If you’re looking for a guided tour, the folks at Waco Tours have it figured out. It was founded by two couples who were featured on Fixer Upper . They noticed tourists driving by their homes for photos and realized there was no tour company to help them get around to all the sights. 

They have several tours of Waco. Their Classic Waco Tour features hot spots around the city and Fixer Upper highlights. It’s $64 per person and includes local snacks and complimentary drinks. They also have a really cool River Boat Cruise along the Brazos River for $79 per person. Check out their website for all the details.

You may not realize it, but there are so many cool things to see in Waco, Fixer Upper houses included! Of course, the Magnolia Tour brings many families to the city, but there’s more to see than just Chip and Joanna’s businesses and homes. The #1 travel site in Texas, Tour Texas , suggests some cool spots. Here are a few of their top picks:

Can You Tour Fixer Upper Homes?

Most of the homes featured on Fixer Upper are private residences inhabited by the couples you saw on the show and not open to the public. 

That said, Chip and Jo did renovate some of their own properties on the show. Remember Magnolia House and Carriage House from season 3? Both of those are a part of Magnolia’s hospitality offering. You can book them here on the Magnolia website .

Of course, Magnolia Table is still open and thriving! The hip, modern-vibe restaurant is open Monday – Saturday from 6 AM to 3 PM. They are closed on Sundays, as are all Magnolia properties.

Fun fact: The building is the former home of Elite Cafe, a staple in Waco for many decades. One of its many claims to fame was that while stationed at Fort Hood, a soldier named Elvis Presley dined there. 

What happened to Joanna Gaines bakery?

Nothing happened to it! It’s located on The Silos property. Some people confuse it by searching for Magnolia Bakery, the famous NY one seen in Sex and the City . Joanna’s is called Silos Baking Co. and is well worth the wait!

Do Chip and Joanna still live at Magnolia Farm?

Yes! Chip and Joanna Gaines still live at The Farmhouse in Crawford, TX just outside Waco. 

The couple bought their now-famous farmhouse in August 2012. At the time it was in a state of disrepair. They renovated the place and finally moved in around October 2013. The 1,700 square foot home sits on over 40-acres, where Chip has cattle, horses, goats, chickens, dogs, and who knows what else.

In 2021, Joanna convinced Chip to add on a new family room, as seen in Season 1 of Fixer Upper: Welcome Home . During that same renovation, Joanna decided her kitchen needed a refresh. Her new cabinet color is a deep, gorgeous, glossy green. 

Despite their empire, this remains the couple’s only home. Although, our team has heard rumors that they may be buying a home in Montecito, CA. We’ll let you know!

Where is Magnolia Texas?

Chip and Joanna have no doubt transformed Waco, but they haven’t renamed it Magnolia quite yet. Magnolia, Texas – population 1,400 – is a small town located outside Houston, Texas. It’s 140 miles from Waco, where Chip and Jo’s Magnolia brand is headquartered.

On a day with little traffic, you can easily reach the city in an hour and a half – perfect for a day trip.

Waco also has many other popular attractions including Dr. Pepper Museum, Spice Village shops, Cameron Park Zoo, and Waco Mammoth Monument and is a great place to visit.

This is a scratch and dent store which sells slightly damaged goods from Magnolia Market at a lower price.

The store has an interesting story: this was the first store opened in Waco by Joanna in 2003!

This was where Magnolia truly began and is a must on the Fixer-Upper tour of Waco.

The store is located off Magnolia Silos property and closer to the Magnolia Table restaurant.

Dining at Magnolia Market

Along with shopping for home goods and apparel, Magnolia Market also has plenty of dining options.

Here are our favorites.

Silos Baking Co.

The Silos Baking Co. is actually located just next door to the market and still most people almost never it.

The reason is almost a block-long waiting line that completely obscures the door to the bakery!

The Silos bakery is popular for good reason – the goods here are delicious and those with a sweet tooth rave about this place!

They serve fresh-baked cupcakes, pastries, cookies, scones, and other treats.

Their cinnamon rolls are delicious and best when eaten fresh.

