Not even one-percenter travelers can escape airport security. It’s a travel inconvenience that spans income brackets. 

However, there is a way you can skip those winding security lines. The

If you’re a TSA PreCheck flyer, you’re automatically ushered to a special line which, according to TSA, 99% of passengers wait less than 10 minutes.

Hang out at airport lounges. 

Nothing says frequent flyer quite like wining and dining at a fancy airport lounge before boarding your flight. 

Contrary to popular belief, you don’t have to be an actual frequent flyer to access these lounges, even those hosted by a specific airline. 

Many airport lounges offer day passes for any traveler willing to pay the toll. Don’t worry, these passes are usually incredibly reasonable at around $50/day. 

You can simply walk up to the desk at the front of an airport lounge to figure out how much a single access costs.

One of the most effective ways to get a free seat upgrade is to simply ask the attendant at the counter in front of the gate. 

While you can come right out and ask for an upgrade to business class, you’ll have a better chance of leading with a more modest request. 

Asking for a window seat, aisle seat, or “something further up in the plane” is always a good bet. 

Not the outgoing type? No problem! Here’s another tip: Be the last person to board the flight. This way, every open seat is available. 

Again, jumping right into the nicest seats on the plane might arouse suspicion, so hedge your bets wisely.

Work on a yacht. 

You don’t have to own a multi-million dollar yacht to travel on one.

As travel-obsessed and cash-strapped millennials, we want to further reduce our travel expenses as much as possible without compromising the quality of our trips. This is where travel hacking—or the art of getting to travel for free—comes in, and while we may not have the time to get as extreme in our quest for freebies as some bloggers, we did manage to dig up several fairly simple ways to (legally) game the system. Here, 13 of our favorite ways to travel like Kendall Jenner on a civilian budget.

There’s zero harm in signing up for a wide variety of airline mileage (and hotel loyalty) programs. If you want to accrue free travel, however, you’ll want to stick with one program as often as you possibly can. According to Us News & World Report , Alaska Airlines, American Airlines, and Southwest Airlines have the best mileage programs ( the same report considers Marriott Rewards to be the best hotel loyalty program ). To keep track of all of the points and miles you accrue, we suggest using the AwardWallet app .

Mileage hacking is a full-time profession for some—for a truncated crash course, read this article on how to get started as a mileage hacker and this article for creative ways to earn mileage . The big takeaways here are as follows: If you want to start flying for free, you should be putting every purchase on a rewards-earning credit card if you can pay it off each month (they recommend the Chase Sapphire Preferred); you should be purchasing everything you would normally purchase in your daily life through mileage malls whenever possible; and you should be looking into earning miles in unexpected ways (by signing up to get monthly wine deliveries from Club W , booking spa treatments through Wellness 365 , or signing up for restaurant Rewards Network programs, for example).

Sometimes, paying a yearly fee for a card can pay off, even if you're rarely using that card. The Chase Sapphire Card is $95/year, but they give you 50,000 miles after your first three months as a customer, which equates to a $625 value. (This is true for hotels as well. The Hyatt Card, for example, costs $75/year, but in that year you are allowed one free night's stay worth $250. If you know you will use that stay, the card will be worth the expense.)

Note: When using miles to book a flight, you’ll want to do some simple math to determine whether or not you’re getting a good value, or if you’d be better off saving the miles for another trip. To determine the value of your miles for specific flights, divide the cash value of the ticket by the number of miles required for the flight. International, premium cabin flights are generally the best value, mileage-wise.

If you love last-minute travel, you will love it even more when you're doing it on a private plane. Companies like JetSuite offer empty seats on their jets at the last-minute for coach prices (and sometimes, even less!). We suggest you follow their Twitter account ASAP to be in-the-know.

Another trick to try if you're feeling antsy this weekend and want to get out of town? Call local private aviation companies a few days before your desired departure date and ask them if they have any deals—you may end up flying private to Vegas on a dime!

If you're planning to bounce around Europe, Asia, or any other continent on your next trip, you probably want to look into purchasing a single-continent pass like the ones offered through the Oneworld Alliance . Pricing will be much cheaper than if you were to book each leg of your trip individually (think $150 versus $750 a flight), and you can book everything but your first flight at the last-minute. This might not literally translate into free travel, but it will potentially allow you to hit up multiple destinations for the price of one flight.

If you think you might pick up a sizable amount of souvenirs wherever you go, be sure to hang onto your outbound ticket for the duration of your trip. If your bag is overweight when you check in to head back home, you can give the agent your original ticket number so they can look it up and see whether or not you were initially charged for your bag. If you weren’t, most of the time they will agree not to charge you on the way home. Note: This only works if you’re flying on the same airline or partner airlines for both legs of your trip.

