" Lay-out of the building is super dumb. Otherwise a decent dorm. Nothing outstanding, but has everything you would want. "

" Hardey is the best dorm on Newton campus for freshmen. It is close to the dining hall and bus stops, and you don’t have to walk up the hill to get to them. The room was significantly bigger than the dorm rooms on Upper campus - there was ample room to line up the bed, dresser, and desk along the wall. There is no A/C, but the windows are large and easily fit two box fans. Guests are not monitored (I.e. nobody has to check them in, the RAs won’t comment on them unless you are being disruptive/loud). The communal bathrooms were the cleanest communal bathrooms I have seen at BC, other than the usual filth from your floor mates (hair balls in the shower, occasional unflushed toilet, eternal toothpaste in sinks) They were fairly updated and new. The laundry in the basement is satisfactory, nothing special. There are a couple temporary parking spots in front of the building, but beware leaving your car for longer than an hour or two - you will get a ticket, if not a tow! I was initially very disappointed to be on Newton but ended up loving my dorm room and the Newton dining hall. "

" Far from campus, but if you’re a junior you’re living in the off campus neighborhood which is a plus. Quality is great, rooms are comfortably carpeted and clean, modern building. Only cons are the distance, and one bedroom in 4 person apts is way smaller. "

" Across from Lower Dining, close to bus stop, and pretty manageable to get to classes in comparison to Upper as a freshman. Imo best Sophomore housing. Only cons is the slow elevator but I lived on the 2nd floor where I could take the exterior stairs to my room so it wasn’t bad for me. "

" I'm currently living in Kostka and it's great. The lounge and study are newly renovated and comfortable. We also have a nice laundry room so you won't have to go to another building. It doesn't get super crazy on the weekends and it's usually quiet during the week. It's right by the stairs so it's close to classes and the dining hall. "

Medeiros Boston College

" Medieros offers rooms and a community like no other. Every dorm in the building has some sort of view, and being on upper is a major plus. Bathroom is fine, no better or worse than any other freshman dorm. Something to be aware of is the lack of AC in the building and lounge (no freshman dorms have ac but some of the lounges do). Kind of a strangely constructed building, but it is a definite conversation starter. Anyways, stay repping med 10000000000000 "

" The hub of social life on campus. As an alum, I look back too fondly on my days in the mods; the camaraderie with the neighbors, the poor attempts at grilling, and the ragers and pregames that always seemed to end early. Maybe not great for studying, but that's a fair trade-off to have the best housing on campus. "

" Vandy is beautiful- great location, A/C, 8 mans, nice rooms, tall ceilings etc. BUT I think it is severely overrated. All the fun things happen in Walsh which gets annoying to walk to especially in the winter. The hallways always seem empty. The slowest elevator to ever exist. A/C turns off in October (so if you're wack like me and like your room to be cold in the winter you'll need a fan). Yes, Walsh is old, but they renovated the study rooms on the seventh and eighth floors and added fast elevators (I know these seem like trivial things but when you have to deal with them everyday its a really big deal). In retrospect, we had a good enough pick time to be on one of the higher floors of Vandy which means we could've chosen pretty much any room in Walsh. I wish we had. "

These two hour visits are offered for groups of 10 or more members of high school or college access/readiness organizations in their sophomore, junior, and senior years of high school. Included is an information session and tour. Attendees will be encouraged to ask questions.

Our Triple Community room is an upsized Large Double Community room that has had an additional set of furniture added. Below is the information for this room type.

Single Unit Floor Plans

There are a limited number of single bedrooms (12 in total) available for students with need based requests. Contact the Office of Housing and Residential Life for more information.

Private Bathroom vs. Community Bathroom

Rooms in the Residence Hall have either a Private Bath (in the room) or Community Bath.

Spaces listed as private bathrooms (ex. double w/private bath, triple w/private bath, quad w/private bath), have a bathroom located in the room that is shared by the students living in the space. The students are expected to maintain cleanliness of their private bathrooms. Shower curtains and toilet paper are not provided.   