Look for a small sign that says “Silos Baking Co.” near the Front Door of Magnolia and get in line to enjoy your baked goods!

Tip: The lines are the worst especially around late afternoon on the weekend. Skip the line at the bakery and instead get your cupcake at the airstream trailer inside Magnolia Market! (see below)

Food Trucks

There are several different food trucks inside the market.

The Cheddar Box food truck serves up a variety of grilled cheese combinations from the classic grilled cheese sandwich to toppings like guac, pork, and salsa, perfect for satisfying your hunger.

The Little Brisket food truck, run by the Guess Family BBQ, serves up some of the best-smoked meats we’ve ever had – brisket, pulled pork, and more!

The Club Sandwich food truck offers Asian rice bowl combos while 900 Degrees Pizzeria has some of the best pizzas in Waco, Texas.

Silos Baking Co.also has limited faves available here.

You’ll also find other goodies here including snow cones, smoothies, and popcorn.

Don’t forget to get sweet tea from the Alabama Sweet Tea Company!

While the initial mason glass jar of tea is expensive, refills are pretty cheap and very refreshing on a hot summer day.

Magnolia Table

Magnolia Table is the famous restaurant run by the Gaines.

For many visitors to the Silos, dining at Magnolia Table is a must.

The restaurant does not take reservations and is known for the super long wait lines.

But the wait is worth it, especially for Fixer-Upper fans.

Once inside, you will be treated to a lovely atmosphere, charming rustic decor, and delicious food.

Their biscuits are particularly famous as are several other dishes on the menu.

Magnolia table is open from 6 a.m. to 3 p.m. from Monday to Saturday.

The restaurant is not located on the Magnolia Market property but farther away at 2132 S Valley Mills Dr, Waco, TX 76706.

Magnolia Press Coffee Co.

This is the newest venture by the Gaines.

The Magnolia Press coffee shop is located at a far corner behind the Granary building and is closer to Mganolia Home and the back door entrance.

The cute coffee shop is a must for fans.

Next to the Magnolia Market, you will find a large artificial turf dotted with picnic tables, bean bags, string lights, yard games, and food trucks.

Magnolia even has a baseball field!

This is a popular spot for Baylor University students to hang out with their friends.

Hanging out at the Silos on a Friday evening or Saturday morning is one of our favorite things.

You can easily spend hours reading a book, playing ball, and just people watching at Magnolia.

Photo-Ops galore!

The Magnolia Experience is incomplete without the photo ops.

Magnolia has a number of cute Instagrammable spots including the welcome sign, the Magnolia logo, the green truck next to the silos, etc.

If you’re lucky you might even catch a glimpse of Chip and Joanna Gaines.

Visit the Historic Church

Did you know that Magnolia is home to a historic church that is over a hundred years old?

Built in 1894, the church is one of the oldest structures in Waco.

It was abandoned and in a poor condition when it was found by the Gaines.

They purchased, moved and renovated the church and today it is a most visited attraction at the Silos.

Visitors love the steeple, cathedral ceiling, clapboard exterior, and warm wood elements inside.

The church is incredibly beautiful and definitely worth the visit.

Shop at Magnolia Seed + Supply Store

If you love gardening, then the Magnolia Seed + Supply Store will be your favorite part of visiting Magnolia.

Located in a corner besides the gigantic silos, this charming store is full of planters and gardening tools.

Outside the store, you will find a cute garden that is perfect for taking photos.

Enjoy music during Silobration

The Silobration is the best time to visit Magnolia Silos in Waco, Texas.

This free event takes place on the Magnolia grounds in October and is attended by several visitors.

You can listen to live performances by talented music artists from across the country.

You will also find shop set up by several vendors from Waco as well as other parts of Texas.

Visitors can spend an amazing time during Silobration shopping, eating and listening to music.

Spend Christmas at the Silos

Christmas is another favorite time for visiting Magnolia Market in Waco.

During the holiday season, you can enjoy a variety of festivities and events at Magnolia.