Mr. and Mrs. Smith offers three levels of membership, each of which entails its own travel perks. Free of charge, you can become a “Blacksmith” member, which means you’ll get access to exclusive hotel deals, you’ll receive a free “extra” upon arrival at any hotel you book (e.g. a free spa treatment or a bottle of champagne), and you'll be awarded upgrades or other perks when available. If you travel frequently, you might want to consider investing in one of their larger memberships, which can include everything from cash-back on every booking to half-price deals on hotels that have been newly added to the site.

There’s a sweet spot for hotel check-ins if you’re hoping to score a room upgrade. Check in too early, and you’ll get stuck with the accommodations you booked, as many rooms will still be occupied or not yet cleaned. Check in too late, and you’ll get whatever is leftover. Check in when the desk is busy, and the clerk will feel too harried to bother hooking you up. Try checking in midday, after the morning rush and before the nighttime influx, and do your best to be discreet so other guests don't overhear you and blow your chances.

At this point, hotel receptionists are on to guests who try to get upgrades by pretending it’s their anniversary. Be creative with your plea, but avoid sob stories. China occupies second place with 11,000 UHNW individuals (up 640 on the year).” Next on the list are Germany, the United Kingdom, France, and Japan.

The report notes that UHNW individuals “tend to share more similar lifestyles, for instance participating in the same global markets for luxury goods, even when they reside in different continents.”

The same goes for their travel habits, according to Anthony Lassman, co-founder Nota Bene Global , a London-based bespoke travel service firm. No matter where they are from, “high achievers are hungry to consume travel and are on a constant quest for discovery,” according to Lassman.

“Our clients want to do things that no one else has done before and will never do again. This is what Bespoke 2.0 is all about. It’s the essence of personal,” adds Philippe Brown, founder of the London-based luxury travel consultancy Brown + Hudson.

“Their expectations are very, very high,” notes Lassman. It’s about precision; it’s about knowing individual travel quirks; it’s about top-tier service. Luxury for the UHNW crowd is “about space, time, privacy and doing things wherever and in your time and at your pace.”

The UHNW traveler never has to sweat the details nor deal with petty annoyances. Someone else is doing it for them. Brown’s clients expect “trust, personal security, fluidity, access, logistics, control.” So, for example, when UHNW individuals travel to dicey areas, they fly through private airports and often go with security detail and medical team in tow.

Like the rest of us, the UHNW market wants unique, immersive experiences. But given their financial resources, the sky’s the limit when it comes to the possibilities. For this group, money buys freedom and feasibility and exclusive access. According to Brown, “Our clients want to do things that no one else has done before and will never do again. This is what Bespoke 2.0 is all about. It’s the essence of personal. Everything is possible. If it doesn’t exist, we create it, If it hasn’t been done, then it’s time someone did.” So, Brown + Hudson will arrange client dinners with Desmond Tutu or opportunities to play a grand piano on stage at Reykjavik’s Harpa Concert Hall.

Like the rest of us, this group is also seeking more outdoor adventure, which may account for several of the frequently-cited countries on UHNW wish lists. Increasingly popular are places like New Zealand, Iceland, Norway, and Rwanda (for gorilla trekking). However, they explore far differently from the hoi polloi. The uber-wealthy might take a helicopter into the back country of Papua New Guinea, for example, or stay at an exclusive estate on Mount Kenya that comes complete with a private plane to explore the Great Rift Valley. Brown + Hudson’s Luxpeditions “make the most challenging journey into the unknown achievable without the inconveniences.” Calling the concept “rough lux”, Lassman notes, “Even when the ultra-rich are roughing it, they aren’t really roughing it.”

It’s important to mention that while the UHNW traveler wants to experience new places, it is still quite fashionable, at particular times of year, to head to the favored watering holes. If it’s winter, it must be St. Moritz or Aspen or Gstaad. Warm weather favorites include St. Barts, the French Riviera and Mykonos.

UHNW individuals love bragging rights and consider travel as a currency of status. That said, they do not, like you and me, share that status via social media. Instead, in most cases, bragging right, stresses Lassman, are confined to country clubs, business meetings and face-to-face settings among the UHNW crowd.

How to Travel Like the 1% on a 99% Budget

In my new book, “ Isn’t that Rich? Life Among the 1% ,” most of the chapters take place in glamorous places such as Capri, Malibu, Barcelona, and St. Barts.

