Les tours Duo à Paris, dans le 13e, futur siège de Natixis

Tout était prêt, manquait « juste » le locataire pour commencer les travaux. Le deal a été signé vendredi dernier : la banque Natixis (groupe BPCE) s'installera d'ici à quatre ans dans les 90.000 mètres carrés de bureaux du projet « Duo », dessiné par Jean Nouvel pour le propriétaire de ces lieux encore virtuels, la foncière Ivanhoe Cambridge, filiale immobilière de la Caisse des dépôts du Quebec. Implantées au bord du périphérique, au bout de l'avenue de France dans le 13e arrondissement, les deux tours, de 122 et 180 mètres, tout en angles, que l'architecte a voulu comme désaxées et en équilibre instable, vont nettement modifier le paysage du quartier d'affaires, en transformation depuis vingt ans. Vinci devrait démarrer les travaux d'infrastructure dès cette semaine. Outre les espaces de bureaux modernes, généreusement éclairés, arborés même en hauteur, les tours abriteront un hôtel, un « sky bar » découvrant des vues inédites sur Paris et sa banlieue. Au rez-de-chaussée, des commerces et une sortie de métro de la ligne 10 devraient garantir une certaine porosité avec la rue et la ville.

L'investissement - qu'Ivanhoe Cambridge ne souhaite pas communiquer, pas plus que le loyer payé par Natixis - dépasse les 500 millions d'euros et vient conforter la bonne santé du marché immobilier francilien, qui a consommé près de 20 milliards d'euros en 2016. Il confirme aussi le besoin des entreprises de regrouper leurs troupes dans des espaces plus fonctionnels. La banque, qui emploie 16.000 personnes dont plus de 10.000 en France, est aujourd'hui installée dans une myriade d'immeubles avenue Pierre-Mendès-France, non loin de son futur siège, et autour de la gare de Lyon. Bill Tresham, le patron monde d'Ivanhoe Cambridge, venu à Paris pour la signature, mesure l'aubaine : « Un tel contrat, quatre ans à l'avance, c'est historique ! Les tours étaient sur le marché depuis 2013. » Il s'était engagé auprès de la Ville à ne pas commencer les travaux avant d'avoir préloué la moitié des surfaces. Ce chantier souligne aussi une moindre aversion des Parisiens pour la hauteur. Le débat est encore vif depuis la fin de la construction du quartier de Beaugrenelle dans les années 1980. Pourtant, aucun recours contre le permis des tours Duo. A l'autre bout de la ville, le Palais de justice, qui culmine à 160 mètres, sera bientôt achevé et la tour Triangle, porte de Versailles, attend ses autorisations définitives pour grimper jusqu'à 180. D'autres sont en projet : deux tours à côté de Duo, six de l'autre côté de la Seine sur la zone Bercy Charenton. Autant de portes monumentales qui marquent clairement, au sein du Grand Paris, le territoire et les limites de la capitale.

Tours Duo, une prouesse architecturale aux contraintes structurelles exceptionnelles

Dans le 13ème arrondissement de Paris, les tours Duo, conçues par les Ateliers Jean Nouvel et ancrées sur une infrastructure commune, culmineront à 180 m de haut et 39 étages pour la première, et à 125 m et 28 étages pour la seconde. Pour cette réalisation, plus de 40 000 m3 de bétons ont déjà été livrés par Cemex.   Inclinées à 5°, soit davantage que la célèbre tour pisane, les deux « soeurs » bâties sur une étroite parcelle située entre les boulevards extérieurs, le périphérique et en bordure des voies ferrées de la gare d’Austerlitz, abriteront prochainement des bureaux de Natixis / Groupe BPCE ainsi que d’autres activités. Duo 1 accueillera 69 000 m2 de bureaux, un auditorium, un restaurant d’entreprise et des commerces, tandis que Duo 2 comptera 19 000 m2 de bureaux, un restaurant d’entreprise, des commerces, mais également un hôtel de 139 chambres, un restaurant et un bar panoramiques. Les tours reposent sur une infrastructure de 9 niveaux de sous-sol (parking, archives et locaux techniques) d’une surface totale de 140 000 m2. Duo 1, la tour la plus haute, dévie à partir du 29ème étage et différents retraits au niveau de Duo 2 contribuent à ce que les deux bâtiments, dans leur ensemble, forment un « V ».    Des bétons spécifiques ultra-locaux    Entre 2017 et 2020, depuis ses unités de production de Paris-Tolbiac et d’Ivry-sur-Seine situées à proximité du chantier, pour Duo 2, Cemex aura fourni à Bateg, filiale de Vinci Construction France près de 40 000 m3 bétons prêts à l’emploi : 10 000 m3 de bétons de fondations pour les parois moulées, plus de 29 500 m3 de bétons génie civil et architectoniques pour les élévations, ainsi que des bétons hautes performances destinés au coulage d’une mégapoutre comprenant un système de refroidissement intégré et soutenant l’ensemble des tours, ces derniers ayant été conçus et livrés par l’unité de production de Paris Port-Victor. L’ensemble des bétons ont été conçus avec des formulations allégeant le bilan carbone du bâtiment, notamment pour les fondations. En 2021, 150 m3 de bétons horizontaux décoratifs noirs ont été livrés pour la réalisation des terrasses des deux tours tandis que les livraisons de chape anhydrite à séchage accéléré se poursuivent pour près de 2 000 m² de planchers chauffants en rez-de-chaussée et en étages. La plupart de ces bétons ont été pompés. TOO Hôtel, le rooftop avec restaurant panoramique et Skybar