Take a picture with Santa Claus, shop for gifts, enjoy the beautiful holiday lights, and listen to Christmas songs at the silos.

The market is open six days a week from 9 a.m. to 6 p.m. and closed on Sundays with lots of events scheduled throughout the year!

The market is free to visit and a great place to spend a couple of hours.

You will find plenty of free parking nearby as well.

Magnolia is almost always crowded but there’s enough space for everyone!

We do recommend coming early around 9 a.m. if you want to skip the crowds.

We were in Austin for a week and wanted a day trip to Waco. This was without a doubt the best way to see Waco. Since there were only two of us we were able to customize what we really wanted to see. Of course, Magnolia Market. The Dr. Pepper museum was fun and interesting. Then Ashley said we would stop at Buccees on the way back. We were intrigued as we had “heard” about Buccees but never thought we would actually see one. It was amazing! Save time for this gem of a stop. Taj Mahal bathrooms, Beaver Nuggets, slushees so big you need two hands to hold them and so much more. Magnolia is great but the real highlight was Ashley and Buccees! Best. Day. Ever

We took a quick weekend getaway for my wife’s 50th Birthday with a few family members to Austin, TX. We had booked several tours around the city, but I must shoutout one of the best guides (If Not the Best) I’ve had on any tour…Jax.

Silos Baking Co. is a bakery located on the Silos grounds that offers a range of delicious treats. From cupcakes to cookies, everything is made from scratch and baked fresh daily. I highly recommend trying the famous “Silobration” cupcake, which is a vanilla cupcake with vanilla buttercream frosting and a fondant flower on top.

Magnolia Seed & Supply

Magnolia Seed & Supply is a garden center located on the Silos grounds that offers a range of gardening tools, plants, and seeds. The store has a rustic feel and is filled with unique items that will inspire any gardening enthusiast. I enjoyed browsing the store and learning about the different plants and tools that are available.

Overall, my tour of the Silos was an unforgettable experience. The unique history of the Silos, the Magnolia Market, Silos Baking Co., and Magnolia Seed & Supply all made for a fantastic day out.

Are you visiting Magnolia Market in Waco, Texas anytime soon? Well, here is how to spend the perfect day at the Magnolia Silos – shopping, eating, and exploring!

Waco, just a short drive from both Austin and Dallas (it’s actually a good midpoint between both cities!) is the perfect place for a day trip or to spend an afternoon.

The Magnolia Silos made famous from the iconic HGTV show “Fixer Upper” is well worth a spot on your Texas bucket list. However, there are some things you need to know before visiting Magnolia Market.

I lived in Dallas for 2 years and I grew up in the Austin area so I’ve taken many fun day trips to Magnolia Market in Waco. So I’m here to share all you need to know before you visit.

Where is Magnolia Market?

Magnolia is located right in the center of Waco, Texas. The city is about two hours from Austin and two hours from Dallas. If you aren’t familiar with Magnolia Market, it was created by Chip and Joanna Gaines, who I’m sure you know if you clicked on this post. They are a husband and wife team that has a famous television series about home design and renovation called Fixer Upper on HGTV.

They built Magnolia Market in 2015 and have expanded considerably since then. Yes, this place is super cute and a fun way to spend the afternoon but honestly, I wouldn’t drive cross-country solely to visit. If you happen to be in Austin , San Antonio, Dallas , Fredericksburg , or passing through Waco for a trip, then I think it’s worth the visit.

Magnolia is composed of places to shop, eat, and hang out! You can even stay in one of their renowned Fixer-Upper homes. I’m going to break down all of the different things Magnolia offers in this guide.

Visiting Magnolia Market

Magnolia home.

Magnolia Home is the central store with all the eclectic things like mugs, Magnolia cookbooks, and home decor. This was a great place to window shop for me considering many things here are on the pricy side. Although I do have one of their mugs and I love it! Magnolia Home is a great place to pick up a gift for someone.

Magnolia Silos

You can’t miss the eye-catching silos. Originally built in the 1950s used for storage, these silos are now the heart of Magnolia. Once you park, head towards the silos.