Clearly, the rich and famous live a life filled with glamorous international travel, but how does one do it if they’re the 99%? Here are a few tips I learned that allowed me to travel and live the 1% lifestyle on a 99% budget.

You Can Go, But You Might Have to Go in the Off-Season

June in Saint-Tropez, July in Capri? It sounds glamorous and it is, but most people don’t know that one of the best months to travel is September, when the 1% summer crowds have left. Hotel rates go down dramatically in September and October as the crowds depart, but the weather is still beautiful. So experience an Indian summer in Positano for less. The best bargain of all is the Caribbean in the summer. St. Barts is just as beautiful and chic, and it’s a bargain compared to Christmas vacation!

The Smaller Hotels Are Still Grand

Sure, it would be alluring to stay in Grand Hotel on the Riviera or the Amalfi coast, but the best news is that many hotels in Europe (as opposed to America) are former mansions or villas. And if a hotel doesn’t have a pool or hairdryers in the room, they generally cannot claim five-star status. That’s good for you because you can stay where princes and princesses have slept for half the price of a grand hotel. And trust me, the view and the elegance is just as grand.

Don’t Stay There … Just Pop In For Lunch, Dinner or a Drink

You don’t have to stay at a luxury hotel and pay the high prices, but all the five-star European hotels have glamorous restaurants and fabulous pools. So if you want to experience the 1% Grand Hotel that has seaside pool, all you have to do is make a lunch or dinner reservation. For the price of a meal, you can enjoy the same view and amenities as the super rich. In places like Rome, one can also buy a day pass to use a pool and have an al fresco lunch. So break out your blue blazer and white pants, and pass for a shipping tycoon — even if it’s just for one fun day.

Have One Great Meal Each Day and then get a Slice

When I was on a copywriter’s salary and went to Italy, I couldn’t afford three expensive meals out, so I chose lunch or dinner. Breakfast was included in the bed and breakfast bill, so a cappuccino and a croissant got me through to either a wonderful lunch or a glamorous dinner. The other meal was getting a slice of pizza or a bowl of simple aglio olio pasta in a very inexpensive pizzeria. In places like Italy, the food is amazing everywhere, and there is nothing better then a slice of two of real Neapolitan pizza. So average out the costs of your meals and you can eat like prince or principessa .

Getting There is Half the Fun

You may not have a driver or a yacht, but that doesn’t mean you can’t enjoy the sun on a public hydrofoil to Capri or see the countryside while eating pate and drinking wine on the best rail system. In Europe, the trains offer bottles of vino and fromage (cheese), so whether you are going coach or first class on a train, get a window seat and watch the beautiful countryside pass you by. Why fly from Madrid to Barcelona when you can take the scenic and less expensive train system?

So whether you are the 1% or not, being rich is being smarter!

Travel like a 1 percenter: what affluent aussie travellers really want, three in 10 affluent aussies plan to spend more on travel in 2023, particularly with friends or family or on a cruise, according to a new yougov global travel & tourism report into post-pandemic luxury travel and high-end consumer behaviours..

The survey of more than 19,000 people in 18 markets particularly focused on the attitudes and behaviours of under-35 affluents, the audience shaping the future luxury travel landscape.

Affluent Australian travellers, defined as higher-income individuals earning higher than 200 per cent of the median, expect to spend more on holidays (30%) this year compared to last year.

Travelling with a wider group of friends and/or family saw the largest increase from the previous year (25% vs 21%) and 17 per cent more Aussie affluents plan to go on a cruise in the next 12 months.

They also plan to take longer holidays (25%) and tick off bucket-list destinations (22%) in the next 12 months.

These findings reflect recent surveys conducted by Luxury Escapes and Virtuoso into the travel predilections of high-net-worth travellers.

What luxury travellers really want

When looking at the factors that affluent travellers are looking for in their next destination, the report found that Australian respondents ranked great local attractions and amenities (41%), safety (35%) and new experiences (32%) as top priorities.

They also value 5-star service and lodging with quality luxury accommodations (27%) and quality services (28%) also important to this audience when choosing their next travel destination.

Surprisingly, personalised tailored experiences are a lower priority for Aussie affluents (9%) when travelling compared to global counterparts (12%).

The key takeaway for agents is visiting remote destinations and doing things few others can do resonate highly with affluent consumers.

Luxury travellers are looking for brands, experiences and travel companies that understand their individual needs and unique requirements and deliver those one-of-a-kind holidays and moments.

If you want to be a part of the 1%, you can’t live like the 99%

So here, let’s put it another way.

If you want to be above average, then you can’t  keep acting like you’re average . Living an above-average life means you’re making decisions consistent with being  above  average, not just average.