Un hôtel dans le ciel ? Voilà ce que nous propose  Laurent Taïeb à qui l'on doit déjà le Kong  et l' Hôtel Madame Rêve . TOO Hôtel, c'est le nom de ce nouveau spot unique à plus de  100 mètres de hauteur dans le 13e arrondissement de Paris, qui se niche en rooftop de l'une des Tours Duo construites par Ivanhoé Cambridge et dessinées par Jean Nouvel,  entre le 17e et 27e étage .

Jean Nouvel’s twin angled Tours Duo skyscrapers open in Paris adding a bold, unsettling silhouette to the skyline visible from the River Seine, the Périphérique and other landmarks

“Eastern Paris is slowly coming into focus, building up and taking form, completing and modifying an unfinished context,” states Jean Nouvel.

“This project is about building its summit, its culminating point for the beginning of the century. It is also about creating a character, a singularity that is in relation with the reality of the site, that reveals its particular beauty, that relies on it to invent and strengthen the attractiveness of the place.”

Jean Nouvel and his design team at Ateliers Jean Nouvel have completed the Tours Duo–two leaning skyscrapers designed as an immediate landmark in eastern Paris for developers SEMAPA, Hines, Ivanhoé Cambridge, and Natixis Assurances.

The project features a pair of colossal towers containing 97,000 square meters of office space and a 139-room hotel with interiors designed by French designer Philippe Starck.

Built alongside the Périphérique ring road and a large railway siding, the pair of skyscrapers both bend away from a central plaza.

A true continuum between the cities of Paris and Ivry, they create a new urban landmark for one of the major districts of Greater Paris. 

The towers rise above the Paris ring road at the entrance to the Bruneseau neighborhood in the 13th arrondissement, close to leading universities, the Bibliothèque Nationale de France, and the Station F start-up campus. 

At 180 meters high, Tour Duo 1 is the second tallest skyscraper in Paris after the Tour Montparnasse. 

The 39-story building contains offices on its upper levels with an auditorium and shops on its ground floor.

The 29-story neighboring tower contains office space along with a hotel on its upper floors. It is topped with a restaurant and bar that has a terrace with views across Paris.

According to Nouvel, this project is about building a summit, a culminating point for the beginning of the century in the City of Paris.

It is also about creating a character, a singularity that is in relation with the reality of the site, that reveals its particular beauty, that relies on it to invent and strengthen the attractiveness of the place.

Three parameters were taken into account by Nouvel to orient the project: 

The perspective of the Avenue de France; the location adjacent to the river of rails that lead into the heart of the city; the location adjacent to the Paris ring boulevard, from which the project can be seen as an identifying landmark.

The site does not have landmark status in the perspective of the Avenue de France. 

It is not visible from the sidewalk of the Bibliothèque Nationale de France. 

A slight inclination easily made the towers come into view while enabling the architectss to play a game with the reflections of the railway landscape in the south façade, which would be very visible from the ring boulevard and the boulevard du Général Jean-Simon. 

Placing the tower nearer the ring boulevard increased its presence in the perspective of the Avenue de France. 

It became most expressive when placed directly adjacent to the ring boulevard, its inclination giving a very visible dynamic seen from the boulevard. 

The consequence of positioning the first tower in this way is that the second tower is then situated along the boulevard du Général Jean-Simon. 

In this position it became more urban, more human. It can have shops at ground level, accessible terraces, and operable windows shielded from the sound and dust pollution of the ring boulevard.

The essential principle of the urban program—the transverse fracture and the creation of a central plaza between the two buildings that preserves views toward the Berliet industrial building—is respected and accentuated by the inclined buildings which cooperate to form an open “V” of sunlight.

These are urban buildings; at ground level, the public balcony overlooking the railway faces Ivry; along its edge is a large brasserie with a terrace. 

The terrace gives access to the hotel and the office tower and accommodates shops in the form of kiosks that rhythm the large space at the intersection of the avenue de France and the boulevard du Général Jean-Simon.

These two buildings aim at increasing the pleasure of being in this place. 

They seek out views and accommodate vegetation on their terraces. 

The hotel offers a panoramic restaurant and a large roof-covered terrace facing the Seine and historic Paris. 

The summit of the office tower features a panoramic meeting space as part of the development program. 

The tall buildings of past decades are headless; their roof terraces are not accessible. ” By contrast, Nouvel proposed a summit and even two summits. 