Surrounding the silos you’ll see grassy areas to hang out, play corn hole, picnic tables, shopping, food trucks, and more. I have eaten at the food trucks each time I’ve visited and they are always delicious! Def recommend checking them out. It’s also the perfect spot to sit outside and enjoy the weather on a nice sunny day.

Shops At The Silos

One of their latest additions is the shops at the silos! These are six little boutique shops with the cutest finds. The shops are most definitely worth taking a browse. I picked up an essential oil from Vie Bien Aimee. Listed below are the shops you will find.

Magnolia Table

Magnolia Table is located a bit down the highway from everything else (you do need a vehicle or Uber). This is Chip and Joanna’s famous restaurant with numerous homemade dishes. I will say, from my experience, it’s hard to eat here. They don’t take reservations on the weekends, it’s walk-in only.

Well, both times I have tried to walk in, their wait time is longer than it’s open. So, if you want to eat here on a weekend, get there right when the doors open, which is 6 AM Monday through Saturday . Ideally, you should come during the week if you want to eat here.

Silos Baking Co.

The BEST cupcakes ever. I’m serious, by far the best cupcakes I’ve had. I picked up two, the lemon lavender and s’mores. They were freaking incredible! My friends tried the strawberry, silo-bration flavor, and red velvet. No one had any complaints! You can’t go wrong with any flavor, the hard part is deciding which cupcakes to purchase.

Right near the silos, you will find the Silos Baking Co. store and food truck. Typically the food truck will be quicker, but when I was there, there was a pretty long line for the actual bakery itself.

Little Shops on Bosque

Magnolia’s Little Shop on Bosque is the original home of Magnolia Market and a great place for unique finds! They offer last chance and slightly damaged items at a discount. It’s located at 3801 Bosque Blvd and the store hours are Monday through Saturday 10 AM to 5 PM.

Magnolia Press

For an afternoon pick-me-up, head to Magnolia Press, a quaint coffee shop located at the silos. This is the perfect place to grab a latte and a sweet treat or a small bite.

Tips For Visiting Magnolia Market

Visit when the weather is nice.

The most recent time my friends and I visited Waco, it was cold. Like really cold. Like 30 degrees (F) and windy as heck. Considering basically everything to enjoy here is outdoors, I suggest going when the weather is nice, warm, and sunny. Yes, it will be more crowded but you’ll enjoy your time outside.

Best Time Of Year To Visit Magnolia Market

Magnolia is a hot spot. That means one thing, crowds. If you are going on a nice sunny weekend afternoon, this place is going to be packed! So be prepared. In my opinion, the best time to visit is on a weekday afternoon in either the fall or spring. It’s going to be extremely hot if you visit in the peak of summer so I would opt for fall or spring.

Are Pets Allowed at Magnolia Market?

Magnolia is dog-friendly and there are plenty of grassy areas for your pups to play.

The Magnolia Market is open Monday through Saturday from 9 AM to 6 PM. Keep in mind that they are closed on Sundays.

Is Visiting Magnolia Market Worth It?

Yes, Magnolia is adorable, but it’s a place you can experience within a few hours. That being said, if you are driving cross-country solely to visit Magnolia I honestly don’t think it’s worth your time.

It is a super unique place to see but you can only do so much eating and shopping. I think it’s a great day trip from Dallas or Austin because it’s a quick one-and-a-half to two-hour drive. If you are road-tripping through Texas , this would also be a great stop!

  • Silobration – Magnolia’s annual homecoming celebration. With daytime music, a roller rink, concerts under the stars, and a curated collection of vendors. Last held October 27-29, 2022.
  • Christmas at the Silos – The Magnolia grounds are decorated for the holidays. 2022 dates TBD.
  • Spring at the Silos -a free event where the streets are closed down surrounding the Silos. Vendors and food trucks from all around the country make for a unique shopping experience.
  • Silo District Marathon – last held April 22-24, 2022. This marathon was born out of a friendship between Chip and Gabe Grunewald, a professional runner and rare cancer fighter.