Like my whole  early retirement  thing. That was a huge goal.

For example, if you want to get rich, then you can’t keep spending most of what you earn on discretionary items (cell phone upgrades, televisions, cars, etc). If you dream of losing weight, then you can’t keep eating the same stuff you’ve always eaten or refuse to exercise regularly.

You probably get the idea.

Okay, great – now, anticipating your next question, how do we live an above-average life? What can we do to ensure that we’re making choices in our lives that are elevating us up rather than keeping us stagnant or stalled out in a relentlessly mundane, typical life?

Living like the 1% comes down to three basic principles.

1. Know How to Set GOOD Goals

For the longest time, I sucked at achieving goals.

I’d get an idea into my head, set a “goal” to achieve it, then promptly forget or lose interest before moving on to something else. Repeat that process enough and you’ll find that you aren’t really going anywhere.

You’re just treading water.

The problem is the goals that I set sucked. They just sucked. It’s because they weren’t specific and measurable.

For example, “lose weight” isn’t a good goal. Why? Because there’s no way to determine when we’ve achieved that goal. There are too many questions.

For example:

• How much weight do I need to lose?
• How much time do I have to lose it?
• How long after losing the weight do I need to keep it off?

Way too many questions. And, high-quality goals set by above-average 1%-type people don’t have follow-up questions. They have answers.

In this case, “losing weight” is much too general and, therefore, I dropped it because I lost motivation.

Your goals should:

• Scare you a little bit
• Push you beyond your comfort zone
• Be specific enough so you know when you’ve achieved them

Above average people set high-quality goals that are real and performance-based. Goals that will change their life in quantifiable ways, and goals that are worth the effort it takes to achieve them.

2. Know When Enough is Enough

The instant I set foot in an office after graduating from college, I recognized how the world worked. It was way different than I had expected.

Corporate America operates on the notion that nothing is “enough”.

We’re always taught to strive for more. More money. More fame. More status. More responsibilities. Faster software. Better machines. More productivity. Better. Faster. More.

More, well, everything.

If we’re standing still, we’re not progressing.

Here’s the problem: When we never stand still, we never get to rest. Relax.

Recuperate. When we’re always on the go, we don’t give ourselves a chance to reflect. To think about whether or not our lives are  actually working for us .

Or, whether or not we’re actually moving in the right direction.

For example, questions that can be answered  during rest periods :

• Are the decisions that we’re making consistent with our goals?
• Do we live each day with purpose and meaning?
• Or, are we robotically going through life always searching for more?

Above-average 1%-type people know when they’ve hit the point of enough. Then, they stop. They reflect on their accomplishments and then, once recouped, start again renewed with the energy and perspective necessary to  continue making the right decisions .

Unless we stop to smell the roses, we’ll never set ourselves up for a life where we feel genuinely happy. When we always focus on more, then whatever is it that we’re doing won’t be enough.

It’ll never be enough.

3. Never Let Your Finances Run “On The Edge”

Quick, answer this question: If you lost your job today, how long could you live your normal lifestyle before having to worry about money?

If your answer was three months, then you’re doing well. If six months, you’re doing even better. And, anything longer than nine to 12 months and you’re super prepared to weather a LOT of storms out there.

My wife and I possess several years of living expenses in case something seriously bad happens, like:

• We develop a health problem that needs funding to solve
• The stock market tanks and we lose a whole ton of money
• Anything happens that requires some quick cash

Above-average 1%-type people have enough saved up – often in a savings or money market account, to withstand temporary blips to their livelihood.

Let’s face it: It’s nice not to have to worry or flip our $hit if we suddenly lose our jobs, isn’t it?

If you don’t have much in the way of emergency savings, fix that problem. Now. Start small, but continue to build your pot of cash until you can live safely for  at least  three to six months without a dime of income. Open a savings account. Get ‘er done.

Remember, this isn’t “us” vs “them

This is a conversation about improving your life and not necessarily being “better” than anybody else. It’s meant to serve as a kick in the pants. If you want to improve your life, then you can’t keep doing what you’ve always done.

If you want to get rich, then make choices consistent with that goal. If you want to lose weight, travel the world or anything else – again, your decisions impact your success, each and every day.

The Golden Rules of Retirement Travel

Bonni and Bob Gumport travel regularly in their retirement. Not beholden to one short vacation a year (they average seven big ones), their compounding experience has allowed them to develop a code of rules by which they abide— tips and tricks to use wherever they go. After one too many of the small rooms common in boutique hotels, for example, they’ve cut them out entirely. Also out of the question are walking tours within two days of arrival in a new destination, as they prefer to settle in. Their daughter Lauren describes them as “pros on retiree travel,” but they are not the only ones with advice to give.