Spaces listed as community bathrooms (ex. double w/community bath & triple w/community bath) are spaces without the bathroom in the room, but instead the bathrooms are located on the hallway and shared with other students on the floor. These bathrooms are completely private apart from the sink area. Each floor has multiple sections of community bathrooms which also include ADA accessible restrooms. Community bathrooms are cleaned daily by staff and all toilet paper, shower curtains, and soap are provided. Residents talk about affordable housing challenges in Springfield listening tour stop

SPRINGFIELD — Zee Raiz currently owns a now-closed strip club and a building heavily damaged by a tornado that he would like to turn into apartments and help to ease the statewide housing crunch, but nothing is happening quickly.

He has tried to modify some of his existing buildings that have three and four-bedroom units to smaller and more-affordable apartments, which are in high demand. In one case though, it has taken him four years to get approvals to make the changes.

“There are zoning barriers, parking regulations and (permitting) fees are very high,” Raiz said.

This week, Ed Augustus, secretary of the state’s Executive Office of Housing and Livable Communities, held the second of 14 scheduled listening tours that will be held across the state to discuss the housing crisis. Hosted by Springfield Technical Community College, the event focused on the problems unique to Western Massachusetts.

The tour, which brought together housing advocates, landlords and regular citizens, is an initiative tied to Gov. Maura Healey’s $4 billion housing bond bill which legislators are now debating.

During breakout sessions, some questioned why the state and city does not do more to make sure vacant buildings are being used for housing.

That’s when Raiz jumped in to explain the complexities he has faced with projects to convert a building at the corner of Main and Williams streets to a combination of 14 apartments with office and retail space on the first floor. The building has been vacant since 2011 when the June 1 tornado ripped off the roof and caused other damage.

In addition, Raiz said he purchased the former Mardi Gras strip club on Worthington Street to convert into apartments a year ago but has barely even started the permitting phase.

Those are some of the challenges Augustus said he was hoping to hear about as he tours the state to find out how to deal with the housing crisis.

Currently, there is a historically low availability of apartments, with vacancy rates as low as 1.6% in some areas of the state. A healthy vacancy rate is around 6%. People are also spending as much as half of their income on rents or mortgages, officials said.

That makes it hard for anyone to find housing, especially affordable apartments. It is even more difficult for those who have been evicted, have criminal records or other blemishes on their records.

The housing bill is an all-encompassing one calling for a variety of solutions, including easing restrictions on construction of so-called in-law or accessory units attached to homes and requiring communities near MBTA stops to waive zoning regulations to allow higher density construction, Augustus said.

One of the things included in the bill is a plan to identify surplus state land to be developed for housing. That will have the added benefit of getting the property on community’s tax rolls, he said.

The bill also calls for the creation of multiple funds that will help spur construction of different types of affordable housing, including one that will allow private investors to buy into a revolving loan fund that will give them a roughly 4% return on their investment and give developers another source of financing, Augustus said.

State Rep. Shirley Arriaga, D-Chicopee, a member of the joint committee on housing, said Western Massachusetts is facing different challenges than people in the Boston area.

With more people able to work remotely, some are buying homes in the western part of the state where housing is less expensive. The problem is the Boston-based salaries are much higher than those in Western Massachusetts so they are pricing local people out of the market, Arriaga said.

She agreed affordable housing projects which have to cobble together a variety of financing can take years before construction can start.

“We are saying, let’s not get tied up in red tape,” Arriaga said, adding the legislators are trying to find ways to streamline processes to make them less expensive and happen quicker.

During breakout sessions, participants were asked to come up with suggestions for solutions. One man from Hatfield proposed an idea that could cut out expensive architectural and engineering fees when building affordable housing complexes.

Showing a building of recently-constructed apartments at the University of Massachusetts, he said those plans, which are owned by the state, could be made available to developers of affordable housing for free, cutting their costs.

$500,000 for a parking spot? Inside the world of exclusive parking in Boston.

The Brimmer Street Garage, at 70 Brimmer St. in Beacon Hill, was once used as stables where wealthy residents would leave their horse carriages.

There are plenty of places in the country where $500,000 will buy you a beautiful home, an estate even. In parts of Boston, it gets you a parking space.

On Beacon Hill, the Brimmer Street Garage offers perhaps the city’s most exclusive parking. Real estate agent Betsy Herald has sold three spots for around $500,000 a piece in the past year, including one this month. And in a neighborhood of lavish homes and little to no parking, realtors say, some residents barely bat an eye at the cost.

“If you’re purchasing a house at that level, to add in $500,000 for that parking convenience is really not that shocking,” said Herald, recalling that every space she sold was paid for in cash.