Magnolia’s Fixer Upper Castle tours return this November

WACO, Texas ( KWTX ) - The story of a century-old castle in Waco continues this fall with Magnolia’s castle tours.

In 2022, Chip and Joanna Gaines completed the renovation of the historic property located at 161 S. 33rd Street.

The project was chronicled on Fixer Upper: The Castle .

“Experience a one-hour, guided walking tour through the design and history inside of one of Chip and Jo’s oldest Fixer Uppers yet, the only Fixer Upper available for touring,” Magnolia wrote in a news release.

Tours resume on November 1, and will be available daily Monday to Saturday.

According to Magnolia, the cost is $50 per ticket, children under the age of 4 get in free, and groups of six or more get a 10 percent discount.

A portion of profits will be donated to The Cove, a local non-profit benefiting the homeless youth of Waco.

Are you a huge Fixer Upper fan?  Do you love Chip and Joanna Gaines and know every home they’ve ever updated?  If so, I have a really fun self-guided tour to share with you today!  A good friend of mine, who grew up in Waco, Texas, wrote a Magnolia Market Fixer Upper Waco tour for me and last week my daughter and I ventured out to try it.  We had such a great time, saw piles of Fixer Upper highlights, and loved the day more than I imagined we would!  And now I’m going to share the tour with you!

The Best Fixer Upper Tour of Waco, Texas

If you’re planning a trip to Waco to visit Magnolia Market, follow this fun tour to see Magnolia Market, some Fixer Upper homes, and a pile of other fun shops and spots that shouldn’t be missed in the Waco area!

Magnolia House

Our tour starts just outside Waco, in McGregor, Texas, home of Magnolia House { 323 South Madison Avenue, McGregor, Texas }, the 1800’s home remodeled by Joanna Gaines that now serves as a vacation rental property.  

While you can’t tour the property, it’s fun to take a little peek from outside the gate.  And if you’re planning a stay in Waco, you may want to book the home to get the full Magnolia experience!  But be prepared … I’ve heard you have to secure reservations  way in advance.

Pop around the corner next for a quick treat at Cuppiecakes { 313 South Main Street, McGregor, Texas }.  

Antique and Junk Shopping in Waco

After you’ve grabbed a cup of coffee and a cupcake, continue to Cedar Chest { 31707 West Highway 84, McGregor, Texas } and Cedar Chest Too { 31631 West Highway 84, McGregor, Texas } for fabulous vintage shopping.  

We had so much fun checking out the antiques and vintage treasures and were completely impressed with the prices and the abundance of novel things we saw!

When you’ve finished shopping, head back to Waco for the remainder of the tour.  

Fixer Upper House from the Pilot Episode

The next stop is at the corner of Castle Avenue and Chateau Avenue in Waco, the site of the home that was remodeled in the pilot episode of Fixer Upper.  This is where it all started!  It’s fun to take a peek at the home and the Fixer Upper style is very evident from the roof tiles to the colors to the curb appeal.

The Little Shop on Bosque, the Original Magnolia Store

From there, take another step back in time and stop by the original Magnolia store { 3801 Bosque, Waco, Texas }.  

You’ll enjoy seeing how small the shop used to be … especially once you see how big it is now!  I popped in there years ago during a junking trip and it was nothing like the current location!  And how about that sign?  I’m smitten.

The old shop was closed for a while but has now reopened as The Little Shop on Bosque and sells slightly damaged and last chance items.

Fixer Upper Homes in Waco

Next, if you want to see houses that Chip and Joanna have renovated, take a quick peek at two more homes that were remodeled on Fixer Upper.  The first is the two story home at the corner of 20th Street and Gorman Avenue and the next one is on the corner of 28th Street and Gorman.  

The second one, called the Beanstalk Bungalow on Fixer Upper, once belonged to my friend’s grandmother and was the childhood home of Berry Brazelton, the pediatrician.  My friend, Jenny, has so many memories of this home and her whole family loved watching it get remodeled on the show!  Wouldn’t that be fun?  The home is gorgeous, from the window boxes to the door to the gorgeous colors chosen for the exterior!