There are former museum curators who have learned not to overbook themselves; solo travelers who always learn a little of the local language. Adherence to anyone’s rules will never ensure a vacation free of hiccups, where no flight is ever delayed , every tour is worth the hours put in, and every meal sublime . But learning from others may improve your chances of a good time—even when things inevitably go sideways. We’ve spoken to over 20 retired travelers to hear how their Golden Years have informed the way that they travel. Below, find some of their savviest secrets for better trips.

1. Take a ride on the hop-on, hop-off bus tour

If she’s traveling in a city that offers one of those double-decker hop-on, hop-off sightseeing tours, Denver -based Heidi Burtoni, 65, who goes on multiple trips per year, is definitely stepping aboard. Burtoni says it’s a great way to figure out the rest of her itinerary, get tips from other travelers and the tour guide, and get a feel for the new city. “It’s the first thing I do to get the lay of the land,” says Burtoni. Her previous career in sales means the frequent solo traveler will “talk to anybody,” so these tours also open the door for socializing and making connections.

Know what to skip—“whether that means avoiding tourist traps, the most sweltering hours at fairs, or not putting yourself in danger by flagging a taxi when it's unsafe," says Lynn Zelevansky.

2. Figure out what to avoid

For Paul and Lynn Zelevansky (77 and 76, respectively), travel is less about hitting all the top spots and more about learning where not to go, “whether that means avoiding tourist traps, the most sweltering hours at fairs, or not putting yourself in danger by flagging a taxi when it’s unsafe.” They visit the Venice Biennale in fall, now, rather than at the opening, to avoid the worst of the crushes—it also helps them more effectively skirt the city's infamous pickpockets (Lynn's wallet was stolen on a crowded vaporetto ferry in 2022).

3. BYOTP (Bring Your Own Toilet Paper)

“Toilet paper in Europe is very scratchy … not good for sensitive parts,” says Florida native Karen Butera, an avid pickleball player who often travels with the sport in mind. Whenever overseas, she always travels with her own toilet paper. Butera, 66, is taking her granddaughter to see Taylor Swift in Paris this summer, and, yes, she will be packing TP—creature comforts are even more crucial on the road than they are at home.

4. Don’t overschedule

Packed-to-the-brim itineraries used to be J. Patrice Marandel’s MO, but these days, the former chief curator at Los Angeles County Museum of Art (LACMA) is more keen on scheduling “plenty of time for the unexpected.” Gone are the nonstop days with planned breakfasts, lunches, and dinners; instead, Marandel, 79, leaves room for the possibility of something unexpected and “exciting.” It often pays off.

5. Pack light

Buffalo, New York-based Lisa LaLonde, 74, and her travel companion Antoinette Judelsohn, 70, whom she’s been traveling with for over a decade, are pros at packing light . The pals can manage for a month on very little, relying on the versatility of black leggings and black tops, says LaLonde. The trick? Develop a travel uniform, bring just a few versions, and wash undergarments as necessary, says Judelsohn. Big suitcases stuffed to the brim with a ton of different outfits are more of a hassle than a luxury. “They’re a pain in the neck if you’re getting on a train or off a train … or moving from one city to another,” says LaLonde.

“Anybody and their brother with an RV travels on Sunday,” warns Jenelle Jones.

6. Don't get (too) excited

Judelsohn, a former teacher who met LaLonde when they worked together at the same school in Buffalo, has another travel rule that’s served her well: Letting go of expectations. “I never get excited about a trip,” says Judelsohn. Instead, the savvy traveler lets the excitement emerge based on what's in front of her in the moment.

7. Avoid traveling on Sundays

RVer Jenelle Jones, 64, is against traveling on Sundays. As she puts it, “anybody and their brother with an RV travels on Sunday.” Long weekend RVers who have to get back for work on Monday use Sundays to head home, so retired Jones, 64, simply avoids the day altogether. It's also, according to her, the “biggest day to get in an RV wreck”— yet another reason to sit back and relax. You have nowhere you need to be, after all. Take advantage.

8. Learn a few words of the local language

Charlotte Simpson , whose blog Traveling Black Widow documents her travels (100 countries and counting so far), says her number one travel rule is to learn a few key phrases—hello, goodbye, please, thank you—in the dominant language of the places she visits. Simpson says her efforts are always well received. “I just find, inevitably, it sort of stuns people when I even just say good morning.” Simpson, who prefers not to reveal her age, says she gets a lot out of bridging the language gap with just a few words: “It just makes people so friendly and so happy that you took this moment to learn [their language].”

