικά δεδομένα τα οποία συλλέγει και επεξεργάζεται ο Ελληνικός Οργανισμός Τουρισμού είναι μόνο αυτά που είναι απαραίτητα για τον εκάστοτε συγκεκριμένο και σαφώς ορισμένο σκοπό και τη συγκεκριμένη νομική βάση.

Στο πλαίσιο αυτό, η επεξεργασία που λαμβάνει χώρα αφορά τα προσωπικά δεδομένα που παρέχετε στον Ελληνικό Οργανισμό Τουρισμού σε πραγματικό διαδραστικό χρόνο, όταν χρησιμοποιείτε τις υπηρεσίες μας, τους επίσημους διαδικτυακούς μας τόπους, για παράδειγμα κάνοντας κάποιο αίτημα, ή είστε εργαζόμενος όπως:

• Δεδομένα Ταυτότητας (Ονοματεπώνυμο, Όνομα Πατέρα/Συζύγου, ΑΜΚΑ, Αριθμός Ταυτότητας ή Διαβατηρίου, Εκδούσα Αρχή, Ημ. Έκδοσης)
• Δεδομένα επικοινωνίας (ταχυδρομική διεύθυνση, σταθερά και κινητά τηλέφωνα, διεύθυνση ηλεκτρονικού ταχυδρομείου).
• Δεδομένα Υγείας (Ιατρικές διαγνώσεις, Γνωματεύσεις, Ιατρικά πιστοποιητικά)
• Μισθοδοτικές καταστάσεις, παρουσιολόγιο, υπερωρίες, οικογενειακή κατάσταση, εκπαίδευση, αξιολογήσεις

Σε όσες από τις περιπτώσεις η επεξεργασία θεμελιώνεται στη λήψη συγκατάθεσης, ο  Ελληνικός Οργανισμός Τουρισμού ακολουθεί τις προβλεπόμενες από το Νόμο διαδικασίες για τη λήψη αυτής.

3.Για ποιους σκοπούς γίνεται η επεξεργασία και ποια η νομική της βάση;

Τα προσωπικά δεδομένα συλλέγονται σύμφωνα με τον ΓΚΠΔ και την ισχύουσα νομοθεσία, είτε με την έναρξη της σχέσης σας με τον Οργανισμό είτε και μεταγενέστερα και αποτελούν αντικείμενο επεξεργασίας με νομική βάση:

• Τη συγκατάθεσή σας, όταν απαιτείται
• Την εκτέλεση μιας μεταξύ μας σύμβασης
• Την εκπλήρωση των νομικών μας υποχρεώσεων
• Τη διαφύλαξη ζωτικού συμφέροντος
• Την εκπλήρωση καθήκοντος για το δημόσιο συμφέρον
• Τη διαφύλαξη έννομου συμφέροντός μας ή τρίτου

Ο Ελληνικός Οργανισμός Τουρισμού μπορεί να επεξεργαστεί τα προσωπικά σας δεδομένα, για τους ακόλουθους σκοπούς ανά νομική βάση:

1. Με τη συγκατάθεσή σας

• Μεταβίβαση προσωπικών δεδομένων σε τρίτους
• Αποστολή ενημερώσεων

2. Για την εκπλήρωση της συμβατικής υποχρέωσης σε περίπτωση σύναψης σύμβασης με τον Ελληνικό Οργανισμό Τουρισμού  ή κατά την προσυμβατική διαδικασία

• Για την επικοινωνία κατά την προσυμβατική διαδικασία ή κατά την εκτέλεση της σύμβασης

3. Για την εκπλήρωση των νομικών μας υποχρεώσεων

• Ενημέρωση στοιχείων προσωπικού σε ασφαλιστικούς φορείς, Ελεγκτικό Συνέδριο κλπ
• Για την εκπλήρωση των υποχρεώσεών μας σύμφωνα με την ισχύουσα νομοθεσία έναντι δημοσίων αρχών και φορέων (Εποπτικές, Ανεξάρτητες, Αστυνομικές, Δικαστικές).