Harp Design Co

Next on the Fixer Upper tour, you’ll head to Harp Design Co { 808 North 15th Street, Waco, Texas }, a highlight of the tour!  Founded by Clint Harp, the shop is full of treasures, many made from reclaimed wood and many extremely affordable.

Head south to Austin Avenue next and check out some fun shops along that street, including Salvage Sisters, Honey’s Home and Style, and Junque Queen.  Be sure to check out the hours before you go because not all stores are open every day.

And while you’re there, pop in to Hey Sugar { 808 Austin Avenue, Waco, Texas}  for a quick sugar fix to get you through the rest of the Fixer Upper tour!

And then it’s on to Magnolia Market { 601 Webster Avenue, Waco, Texas }!  Be warned: if you go on a weekend, it will be extremely crowded!  To avoid huge crowds, early to mid-week is a great bet.  

Park where you can { signs are clear but if you’re really lucky you’ll get a parking spot in the lot right behind Magnolia Market }, take a trolley if needed or walk a few blocks, and head to the silos.  You can’t miss them!

We loved the savory crepes at Co-Town Crepes and found a cool spot at the outdoor farmhouse tables under a shelter with misters { a blessing during the Texas summers }.

End the day with a coffee from Common Grounds { 1123 South 8th Street, Waco, Texas }, a delicious shake from Health Camp { 2601 Circle Road, Waco, Texas }, or stop at Collin Street Bakery for their famous deluxe fruitcake then head back to the hotel for a little siesta or hit the highways to return home.

What are the hours of the stores and restaurants shared above?

Because store hours change and sometimes have holiday closures, it’s best to check on the websites and facebook pages for each location before you arrive.

Can you share the locations and addresses of the Fixer Upper homes?

Because these are real homes lived in by real people, I’d rather not share the full addresses.  However, I have shared the general locations along with a photo of the houses and that should make it easy to find them.

How do I get to Waco?

Waco is about two hours south of Dallas/Fort Worth so flying in to the DFW Airport and renting a car to drive to Waco is an easy jaunt.  Waco does have a regional airport so you can also price out tickets to fly directly in { I imagine they’re a whole lot more expensive. } 

Waco is fairly central to Dallas, Houston, Austin, and San Antonio so if you’re planning a road trip through Texas, starting or ending at any of those cities would make sense.  If you plan to be in Austin, be sure to check out my favorite things to do there .  You can also find things to do in Dallas by checking out the Dallas section on my website.

Where should I stay in Waco?

There are a number of chain hotels in the area as well as numerous bed and breakfast type facilities or vacation rental homes.  

What is the weather like in Texas?

Texas is hot { like, really hot } in the summer, possibly cool/cold in the winter, and decent to amazing during the spring and fall months.  The weather changes quickly and frequently so check a weather app to see what it will be like during your trip.

If you’re planning a trip during the summer months, bring a hat, sunglasses, and a water bottle.

We spent a couple of weeks in Waco visiting my mother-in-law and really loved it. Such a neat vibe! If you’ve got a few hours at the silos, that’ll be great. You’ll want to check out the bakery, shop in the silos, and then plan to have lunch outside with the food trucks. If you have a day and a half in Waco, you’ll have more than enough time! Have fun!

Thank you for such helpful recommendations! We did this tour (or most of it) on January 6-7, 2017 for a moms and daughters weekend. A few things we learned:

1) The Findery is just down the street from the silos and has very similar items, yet more variety and clothing too. This was my favorite shop. 2) Parking is available in the church lot next to the silos for $10. 3) The bakery at the silos is now open – it’s little but so cute. Beautiful cupcakes, cookies and coffee (though no espresso drinks). 4) The people in Waco are incredibly warm and welcoming. We are grateful for your hospitality!

Thanks for the ideas. My wife and I live in Waco about 3 blocks from the Mid-Century Modern reno. Fixer-Upper has certainly been a phenomenon around here.