9. Travel slower

When you cram too much into a single trip, “the whole experience just kind of becomes a blur,” say Gillian Batt, 43, and Stephanie Myers, 51, whose blog Our Freedom Years documents their early retirement and subsequent travels. The couple, who hail from Ontario, Canada, say staying in one place for an extended period of time helps them avoid travel burnout, keep costs low, and enjoy the whole experience more. All that rushing around on limited PTO? Well behind them.

For RVers like Norm, keeping things flexible is key.

10. Go your own way

The pandemic crystallized things for Kim Kelly Stamp , 65, and her wife Liz Schick, 62, who left it all behind and decided to travel around the country in a red 21-foot teardrop trailer. They’ve since gotten really good at going with the flow. “We know where we’re going to stay along the way, but we hold that really loosely and give ourselves the opportunity to make something else happen,” explains Stamp. This approach led them to Laurel, Mississippi, where the HGTV show Hometown —of which Stamp and Schick are big fans of, is based. Instead of following a regimented schedule, they followed their passion when the road forked, literally.

11. Keep an open heart and mind

In spite of being seasoned travelers, John and Bev Martin, 60, who started the RetirementTravelers site to share their journey with others, admit they still need to remind themselves that they can’t control everything. “We have to be patient and receptive to the lessons the world is trying to teach,” says the couple. One that keeps coming up? “Retirement is not the time to stop dreaming about new and different routes in life.”

12. Do your research

The Gumports appreciate getting a taste of the local culture wherever they are traveling, and they’re not opposed to tours or experiences that deliver on this front. But Bonni has a few words of advice: “If you’re looking at purchasing something that uses words such as ‘bespoke, artisanal, farm-to-table’ and more fluffy adjectives, make sure these experiences are as authentic as they sound.” Read reviews thoroughly and take the time to research before you buy, advises Bonni. It's fun to be spontaneous, but it's easy to be misled by clever marketing and buzzwords.

13. It’s a marathon—not a sprint

It wasn’t long before Brenda Huyhn adopted—and adapted— a popular van-lifer rule: Don’t travel more than 3 hours, get in by 3 p.m., and stay at least 3 nights. Huyhn, who at 47 retired earlier than many, is adamant about not trying to do too much in one day to avoid burnout. She and her husband take their time, prioritizing “quality over quantity” with their stops and stays. It makes the entire experience all the richer.

14. You can always head home

Diana Petterson is on track to hit the 100-country mark just in time for her 70th birthday in 2026. But as much as the Black solo traveler loves seeing the world, she’s not afraid to ditch a trip if something isn’t working out. “Wherever I am in the world, if for whatever reason I am uncomfortable, or I don't feel well … I’m going to plop down that credit card , and get home.”

15. Start the day early to avoid the crowds

Artist Simma Liebman, 76, enjoys going to museums while visiting new cities and places. But since the retiree is immunocompromised, she plans these outings a little differently. Now Liebman hits the museums “as early in the day as possible” and masks up while taking in the art "unless there are very few people inside.” Whatever your motivation, rising early is something you can be sure the hordes of 20-something backpackers won't be doing. Beat them to all the best spots.

“I like a very good hotel, but not necessarily the best,” says Betty. Focus on getting the right location.

16. Base yourself strategically

Betty, 80, an art collector who declined to share her last name, has found that mid-sized hotels (meaning about 200 rooms) in central locations, with just enough of the services she wants and needs, do the job. “I like a very good hotel, but not necessarily the best,” says Betty. As long as you have the basics covered, it's really about location, location, location.

17. Don’t wait for tomorrow

Instead of putting off travel for a later date, Chicago -based Ruthie Maldonado-Delwiche advises those interested in exploring the world to get out there and “do it now.” Because “tomorrow isn’t promised,” Maldonado-Delwiche, who’s been traveling since she retired in 2017, says. Don't wait if there’s something you want to do or a place you want to visit.

Former psychiatrist Ann Heaslett, 60, who aims to run the six major world marathons in her retirement, feels exactly the same way. “There’s no time like the present.”

Having wealth allows investors to create more wealth — wealthy people have more capital to invest, and historically, they have had unique access to some of the best investment opportunities. 

But the advent of online investing platforms across multiple areas such as real estate and equity crowdfunding and the loosening of some federal laws regarding who can invest in what has cleared the way for everyday investors to get involved in areas that were previously closed to them. With that in mind, Benzinga takes a look at the investing habits of the top 1% and how you can mimic that approach to build an impressive portfolio of your own. 