4. Για τη διαφύλαξη ζωτικού συμφέροντος σας ή τρίτου

• Σε περίπτωση που κινδυνεύει η ζωή σας ή η ζωή τρίτου

5. Για την εκπλήρωση καθήκοντος για το δημόσιο συμφέρον

• Η παροχή Πρωτοβάθμιας και Δευτεροβάθμιας φροντίδας υγείας

6. Για λόγους έννομου συμφέροντός μας, ως:

• Για την ανάπτυξη και βελτίωση των παρεχόμενων υπηρεσιών μας μέσα από τις δραστηριότητες και τα ενδιαφέροντά σας.
• Για τη διαχείριση των  παραπόνων σας.
• Για την προστασία και ασφάλεια των συστημάτων πληροφορικής.

4.Ποιοι είναι οι αποδέκτες των προσωπικών μου δεδομένων;

Πρόσβαση στα προσωπικά σας δεδομένα έχει το προσωπικό του Οργανισμού, στα πλαίσια της εκτέλεσης των καθηκόντων που τους ανέθεσε ο Ελληνικός Οργανισμός Τουρισμού ως υπεύθυνος επεξεργασίας.

Ο Ελληνικός Οργανισμός Τουρισμού είναι υποχρεωμένος ή δικαιούται να κοινοποιεί τα προσωπικά σας δεδομένα σε διάφορους τρίτους αποδέκτες όπως:

• Δημόσιους φορείς
• Ανεξάρτητες αρχές

υπό τον όρο της τήρησης σε κάθε περίπτωση του απορρήτου και του καθήκοντος εμπιστευτικότητας και εχεμύθειας.

5.Πόσο χρόνο διατηρούνται τα δεδομένα μου;

Ο Ελληνικός Οργανισμός Τουρισμού διατηρεί τα προσωπικά σας δεδομένα μόνον για το διάστημα που απαιτείται για τους σκοπούς της επεξεργασίας.  Ωστόσο οφείλει να διατηρεί τα προσωπικά δεδομένα και για χρονικό διάστημα που καθορίζεται από το ισχύον νομικό και κανονιστικό πλαίσιο.

6.Τι είναι τα cookies και γιατί τα συλλέγει ο Ελληνικός Οργανισμός Τουρισμού;

Για να διασφαλίσουμε ότι ο ιστότοπός μας λειτουργεί σωστά, ενδέχεται μερικές φορές να αποθηκευτεί ένα μικρό κομμάτι δεδομένων που είναι γνωστό ως cookie στον υπολογιστή ή την κινητή συσκευή σας κατά την επίσκεψη του ιστότοπού μας. 7.Πως προστατεύονται τα δεδομένα μου;

Στον Ελληνικό Οργανισμό Τουρισμού εργαζόμαστε καθημερινά για να εξασφαλίσουμε ότι τα προσωπικά δεδομένα που λαμβάνουμε:

• Υποβάλλονται σε σύννομη και θεμιτή επεξεργασία με διαφανή τρόπο σε σχέση με το υποκείμενο των δεδομένων.
• Συλλέγονται αποκλειστικά για συγκεκριμένους και νόμιμους σκοπούς.
• Είναι επαρκή, σχετίζονται με το σκοπό για τον οποίο τα συλλέγουμε και περιορίζονται στα απαραίτητα.
• Είναι ακριβή και ενημερωμένα.
• Διατηρούνται αποκλειστικά εντός του καθορισμένου χρονικού πλαισίου και όχι περισσότερο.
• Τίθενται σε επεξεργασία με τέτοιο τρόπο ώστε να εξασφαλίζεται η απαραίτητη προστασία τους.

8.Ποια είναι τα δικαιώματά μου;

Ο Ελληνικός Οργανισμός Τουρισμού δεν επεξεργάζεται με αυτοματοποιημένο τρόπο και δεν δημιουργεί προφίλ για κανένα φυσικό πρόσωπο του οποίου διατηρεί τα προσωπικά δεδομένα

Το υποκείμενο των δεδομένων έχει τα ακόλουθα δικαιώματα:

• Το δικαίωμα πρόσβασης

Μπορείτε ανά πάσα στιγμή να ενημερωθείτε από εμάς για τα προσωπικά σας δεδομένα που διατηρούμε, και να έχετε πρόσβαση σε αυτά.

• Το δικαίωμα στη διόρθωση δεδομένων

Έχετε τη δυνατότητα να απευθυνθείτε σε εμάς για να διορθώσουμε τα δεδομένα που είναι ανακριβή ή ελλιπή.

