A new strategy launched in 2022 aims to reduce the country's dependence on safari and beach tourism and calls for the development of health and medical tourism, community-based tourism, underutilised parks initiatives, business and conference tourism, heritage tourism, a premium parks initiative and the development of coastal beach management and resort cities.

The sedate suburb of Muthaiga is known as the Beverly Hills of Kenya’s capital city of Nairobi.

The lushly landscaped residential resort-style neighborhood gets its moniker from the African greenheart tree, which, according to ancient lore, is said to be a cure-all for every ailment from stomach aches to malaria.

Nairobi’s most prestigious neighborhood, it’s the prime place those with wealth and social standing want to own property.

It prides itself on privacy, allowing residents to enjoy the good life to the hilt while remaining off the radar.

Muthaiga is about 2.5 miles northeast of Nairobi City Center. On the north, it is largely surrounded by the Karura, the city’s largest urban forest. Limuru Road and the Mathare River are on the southern side, and the Thika Super Highway and Kiambu Road are on the east. Six Parklands Avenue forms the western border.

Price Range

In addition to the size of the land, housing prices are determined by a home’s size, age, finishes and amenities, according to Anthony Havelock, head of agency at Knight Frank Kenya.

“House-sale values in Muthaiga, by virtue of being owned by eminent personalities, are largely personal and confidential in nature,” he added. “This makes it difficult for the market to have reliable collective data on the number of transactions and prices achieved.”

He noted that, based on the available data on land sales, prices range from around KES160 million to KES200 million per acre (US$1.54 million to US$1.93 million), depending on the location in Muthaiga as well as the shape and gradient of the plot.

“That said, property prices in Muthaiga are amongst some of the highest in Nairobi,” he added.

Nili Dodhia and Sansi Dietz, real estate brokers for Pam Golding Properties Kenya, said single-family houses on a half acre of property can command prices from KES120 million for an older residence to KES250 million for a newly constructed home. They added that the per-acre land value generally ranges from KES160 million to KES280 million.

The highest prices, they noted, are in the main square, whose boundaries are Tchui Road, Naivasha Avenue, Mutundu Road and Serengeti Avenue.

Housing Stock

The neighborhood is comprised of single-family homes whose styles range from traditional European estates to ultra-modern residences complete with home-automation systems.

Set amid lush landscapes, generally the homes include a swimming pool, a guest house and a large garden.

“The architectural theme is largely Victorian colonial built during the colonial period of the 1920s,” Mr. Havelock said, adding that the style takes its design cues from the historic ambassadorial residences that are in the city.

“Some houses are over 100 years old, and some are brand new,” Ms. Dodhia said. “Originally, the properties were all on very large tracts of land, and over the years the land has been subdivided to as low as half-acre plots.”

Mr. Havelock noted that the half-acre lots, which have cropped up in the last few years, are in select gated estates. “These are the subject of strong demand and attract premium rents as well as sales,” he said, adding that there are not many of them.

He also said that there are a few multi-dwelling residential compounds, such as Muthaiga Gardens flats and Clanson Court.

He said that unlike other suburbs in Nairobi, Muthaiga has retained its character and charm because of strict architectural guidelines rigorously enforced by the Muthaiga Residents Association.

What Makes It Unique

“Muthaiga has always been the most prestigious area to live in in Kenya,” Ms. Dietz said.

Ms. Dodhia added that “many of the properties front the forest.”

She noted that the combination of luxury living, along with the neighborhood’s easy access to the main superhighway and proximity to the embassies of the diplomatic community are so attractive that it “creates a buzz with any buyer who is able to afford a home in the area.”

Mr. Havelock added that Muthaiga offers the best of everything in a compact area.

“The residential suburb is removed from much of the chaos of the city but is close to a number of high-end shopping malls, embassies, country clubs, hotels, gourmet restaurants and international schools,” he said. “Uniquely, it also has a beautiful 2,570-acre forest and an 18-hole championship golf course right at its doorstep.”

And, he said, it’s close to business hubs, notably the Central Business District, Westlands and Gigiri, where the United Nations’ Nairobi office is located.

Luxury Amenities

Muthaiga and its immediate surrounding area offer residents a variety of culinary, retail and cultural experiences.

There are several shopping malls. Ms. Dodhia said that the Onn The Way Supermarket, which is in the Muthaiga Shopping Centre, “is open from 7 a.m. to 10 p.m. every day, and it has everything you need at your convenience.”

Oil Libya Plaza’s shops and eateries include the Chandarana Foodplus Supermarket and Spiegel Interiors, a home-furnishings shop.

The newly opened Village Market Mall, two miles from Muthaiga, features gourmet food and offers delicacies from around the world.

“It includes an oyster bar and a Champagne bar and a chocolate bar,” Mr. Havelock said. “Should you choose to eat out, you are spoilt for choice.”

Muthaiga has several top-notch restaurants, including La Dolce Vita, which was founded by a Tuscan chef in 2001.

“It’s one of the best Italian restaurants in the city,” Ms. Dietz said.

Mr. Havelock noted that its intimate setting complements its rustic Italian cuisine.

The River Café, in the heart of the Karura Forest, offers al fresco, all-day continental dining. Its lunch menu features burgers, pasta and steaks. It’s a stop-off spot for people biking, bird watching or taking guided colobus monkey tours in the Karura.