Parking spot sales aren’t easy to track. Public listings are rare and spots are often included in condo or home sales, making their value unclear. But when the true cost is revealed — recent sales have been for hundreds of thousands of dollars — they provide a stark indication of how expensive the Boston housing market is.

“You have to look at it as a piece of land,” said Herald, who works with The Charles Realty. “If you took that parking space and multiplied it by 20, you have a developable piece of land in Boston, which is worth a significant amount of money.”

At the Brimmer Street Garage, whose website describes itself as Beacon Hill’s “most exclusive venue to capture a parking space,” spots are sold privately like condominiums — residents pay association fees and property taxes on them.

The garage, which once kept horses and carriages, now has round-the-clock valet service. Residents can have their car detailed, cleaned, and filled up with gas.

“The garage becomes the option for them to make living in their dream neighborhood, and their dream house on Beacon Hill, a reality,” Herald said. (The garage manager declined to comment, saying they were not authorized to speak to the media).

Real estate agent Betsy Herald has sold three parking spots for around $500,000 — each — in the past year, including one this month.

Last year, a property on Beacon Street sold for $28.25 million , the most expensive single-family home sale in Boston’s history, and numerous other multimillion-dollar units are on the market. For people with that kind of money, buying a parking space is about convenience, realtors said.

“To have that same space every time versus driving around in circles looking for resident parking, right? You could do that all day,” said Beth Dickerson, a realtor for Gibson Sotheby’s International Realty.

It’s not just Beacon Hill. On the edge of the Back Bay, a couple received a $750,000 offer for a parking space in 2022, The Wall Street Journal reported. Dickerson is currently selling an outdoor, parallel parking space on Beacon Street for $350,000. The valuation is based on what the market for that area indicated, she said, noting that a nearby spot sold for $385,000.

Some luxury condos in the Back Bay, particularly buildings on the corner that take up the whole property, don’t have attached parking garages, Dickerson said. But many have a valet, doorman, or concierge who will park cars for residents with spots. There are also independent valet companies, such as Acorn , in Beacon Hill.

In the South End, Dan DiStefano was selling a condo that came with a garage parking spot. The owner wanted $1.7 million for both, a price he wasn’t sure they’d get. So he split the sale. The condo sold for $1.4 million and a different buyer, who already lived in the building and had expressed interest in the parking spot, agreed to pay $220,000 for the space.

Condo regulations often mandate that parking spots be sold to residents within the building, which can bring down the price. But in this case, it worked to the advantage of DiStefano’s client — he estimated that the spot sold for five times its market value.

“People can wrap their heads around a condo selling for $1 million, $2 million, even though it’s a high price point,” said DiStefano, a realtor for Engel & Völkers. “But when someone thinks of one garage parking spot for [that much], their mouths kind of hit the floor.”

In the Back Bay, Rene Rodriguez, a realtor at Cabot & Company, sold an outdoor spot in an alley for $250,000 last year.

“If you own a house next door that you paid [that much] for, and you have the opportunity to buy a parking spot, whether it’s $250,000 or $500,000, it doesn’t really matter,” Rodriguez said.

Across Boston, the market for parking spaces is proportional to the market for housing, realtors said. For high-end property owners, buying a parking spot could be a good investment — as property values have appreciated, so have the cost of parking spots. Dickerson said the $350,000 spot in the Back Bay she’s selling went for about $275,000 seven or eight years ago.

At the Brimmer Street Garage, spots started at $7,500 in 1979 and are now more than $500,000, with a waiting list.

Some Boston realtors say these parking spots are indicative of the city’s white-hot real estate market, which can stun outsiders. Herald remembers when her sister, a realtor in Portland, Ore., told her about a beautiful small house with a view of a river she sold for $500,000.

“I’ll say ‘Really, I just sold a parking space for $500,000,’ ” she said.

For high-end property owners, buying a parking spot could be a good investment — as property values have appreciated, so have the cost of parking spots.

When Herald was getting started as a realtor in Boston more than two decades ago, there was a parking space behind her Newbury Street office up for sale for about $15,000.

“I thought ‘That’s insane,’” she said. “I don’t have that kind of money.”

She’s rented it ever since for about $500 a month. It’s now worth about $400,000, she estimates.

“I would have easily paid it back and had increased equity,” she said with a laugh. “So it would have been one of the best financial decisions in my life.”