• Το «δικαίωμα στη λήθη»

Εφόσον δεν μας υποχρεώνει κάποιο νομοθετικό πλαίσιο να διατηρήσουμε τα δεδομένα που διατηρούμε και σχετίζονται με εσάς, μπορείτε να μας ζητήσετε να τα διαγράψουμε.

• Το δικαίωμα στη φορητότητα των δεδομένων

Μπορείτε να μας ζητήσετε να διαβιβάσουμε τα δεδομένα σας σε άλλο δημόσιο ή ιδιωτικό φορέα.

• Το δικαίωμα στην εναντίωση και στον περιορισμό της επεξεργασίας

Σε περίπτωση που διαφωνείτε με τον τρόπο που επεξεργαζόμαστε τα προσωπικά σας δεδομένα μπορείτε να αιτηθείτε τη διακοπή ή τον περιορισμό της επεξεργασίας.

• Το δικαίωμα άρσης συγκατάθεσης

Έχετε το δικαίωμα να αποσύρετε τη συγκατάθεσή σας στην επεξεργασία των δεδομένων σας ανά πάσα στιγμή.

Ο Ελληνικός Οργανισμός Τουρισμού θα καταβάλει κάθε προσπάθεια να απαντήσει στο αίτημα που θα υποβάλλετε χωρίς καθυστέρηση και σε κάθε περίπτωση εντός μηνός από την παραλαβή του.  Η εν λόγω προθεσμία παρατείνεται για δύο (2) ακόμα μήνες, εφόσον είναι απαραίτητο λαμβάνοντας υπόψη την πολυπλοκότητα του αιτήματος και το πλήθος των αιτημάτων. Ο οργανισμός θα σας ενημερώσει για την εν λόγω παράταση εντός μηνός από την παραλαβή του αιτήματος, καθώς και για τους λόγους της καθυστέρησης. Εάν έχετε υποβάλει το αίτημα με ηλεκτρονικά μέσα, η ενημέρωση παρέχεται, εάν είναι δυνατόν, με ηλεκτρονικά μέσα, εκτός εάν εσείς ζητήσετε κάτι διαφορετικό.

Εφόσον ο Ελληνικός Οργανισμός Τουρισμού ικανοποιήσει αίτημά σας α) για περιορισμό επεξεργασίας των δεδομένων σας ή β) για άρνηση επεξεργασίας των δεδομένων σας ή γ) για διαγραφή των δεδομένων σας από τα αρχεία του οργανισμού και εφόσον αυτά είναι απαραίτητα για την κατάρτιση ή τη συνέχιση και εκτέλεση σύμβασης, τότε αυτό συνεπάγεται αυτοδίκαια είτε την καταγγελία από εσάς της αντίστοιχης σύμβασης ή τη μη δυνατότητα επεξεργασίας του σχετικού σας αιτήματος.

Ο Ελληνικός Οργανισμός Τουρισμού έχει σε κάθε περίπτωση δικαίωμα να αρνηθεί την ικανοποίηση του αιτήματός σας για περιορισμό της επεξεργασίας ή διαγραφή των προσωπικών σας δεδομένων, εάν η επεξεργασία  αυτή είναι απαραίτητη για τη θεμελίωση, άσκηση ή υποστήριξη νόμιμων δικαιωμάτων του ή την εκπλήρωση υποχρεώσεών του.

Οι ανωτέρω υπηρεσίες παρέχονται δωρεάν. Σε περίπτωση, ωστόσο, που τα αιτήματά σας είναι προδήλως αβάσιμα, υπερβολικά ή επαναλαμβανόμενα, ο οργανισμός δύναται είτε να επιβάλει εύλογο τέλος, ενημερώνοντάς σας σχετικά, είτε να αρνηθεί να ανταποκριθεί σε αυτά.

9.Ανάκληση της συγκατάθεσης

Έχετε το δικαίωμα να ανακαλέσετε τη συγκατάθεσή σας ανά πάσα στιγμή.  Η ανάκληση της συγκατάθεσης σας δε θίγει τη νομιμότητα της επεξεργασίας που βασίστηκε σε αυτή  και έγινε  πριν  της ανάκλησής της.