A summit has a head and an identifiable profile. 

That is why the heads of these two actors are expressive and alive, and why they speak to one another and also to their friendly neighbors.

Paris 13e : la banque BPCE s’installe dans les tours Duo en mode flex office

Le groupe bancaire BPCE a inauguré mercredi les deux tours Duo de l’architecte Jean Nouvel dans le 13ème arrondissement. Ces nouveaux bureaux, qui vont regrouper progressivement les effectifs des différentes filiales, ont été pensés flex office et télétravail, avec une capacité d’accueil en simultané de seulement deux-tiers des effectifs.

Plusieurs étages de chacune des “tours Duo” est et ouest, respectivement 180 et 122 mètres de hauteur, sont dès à présent occupés par des collaborateurs de la banque, qui rassemble les réseaux Banque Populaire, Caisse d’Épargne et la division “global financial services”, qui a absorbé les activités de l’ex-filiale Natixis. La tour ouest abrite également un hôtel-restaurant.

6 000 postes de travail pour 9 000 salariés

Les quelque 90 000 mètres carrés de bureaux pourront accueillir à terme 9 000 salariés, détaille le président du directoire Laurent Mignon, à l’occasion d’une visite presse. Mais pas en même temps. Les tours ne disposeront en effet que de 6 000 postes de travail, tous en “flex office” (quand aucun poste de travail n’est attitré à un salarié en particulier, ndlr) à l’exception des salles de marchés et de postes adaptés aux salariés en situation de handicap.

L’arrivée dans ce nouvel espace permet au groupe mutualiste, implanté historiquement dans le 13e arrondissement parisien près des gares d’Austerlitz et de Lyon, mais aussi à Charenton-le-Pont, de passer de 28 à 10 le nombre de ses immeubles en Île-de-France.

L’ensemble des services concernés déménageront progressivement d’ici le début d’année 2023.

Un chèque de 600 millions d’euros

Les deux tours, dont la facture s’élève à environ 600 millions d’euros, sont détenues par BPCE Assurances et la filiale immobilière de la Caisse de dépôt et placement du Québec (CDPQ) Ivanhoé Cambridge. Les travaux commencés en mars 2017 ont été réalisés par Vinci.

Les tours dans le collimateur

Cet ensemble autorisé en 2015 s’inscrit dans une série de tours validées par la majorité municipale de la maire Anne Hidalgo : le palais de justice des Batignolles (17e arrondissement, 160 mètres) ouvert en 2018, la Tour Triangle (15e arrondissement, 180 mètres) prévue pour 2026.

Depuis, l’opposition de droite à Anne Hidalgo, mais aussi ses alliés écologistes, ont dénoncé ces projets, les jugeant peu écologiques, inesthétiques et inadaptés à une ville déjà parmi les plus denses au monde. Cette année, ils ont obligé la mairie à revoir deux projets à la baisse : l’un qui prévoyait la construction de deux nouvelles tours dans le même quartier, l’autre dans le 12e arrondissement (Bercy-Charenton). La Tour Triangle fait pour sa part l’objet d’une information judiciaire par le Parquet national financier pour des soupçons de favoritisme.

• An exclusive concert in the DUO Towers

Three young Musicians-in-Residence of the Paris Opera Academy – where Natixis is founding sponsor – gave an exceptional concert on the 29th floor of one of the Duo Towers, Groupe BPCE’s and Natixis’ future head office. The trio safely visited the building site, which is not yet open to the public. This was an excellent opportunity for group staff to enjoy a remote performance of Serenade for String Trio, Op. 10 by Ernő Dohnányi, first and second movements, Marcia and Romanza.

An exceptional backstage experience

The contrast between the incomplete décor and the elegant outfits and instruments during the concert is striking in the pictures, although the musicians had to arrive with building site clothes before the concert – helmet, overalls and boots.

The East Tower is 180 meters high, making it one of the highest towers in Paris, with our musicians playing around 150 meters from the ground on the 29th floor.

The towers were designed by Ateliers Jean Nouvel and built by a subsidiary of Vinci Construction, with one tower reaching up 180 meters and the other 122 meters. The future head office for Groupe BPCE and Natixis, located on the edge of the Paris ring road with 88,000 m2 of office space across two towers, will house the various teams by 2022.

An unprecedented musical performance

Natixis has supported the promotion of culture for the past several years, via its partnership with the Paris Opera Academy and seeks to offer access to music for all audiences as it accompanies the development of tomorrow’s talents.

Myriam Mazouzi, director of the Paris Opera Academy, explains more about the program: “The musicians of the Academy chose to promote a better understanding of the Hungarian composer Ernő Dohnányi (1877-1960) and of his Serenade composed in 1902. In light of the constraints related to the building work at the Duo Towers, the trio format was the best suited.”

“This concert was an entirely magical experience for us. None of us had played high in a tower before, and definitely not on a building site!” explains one of the musicians.