Diversification

Everyone has heard the age-old warning against putting too many eggs in one investment basket. The logic is simple. In investment parlance, risk is known as exposure, and if you have too much money invested in one particular area, you — and your investment capital — are exposed to the risk of loss in the event there is a downturn in your investment. This is why the 1% — or any successful investor — has always seen the value in having a diversified portfolio. 

By diversifying, the ultrawealthy give their money more opportunities to grow and protect themselves against severe market downturns in any one area. For example, if you held nothing but stock in America’s largest companies the day before the Great Depression, you were doing pretty well.

But you'd have been out on the street by the following afternoon. Largely as a result of major market corrections like the Great Depression, the wealthy have developed ways of hedging their investments

To that end, a diversification strategy is one of the key aspects of investing like a 1 percenter. Knight Frank's "Wealth Report" offers valuable clues about how the top 1% go about building their portfolios. 

Traditional Investments

Stocks — also known as securities — and bonds are classified as traditional investments. They have long been the bedrock of many successful investment portfolios. Securities allow investors to buy small equity shares in publicly traded companies, which (hopefully) they can earn dividends from or sell for a profit in the future.

Issuing bonds is one of the preferred methods of fundraising for municipal, state and national governments. Instead of borrowing money from banks, they issue bonds that pay investors a percentage of their original investment, known as a yield, over an extended period of time. Some companies also issue bonds to raise funds instead of issuing more stock or borrowing. Most bonds must be held for years before investors reap large profits.

The advantage of securities is that there is no cap on their value, and any stock has the potential of making an investor wealthy in one day's trading. Another advantage of securities is there is no accreditation requirement, meaning anyone can buy a stock if they can afford it. On the downside, securities can be volatile, and depending on market conditions, their value can take precipitous declines without warning. 

For an example of this, look no further than the instability regarding bank stocks in early March. Stockholders in banks have been on a roller coaster since the Federal Deposit Insurance Corp.'s takeover of Silicon Valley Bank. The news was so dire for some bank stocks that trading on them was temporarily halted because some of them plunged as much as 75% overnight. 

Bond trading, on the other hand, has traditionally offered more stability because it's much less likely that entire cities, states or countries will go bankrupt than one company. The tradeoff from the increased security is that bond yields are typically fixed for a period of time until they reach their maturity date, at which point the bondholder makes their profit. This means bondholders grow their money slower. 

When it comes to traditional investments, investors diversify by holding a mix of stocks across multiple sectors and municipal bonds. Some investors diversify their entire portfolios with a mix of securities and bonds. The risk of larger contagions spreading in the stock market still exists, but the Knight Frank study shows that, on average, the world's top 1% have roughly 26% of their portfolio in stocks and another 17% invested in bonds. 

Commercial Real Estate

Land ownership has been a cornerstone of wealth building almost since the beginning of recorded history. The wealthiest members of nearly any culture had significant land holdings, which allow investors to make money without having to sell their assets. 

Perhaps the best example of this principle is commercial real estate, something almost everyone in the world depends on in some way. By some estimates, almost 70% of the population in major American cities rent apartments instead of buying homes. The same thing holds true of most commercial businesses, which rent the space they occupy rather than owning it. 

Examples of commercial real estate investments include:

• Multifamily residential properties
• Commercial properties such as shopping malls, office buildings and strip centers
• Industrial properties like factories and foundries
• Storage facilities
• Parking lots
• Hospitals and medical centers

As you can see, commercial real estate touches the lives of almost everyone in society. Even people who own their own homes likely go to work in a rented commercial facility or purchase their goods and services from a business that rents space. 

• Commercial real estate has historically outperformed the stock market, but few investors have the capital or resources needed to invest in this asset class. A platform backed by industry giant Marcus & Millichap is changing that, allowing individuals to invest in commercial real estate with as little as $5,000 . 

Owning commercial real estate allows investors to earn passive income through rents collected without having to sell the asset or actively manage it, an expense usually contracted to a third party. As the rents go up, their income increase as does the value of the property. 

If they sell the asset after several years of ownership and rent increases, it will be at a profit on the original purchase price. Because it's a necessity, commercial real estate has the potential to perform for investors independently of what's happening in the stock market. 

This isn't to say that a down stock market won't affect commercial real estate prices, but it's almost unheard of for a commercial property to lose all — or even most — of its value overnight the way stocks might. Even in down economic periods, commercial real estate may underperform by not appreciating as quickly as it would in a hot market, but investors can usually expect reliable returns. 