Σε περίπτωση που έχετε ερωτήσεις σχετικά με την προστασία των δεδομένων σας και τα δικαιώματά σας, μπορείτε να στείλετε email στο [email protected] ή να απευθυνθείτε  εγγράφως στην ταχυδρομική διεύθυνση: Αν. 11.Αρχή Προστασίας Δεδομένων Προσωπικού Χαρακτήρα

Έχετε δικαίωμα να υποβάλλετε καταγγελία στην Αρχή Προστασίας Δεδομένων Προσωπικού Χαρακτήρα ( www.dpa.gr ), η οποία είναι η αρμόδια εποπτική αρχή για την προστασία των θεμελιωδών δικαιωμάτων και ελευθεριών των φυσικών προσώπων έναντι της επεξεργασίας των προσωπικών τους δεδομένων του, εφόσον θεωρείτε ότι προσβάλλονται τα δικαιώματά σας με οποιοδήποτε τρόπο.

When staying in hotels in Greece, you are probably used to the star rating system, which ranks a hotel based on its amenities, facilities, food, and hospitality. You can expect 5-star hotels to have the best facilities, and 2-star hotels to have the bare minimum.

You’re probably used to seeing this rating on the outside of hotels, but did you know that it also can be applied to luxury villas?

Star vs. Key System

Hotels, Integrated Tourist Resorts, Hotels established in traditional buildings and camping facilities are all considered “Main Touristic Accommodations.” These all are listed with the star system, and the Hellenic Chamber of Hotels for Main Touristic Accommodation applies the rating.

Touristic furnished apartments and rooms are considered Secondary Touristic Accommodations and are rated with the key system. The Greek National Tourism Organization (also known as EOT) is in charge of assigning this rating.

How are Star Ratings assigned?

In the case of hotels, the amount of the rating is dependent on a points system and can range between 2 and 5 stars. The points are gained by having the appropriate equipment in rooms and by having certain pieces of infrastructure.

* Tourist = This is the first star rating category – it has the bare basics: cold water, towels with soap for each visitor, lights, a mirror, 1 social room in the hotel, and a bed for each guest. 

** Standard / Economy = The next step up. This requires hot and cold running water in the room, chairs, a table or desk, a night lamp, a drink glass for guests, a bottle opener, a shower rug and a covered dustbin in the bathroom, among other amenities.

*** Comfort / Standard = In the 3-star category, most of the rooms have a bathtub. Typically, most of the rooms have a radio and a TV, 2 social rooms on the premises, an expanded breakfast buffet, and a reception that is open at least 12 hours per day. 

**** First Class = In 4-star hotels, the rooms typically have a bathroom with a washbasin, a shower and a toilet, a spare blanket, a reading lamp, definitely a radio and a TV, a minibar, and a reception that never closes.

***** Luxury = These accommodations have extra amenities in the room, like an extra table, a hairdressing table, a safe in the room, a hairdryer in the bathroom, a bathrobe for each guest, 2 restaurants, and a hotel bar.

Of course, there are some exceptions to this rule, like the ultra-luxury hotels in Dubai that are 6 or even 7 stars.

How are Key Ratings Αssigned?

The Key Rating system is not available publicly on the EOT website, but we can provide an estimate based on companies like Energy Financial Group , who provide rating services in Greece for both hotel and rental properties. 

The Key Rating system applies to accommodations classified as “furnished rooms and apartments that are not hotel accommodation and have a capacity up to 20 rooms.”

They are classified in 3 “keys” categories, with 4 being the highest and 2 being the lowest, based on obligatory technical and operational specifications that have to be filled. As in the case of hotels, the villa must earn enough points to be in a certain category.

Benefits of Rating your Property

If you have a property of your own, you might be wondering what benefits a key rating would offer you. It allows you to offer breakfast or reception services, much like a hotel would.

Moreover, because the key rating comes from the Greek state, it adds value to the credibility of your property, especially if you can advertise this license to your guests. 

You could also add your rating to any online or with print materials that display your villa. You would of course be required by law to display the code (also known as the MHTE number) on any collateral.

To What categories Does the EOT License Apply?

The license only applies to homes that are rented for short-term stays. A short-term stay is defined as 3 months or less. 

If you are renting for over 3 months to one party, your home is not classified as a holiday rental and you can’t get a license.

It’s Possible to Get an EOT License… but is it a Good Idea?

It’s certainly possible to apply for your own villa to be licensed with the EOT and be assigned a star rating. However, most property owners choose NOT to get an EOT license. There are several reasons for this.