For nightlife, residents head to Westlands, which is about three miles from Muthaiga. “The area features an eclectic mix of music and caters to all tastes,” Mr. Havelock said. “From trendy open-air clubs/bars like J’s Fresh Bar & Kitchen and Alchemist to high-end popular bars such as Mercury Lounge and Brew Bistro Fortis—all are open late.”

Perhaps the most luxurious amenity of the neighborhood is the exclusive Muthaiga Country Club, an entity established in 1913 that in addition to a 20,000-volume library boasts a gym, en-suite bedrooms, a fitness center, a swimming pool and a cocktail bar.

Its Pinks Restaurant, which serves fancy English fare, has walls the color of its name and an open-plan kitchen that allows guests to watch chefs prepare their culinary concoctions.

The Muthaiga Golf Club, which its elite members refer to as the “Home of Golf,” is an 18-hole championship course that winds through the Karura Forest. Founded in the 1920s, it was redesigned in 2004 by Peter Matkovich of South Africa and, according to its website, is considered “one of the most prestigious and challenging courses in the region.”

The Nairobi National Museum, which is close to Nairobi’s Central Business District about 2.4 miles from Muthaiga, is the flagship of the national museum system.

“It houses some of the oldest and rarest fossils on earth,” Mr. Havelock said. “It makes a fascinating and educational day out for the entire family.”

The Kenya National Theatre, a stage for local and international performances, is three miles away, and The Kenya Conservatoire of Music, a noted teaching and performance venue, is a 20-minute drive away.

The Nairobi National Park is a 30- to 45-minute drive away. Established in 1946, it was Kenya’s first.

Another attraction are the Mau Mau Caves in the Karura Forest that borders Muthaiga.

Although there are no schools in Muthaiga, there are several close by. The International School of Kenya (ISK), for students in pre-kindergarten through 12 grade, is 3.3 miles away in Kitisuru. Established in 1976 on a former coffee plantation, it has 950 students.

Rosslyn Academy, which is about two miles from Muthaiga, is a private Christian co-educational international day school for students in preschool through 12 grade. It has about 670 students.

Peponi House Prep School, which is for students in grades two through four, and Peponi Senior School, which enrolls students through high school, are private schools that follow the British National Curriculum. The campuses are in Lower Kabete and Thika Road, about six miles from Muthaiga.

Founded in 1969, the German School Nairobi is a German international school for students in primary school through high school. Its 180 students come from 30 countries. It is about two miles from Muthaiga.

Brookhouse, which is about six miles from Muthaiga, is a co-ed independent day and boarding school for students in primary school through high school. SABIS International School, which is part of the global educational network of the same name, enrolls students up to grade eight. It is about five miles from Muthaiga.

The neighborhood also is home to Gertrude’s Children’s Hospital, which with 100 beds is one of the largest local medical centers in the area for youngsters. In addition to the local police, the neighborhood is protected by a variety of private security forces hired by its high-profile residents.

Who Lives There

High-net-worth individuals, business owners and ambassadors from the international community make their homes in Muthaiga.

“Most residents are between the ages of 40 to 70 and most own their own businesses,” Ms. Dietz said. “It’s definitely a location for families because of its serene surroundings and good quality of life.”

Mr. Havelock said “it’s home to wealthy prominent and distinguished senior Kenyans; various expatriates, such as heads of multinational corporations, also have residences in the area.”

He noted that the embassies of Belgium, Ukraine, Austria and Saudi Arabia are within its borders, as is the High Commission of Ghana.

Notable Residents

Mwai Kibaki, who was president of Kenya from December 2002 to April 2013, lives in Muthaiga, as do billionaire industrialist Manu Chandaria and Mama Ngina Kenyatta, the widow of Kenya’s first president, Jomo Kenyatta, who served from 1964 until his death in 1978, according to published reports .

The real estate market in Kenya, which Mr. Havelock called “substantially slower” and “somewhat depressed” has created an across-the-board national scenario “with values under pressure and limited transactions.”

He attributes this state to a variety of factors, including a cap on interest rates, reduced liquidity, less demand and an oversupply of properties.

“This trend has also seen an increased number of distressed-sales properties coming onto the market for sale by public auction,” he said. “And various multinationals are continuing to downsize, and fewer expatriates are relocating to Kenya.”

He noted that in general, prime residential sales prices decreased 1.8% in the first half of 2019 compared to an increase of 0.4% in the first half of 2018. He said that prime residential rents also declined over the same period—by 1.68% compared to 0.33%.

“We expect this trend to continue for the medium term—two to three years—as we head into the general elections in 2022 and if the capping of the interest rates is not repealed,” he said. “Purchasers, aware of the market dynamics, have become more discerning in their price expectations; eventually they offer what they consider to be the property’s worth in the current market. This emerging trend has, to a large extent, begun to correct price levels in the property market as a whole.”

Ms. Dodhia believes things are picking up.

“Muthaiga is a highly sought-after, top-end area that holds its prices very well,” she said. “We have seen some properties experience price adjustments downward in the region of 20% over the last five years in Muthaiga. Last year, the market did soften while prices were adjusting and sellers were getting their heads around the new prices. Now, with the price adjustments, buyers have been more active in the market, and we are seeing a lot more movement.”

This has not been the case, she added, in Kenya in general. “Prices in some areas of the country have not changed very much. However, there are some areas where prices have been reduced,” she said. “The infrastructure is changing, and this is having an impact on the housing market. The new roads that have been introduced are resulting in positives for some residents while some have sold.”

Ms. Dietz added that “there is always an opportunity for buyers and sellers in any market. The Kenyan market continues to grow, and there is always room for more development and growth.”