My wife’s aunt will be flying here all the way from Phoenix in a couple of weeks just to go to the Silos and see Fixer-Upper houses. I’ll be the chauffeur. I’ll be using your tour suggestions to drive her around. I refuse to pay the $79 the new Waco Tours bus is charging. It reminds me of a T-shirt I saw the other day that said about the Silos “Been there, done that, couldn’t afford the T-shirt”.

Loved your blog tour info. If you add to it, I think visitors would also love visiting Jimmy Don Holmes’ JDH Designs down Hwy 317 just north if Crawford. He is usually there and has his metal signs for sale as seen on Fixer Upper. Also if visiting Cedar Chest on Saturdays, the outside Market there has a bunch of vendors circling the parking lot. At the far end is Treasure Trackers and Sanford and Hon. Thanks for all your great info. Going to pass it on.

Randi, what a wonderful favor you have done for those of us who are planning a trip to Waco in the near future. I am flying into Austin from Stockton, CA in October to visit my sister and we have planned a trip to Waco while I am there. We are both huge fans of Joanna and Chip and Fixer Upper. I went to Google to see if there was any information on tours of the renovated homes they have featured on their program and I was thrilled to find your tour listed. We will use it as a start and build on it from there on our own. Thank you for the great information. I can hardly wait! As a recent widow who would be celebrating my 61st wedding anniversary in October, I decided a trip to visit my sister and taking her and her husband to Waco to see the Magnolia phenomenon was the best way I could possibly share that time, which otherwise would be sad for me. A wonderful well researched and fun tour! Just returned from my trip. It was so much fun despite the record heat! Boy, McGreggor TX is cute as pie! This little gem is perfect for some fixer upping in the quaint downtown. By the way, the ladies at Cuppicakes are very grateful for the shout out and inclusion in this blog post!! Do Chip and Joanna Gaines Still Own the 'Fixer Upper' Castle?

Of course, any fan would be lucky to own a property redesigned by the farmhouse king and queen, but a 6,000 square castle, complete with a tower and conservatory, is no small undertaking for an ordinary homeowner. Owning and renovating the castle was a dream 20 years in the making for Chip Gaines , so he's not likely to let it go to just anyone.

However in June 2023, they decided it was time to put their labor of love up for auction.

"In 2019 — after 20 years of dreaming about the chance to renovate this castle — Chip Gaines and Joanna Gaines finally did," a statement on Concierge Auctions' Facebook page read. "They aired the whole process on Magnolia Network last summer, then opened it up for guests to tour. Now, they’re ready for someone new to write the next chapter in this historic home’s story."

The listing process was unconventional, but it was difficult to estimate the exact value of the property, hence they would have to let a pool of bidders decide. "The castle is historic and it also has been redesigned and renovated, and so the value of the property is very difficult to define. It’s going to be worth what the highest bidder is willing to bid," Laura Brady of Concierge Auctions said in a statement. The castle did receive an offer, but Chip, Joanna, and the potential buyer eventually decided not to go through with the sale.

The Gaineses Decided Not to Sell

In July 2023, Chip and Joanna announced that they planned to keep the castle for at least 6 more months. "Magnolia is pleased to share that the Historic Waco Castle is staying in the Magnolia family,” a statement from Magnolia read. “A prospective buyer and Magnolia mutually agreed not to close, and the unique property will not be sold at this time. This decision is made with much enthusiasm and anticipation as the beloved Castle’s story continues with Magnolia.” As of today, nearly a year later, Chip and Joanna Gaines still own the castle.

While the Gaines family owns the property, it remains vacant, so they offer guided tours to fans. Fans can buy tickets to tour the castle, complete with all the design elements and furnishing featured in the show. Tickets to the small group tours of Cottonland Castle cost $50 per person, and must be purchased in advance, with 20 percent of net profits benefitting local nonprofits in Waco. Fans can also purchase select furnishing and decor seen in the castle from the Castle Tour section of Magnolia.com. Eventually, the Gaineses still plan to sell the castle to someone who wants to live in it, but for now it's still in the Magnolia family.

Despite 35% Discount, the Gorman House From ‘Fixer Upper’ Season 1 Still Hasn’t Sold

A Waco, TX , home that’s a piece of “ Fixer Upper ” history seeks a buyer.