Long and Expensive Process

The process to be certified and rated by the EOT is long and complicated and requires fluency in the Greek language. You must work together with architects, civil engineers, the fire station, and likely a lawyer. 

Here are just a few of the steps involved:

• A civil engineer will collect a series of architectural and structural papers.
• An EOT inspector will arrange to visit your villa and check that the building is consistent with the plans.
• You must receive a certificate from the local tax office that confirms you don’t have tax debts and that your criminal record is clear. 

What Other Documents do I Need?

• A tax number (AFM) – required for many basic transactions in Greece
• A certificate from the tax office that you don’t owe any taxes 
• Copy of your passport
• A copy of your criminal record. This can be acquired from KEP in Greece or from your home nation if you are not a Greek citizen 
• A Fire Study, which has analyzed all the extinguishers and exit lights 
• A Health Study for the drains and sewers, completed by an electrical or mechanical engineer

No Tax Benefits

Given the lengthy and expensive process, you would think there is a tax break for EOT license holders. However, this is not the case. There are no tax benefits to getting an EOT license. 

Ever-Changing Laws

One other downside is that EOT laws are always subject to change. This means that it is hard to be pre-approved for an EOT license. 

Other Limitations

There is a limit on the number of homes you can certify. In some cases, this is as low as 2.

All pools and properties on a shared plot must be issued an EOT license, regardless of whether all property owners intend to rent their villa.

What are my Alternatives?

There are other more grassroots ways to be rated without going through the EOT. if you have listed your property through Airbnb or Vrbo, you can of course gather ratings and reviews online. This won’t have the same weight as a government stamp of approval, of course, but is significantly simpler. 

You will also get a “stamp of approval” for your Short-Term rental by getting a  Property Registration Number (“AMA” is the Greek acronym), a unique eleven-digit number that is assigned to property owners. 

This number is assigned by Greece’s Independent Authority for Public Revenue (AADE) and is required for property owners who lease out their homes on a short-term basis on online sharing platforms. 

For help getting an AMA, several real estate offices offer AMA services for property owners.

Our Recommendation

It’s technically possible to be licensed by the EOT, but is not necessary and is likely not worth the trouble.

Getting an EOT License

If you want to rent your property to tourists you must have an EOT Licence.  This licence is obtained from the Greek Tourist Board.  Certain conditions must be met in order to get the licence. There are differing licences for depending on whether you want to rent out a hotel room, a villa or a house.

Before you start to build the plot must be inspected for suitability. You will need an architects plan and it would be sensible to apply for the EOT licence at the same time as the Building Permit.

To obtain an EOT licence for a house you must fulfil the following criteria:

• To sleep 2/3 people -must be minimum of 40 sq. m.  with a minimum of 2.8 sq m bathroom.
• Must have two rooms minimum, be a minimum size of 60 sq. m and
• Have a living room/ kitchen with cooker hood, 1 bedroom and1 bathroom at least 2.8 sq.
• Must have three rooms, be a minimum size of 75 sq. m and have a living room/ kitchen with cooker hood, 1 bedroom, and 1 bathroom at least 2.8 sq.
• Each additional room must be a minimum of 15 sq. mtrs.

House to sleep a max of 10 people

• Must have 4 rooms and be a min size of 90 sq. m.
• Each additional room must be min of 15 sq m.
• It must have a living room/ kitchen with cooker hood
• 1 bathroom at least 2.8 sq. plus one additional toilet.

All houses must have the following:

• All sleeping rooms must have wardrobes, 1500 mm x 600 mm
• All bathroom fittings must be high quality and the room must be tiled to a minimum height of 1200 mm
• Toilets must have water cisternsThere must be a minimum of one shower
• If the kitchen is in the living area you need an extractor unit
• Hot water must be available in all wet areas
• All living rooms must have settees/ sofas, armchairs and small tables
• Dining table and chairs
• Kitchens must have a refrigerator, 2 cooking rings (electric or gas)
• Shaver points in bathroom
• Houses for more than 4 people will need a kitchen with an oven
• Bedrooms sleep a max of 4 people
• Beds for one person  1200 mm
• Beds for 2 people 1400 – 2000 mm
• Bed side cabinets
• Toilet with seat
• Chairs (depend on size of room)
• You can have built in beds
• Terrace furniture must be metal, wood or stone built
• Sockets must be provided in every room
• In a house for more than 10 people there must be at least 1 room for people with disabilities (Disabled facilities must be provided, toilets, taps etc. bedrooms, floor space etc as in a UK house)
• Dirty linen basket
• Interior doors must have 800 mm openings as a minimum
• Houses of more than one floor must have an internal staircase
• A villa implies the a luxury permanent dwelling
• To sleep a maximum of 10 people (including hired help)
• Living space must be a minimum of 100 sq. m
• 1 living room, 1-2 bedrooms, max no. people – 2 to each bedroom
• 1 kitchen, 1 bathroom  min. 4 sq. mtrs. 1 separate toilet
• There must be a separate storage room
• Each additional room to the 100 sq mtrs must be 25 sq mtrs or more
• For more than 2 bedrooms you need two bath or shower rooms
• For the hired help you need an additional shower/bath room min. 2200 mm
• Utility/laundry room
• Garage for min of 1 car / or car port
• Gardens must be fenced and planted with a variety of flowers and trees. Fully landscaped grounds with exterior lighting
• Garden furniture must be provided for the essential terraces and/or pergolas
• One telephone line with 2 telephones minimum
• Optional extras, sports room swimming pool, bath house
• Central heating
• Water, heating etc.
• Wet areas tiled to a height of 1.2 m

10 things I wish tourists knew before visiting Greece, from a local

• I'm from Athens, and I've seen plenty of tourists make mistakes while traveling to Greece .
• Pace yourself if you're planning on staying out at the bars and clubs all night.
• It's worth it to do some research on smaller islands and local cuisine before your trip.

Thanks to its ancient ruins, picturesque beaches, and incredible food, Greece is one of the top tourist destinations. In 2023, over 32 million people visited.

I was born in Athens and currently split my years living between the US and Greece , so I've spent plenty of time in the beautiful European country.

Here are 10 things I think tourists should know before visiting.

There’s so much more to see in Greece than the popular islands.

It seems like everyone visits Mykonos, Santorini, and maybe Paros, but Greece has over 220 inhabitable islands. Plus, most of them are more budget-friendly than the popular spots.

I recommend looking into places like Kimolos, Astypalaia, Paxoi (also known as Paxos and Paxi), or Folegandros.

The Greek mainland is also beautiful. There's a lot to see there, from UNESCO sites at Delphi and Meteora and the turquoise waters of the Peloponnese to the stunning mountains and villages of Epirus.

Athens is more than the Acropolis.

Athens has great nightlife , restaurants, museums, and cool neighborhoods like Plaka, Exarcheia, Psyrri, and Pangrati.

Tourists who just swing by to check the Acropolis off their list are missing out. I've always found it to be one of the liveliest cities in the world.

You don’t need to tip 20%.

Greek servers generally rely on hourly wages, so there isn't the same tipping culture as the US .

I normally just round up the bill or leave a couple of Euros on the table as a tip — unless I had exceptional service or dined at a more formal (and tourist-oriented) restaurant.

Pace yourself when drinking alcohol.

A lot of travelers take advantage of Greece's lax attitude toward alcohol restrictions. Coupled with the fact that Greek bars and clubs close pretty late (like 4 a.m. late), some tourists get sloppy.

Locals usually intersperse drinks with food and water so they can last the whole night, and I recommend tourists do the same.

Slow down and take Sundays off.

Greeks have a pretty relaxed relationship with time — people often arrive late and stores may open half an hour after they said they would.

Service in Greece can seem slow to people from more fast-paced places, especially on the quieter islands . A lot of stores and supermarkets are also closed on Sundays, even in Athens.

I know this can be annoying at times, but I recommend just enjoying the slower pace of life.

Don’t try to visit too many islands on one trip.

So many people ask me if they can fit four or five islands into a seven-day trip, and I never recommend it. Take your time and enjoy each destination for at least a couple of days.

Half the joy of the Greek islands is getting to destress. If you're hopping from ferry to ferry and running around to cover the highlights, you'll miss out on the best parts of the country.

Be sensitive about natural disasters.

I never thought I'd have to say this, but I have seen multiple tourists in the last few years posting about how "pretty" the skies or sunsets are thanks to the glow from raging wildfires .

At a time when a lot of Greek people are wondering if their houses are still standing or their loved ones have gotten to safety, it's a pretty insensitive thing to do.

Don't skip out on experiencing a traditional taverna.

Athens and other popular Greek destinations now have a lot of upscale restaurants with cuisines from all over the world. But make sure to eat in a traditional taverna at least once.

A taverna is a casual restaurant with family-style dining. Diners can spend hours in them chatting with friends while sharing food paired with some great wine or ouzo (a Greek aperitif).

Greek food is more than just gyros.

Well-known dishes like gyros and souvlaki are truly delicious, but Greek cuisine is so much more than that.

For example, a lot of Greeks start their day with a tiropita (cheese pie) and freddo coffee. Each region also has local specialties that I recommend inquiring about.

In tavernas, popular menu items include calamari, octopus, all kinds of fish, grilled and fried cheeses (like saganaki and halloumi), and side dishes like fava.

Learn a few local words.

Most younger Greek people understand English, but you may run into problems communicating with older people — especially in more rural areas.

Even if a local person can understand you, I think it's nice to learn a few simple words and phrases like "good morning," "thank you," and "how are you?"

It's nice when tourists make a little bit of an effort.

Greece Announces New Plan to Protect Some of Its Pristine Beaches

The government has pledged to crack down on rapid development, and on seaside businesses seeking to take advantage of a tourist boom. But some residents and conservationists are unimpressed.

The Greek government on Friday published a list of 198 “untrodden beaches” that it said are now off limits to bars, restaurants and large public gatherings in its latest attempt to contain development and address the backlash to the throngs of tourists that descend on the country’s coastlines each year.

The move comes amid growing frustration among residents of Greek islands and parts of the coastal mainland that are popular with foreign visitors. Protests ballooned into a nationwide “beach towel movement” last summer as disgruntled locals complained that they were being pushed off their own beaches by businesses seeking to take advantage of a tourist boom that brought more than 32 million foreign visitors to Greece last year .

On the country’s Cycladic islands, local residents joined forces with the authorities to push back against a wave of construction .

Greece’s conservative government has pledged to crack down on the development, and on seaside businesses that violate regulations. In February it passed a law aimed at regulating the use of the country’s coastline, imposing penalties of up to 60,000 euros for businesses occupying more than 50 percent of Greek beaches with umbrellas and sun beds.

Critics said the law did not go far enough to curb the problem, with some claiming that the government was perpetuating the issue by not tackling illegal land use more comprehensively.

The list of “untrodden beaches,” unveiled in a joint agreement between Greece’s finance and environment ministers, is part of a broader effort to restore balance, the government said. “The main goal is to combine environmental protection with sustainable development,” Kostis Hatzidakis, the economy and finance minister, said on Friday.

“The environment is a valuable component of the Greek tourist product,” he said.

Under the new initiative, the government was putting public assets “under a strict framework of rules, penalties and obligations,” Mr. Hatzidakis said. Inspections and transparency would be increased, as would “the enforcement of the law,” he added.

The beaches on the list are in areas included in the European Union’s Natura program, a network of vulnerable habitats across Europe that are protected under European law. Among the beaches listed on Friday are spots on popular islands such as Milos, Naxos, Lesbos, Samothrace and in the southern Peloponnese peninsula.

The islands were selected based on the advice of the country’s Natural Environment and Climate Change Agency and are all “areas of high ecological importance,” Theodoros Skylakakis, the environment and energy minister, said on Friday.

Under the new initiative, no section of those beaches can be auctioned off for commercial use, and the presence of sun-loungers and umbrellas will be prohibited, as will the organization of public events involving more than 10 people.

Another initiative being introduced by the government is a new app called “MyCoast,” on which people can report violations.

Some environmentalists in Greece were not impressed by Friday’s announcement. Eleni Andrianopoulou, a resident of Naxos and a member of a local “Save the beaches” group, said the government’s original plan had been for more than 1,000 beaches nationwide to be covered, adding that Natura areas require “real protection.”

“From the beginning we had stressed that this reform for untrodden beaches was a fraud.”

Demetre Karavellas, director of the World Wildlife Fund Greece, said the authorities were jumping the gun with their list of pristine beaches, noting that there are more than 100 marine and coastal areas in Greece that are recognized by the Natura program but have yet to be effectively managed or conserved.

“The government should start by complying with its basic legal obligations before creating new vague categories of protection,” he said.