Know as the Gorman House, this five-bedroom residence was featured on Season 1 of the hit HGTV show. It’s also a historical gem with a convenient location and proven income potential . But after going up for sale in 2021 , again in 2022, and in 2023 , a solid offer still hasn’t materialized.

The house bounced back onto the market in early February with a substantial price cut (from $1.2 million to $775,000), but after two months, there’s been no movement.

It looks like a dreamy home, finessed by the expert hands of Chip and Joanna Gaines , so why hasn’t it sold?

Great opportunity for investors

Built in 1930, the 3,284-square-foot home boasts a big front yard, sizable backyard, and abundant Magnolia charm.

The property comes with a detached, two-bedroom additional dwelling unit (ADU) and was featured on the second episode of “Fixer Upper” way back in 2014.

It’s a dream for an investor and has been a solid revenue source for the current owners, Baylor soccer coach Chuck Codd and retired soccer pro Charmaine Hooper, who worked with Chip and Jo to transform the home a decade ago.

Hooper spoke with us about the property and revealed that after filming the show, her family didn’t end up moving into the home. It was too much trouble to transfer her daughter to a new school district. Even so, the family kept the property as a short-term rental.

Now, Hooper says that while the house has served her family well, they need a break from their rental business.

“It’s a house I’m very connected to; but in the end, we’ve got some other short-term rental properties, so we’re a little bit overwhelmed at this point,” she explains. “Our daughter in now in college, and we spend a lot of time traveling to go watch her play soccer. We love the property, but we figured something has to go.”

'Fixer Upper' Season 1 Favorite Gorman House

Size is a major perk

Listing agent Tracy Childress , with AG Real Estate & Associates, says one of the property’s best features is its size.

With a roomy main house and the accompanying ADU, the property would allow a buyer to live in one structure and rent out the other, Childress notes.

The ADU could also serve as a perfect in-law suite. But Childress admits a bigger house inevitably comes with a bigger price tag. She also acknowledges that mortgage rates are double what they were a few years ago, and home affordability is on the wane.

Childress knows the home is pricey but points to its sizable income potential. Between Baylor visitors (the home is near the university) and Magnolia-loving tourists, the residence has raked in an impressive $100,000 every year (except 2020) since Hooper and Codd began renting it out.

List price affects time on the market

Another realtor in the Waco area, Amber Brown with White Label Realty , says there’s nothing wrong with the property. She reports that the home is “beautiful, fully renovated, with all the bells and whistles.” However, she believes the listing hasn’t sold, because the original price was simply too high.

Brown notes that each time the house hit the market over the past few years, it was listed at $1.2 million or $1.1 million. It was outside the norm, considering the median list price in Waco currently sits at $280,000 .

Of course, this home is larger than the median, which might carry a premium. And its fun HGTV history could excite some buyers.

But Brown says, in her experience, buyers aren’t always willing to pay more for a house that was featured on HGTV.

“I’ve seen sellers place an inconsiderate amount of value on a property just because it was a ‘Fixer Upper’ project,” she notes. “But that doesn’t always translate to the buyer.”

That said, Brown believes the recent price cut was a smart move.

Is the price cut enough to attract a buyer?

So far, the price cut hasn’t sold the home, but Childress isn’t worried.

“The average days on market for properties between $700,000 and $800,000 is currently 131 days,” she says. “We expect a house at this price point will take time.”

Childress is also less focused on finding just any buyer for this house and is more concerned with finding the right buyer.

A dwelling of this size might not be the perfect house for everyone, but for a multigenerational family looking for a place with plenty of space—or a savvy buyer looking for an investment property—it might a perfect fit.

But no matter who ends up with the home, Childress hopes they’ll love it.

“It’s a beautiful property, and you certainly don’t want to turn it over to anybody who’s not going to take care of it,” she says. “Of course, you can’t always choose who’s gonna buy a house. But you certainly hope they have a heart and a desire to take care of this home [and] carry on its legacy.”