When you add those advantages to the significant tax breaks owning commercial real estate offers, it's not hard to see why the asset makes up an average 34% of the top 1 percent's investment portfolios. Of that 34%, roughly 21% is invested in commercial real estate, while the other 13% is in real estate investment trusts (REITs).

Where To Find Deals

Public REITS: REITs are public corporations that own and operate commercial real estate assets. Their shares are available on public stock exchanges and in a variety of subsectors. There are three basic types of REITs:

• Equity REITs own and operate commercial real estate. Shareholders receive a percentage of the rents until the asset is sold, when they receive the profits realized after appreciation.
• Debt REITs borrow large sums of money at low-interest rates and then lend that money to other real estate investors or developers who need capital. They may also purchase large tranches of debt securities. Debt REIT investors make money off the difference between the interest rates they charge borrowers and the interest rates the REIT pays on the capital it borrowed. 
• Hybrid REITs contain both equity and debt assets.

A licensed broker or online stock trading platform can help you buy shares of public REITs. 

Private REITs: Private REITs operate a lot like public REITs, but their shares are not available on public exchanges. They still pay investors revenue through rents, interest or both, but the difference is the lack of a secondary market where shares can be sold. Many private REIT offerings have hold periods that require investors to hold on to their shares for a set time period, usually three to seven years, while the investment stabilizes.

Historically, private REIT investments have been limited to accredited investors because they are so expensive. But federal regulations now allow nonaccredited investors to participate in commercial offerings through real estate syndication deals and online real estate investing platforms.

Many of these platforms allow investors to participate in some Class A commercial and multifamily offerings just like the heavy hitters. One place to consider when looking for these deals is Fundrise, a well-respected online real estate investing platform that has many REIT offerings. Real Estate Syndication

In real estate syndication deals, investors combine large sums of capital to purchase equity in a real estate offering that has been made by a syndicator or deal sponsor. In most cases, the offering is a piece of high-value commercial real estate such as an apartment building, medical center or office building. 

Typically, the syndicator is an experienced real estate investor or group of investors who look for deals with upside and turn them over for a profit. This can involve buying a distressed asset and renovating it or building a new property from the ground up. The syndication aspect allows the deal sponsor to raise funds without borrowing money. Investors will usually become general partners in the offering while the syndicator acts as the managing partner. 

The number of shares investors purchase determines how much equity they have in the deal, but they do not have active voting privileges that allow them to make management decisions for the asset. Those are made by the managing partner. Like private REITs, real estate syndication deals have hold periods where shares can't be liquidated. If there is a secondary market or early liquidation option, it may come with a penalty. 

Generally, real estate syndication deals have buy-ins that are so high that investor accreditation is required to participate. But some of them accept contributions from self-directed individual retirement account holders. In either case, syndication deals are probably better suited for long-term investors. Investors interested in real estate syndication deals can find them on a number of platforms, including RealtyMogul and CrowdStreet.

Private Equity

Although the collapse of Silicon Valley Bank and news of layoffs at Alphabet Inc. and Meta Platforms Inc. have rattled the tech industry, the fact remains that investors can still make astronomical amounts of money through venture capital or private equity. In these deals, startups offer investors equity shares in their company at low prices. If the company should have a successful exit or go public, early investors can make generational wealth off just one deal.

That kind of upside is one of the main reasons the top 1% makes sure to dedicate a portion of their portfolio to private equity or venture capital. On average, they put about 9% of their investment portfolio in this basket. For most of its history, private equity offerings were the exclusive province of well-connected institutional investors like hedge funds or private investors, but that is no longer the case. 

The Jumpstart Our Small Businesses (JOBS) Act of 2012, allows nonaccredited investors to get in on the private equity party through equity crowdfunding. Now, nonaccredited investors can find equity crowdfunding offerings in a full range of business sectors on platforms like Wefunder and StartEngine .The upside in private equity, venture capital or equity crowdfunding offerings is tremendous, but the risk of loss of principle is comparatively high in relation to real estate. 

This is why the top 1% does not dedicate a majority — or even a large portion — of their portfolio to this sector. This is an area of investment that's best to dive into when the rest of your portfolio is fairly built out and generating solid returns — unless you have the stomach for high-risk/high-reward investing. 

Other Alternative Investments

The top 1% have a few other preferred investments they use to round out their portfolio. Precious metals such as gold, platinum and silver have long been highly sought after by investors. This is especially true during periods of high inflation. If you look at the price of precious metals through time, they almost always surge in value during periods of high inflation or stock market corrections. 

Some investors are so enamored with precious metals that they make up the majority of their portfolio, but this is not the case when it comes to the top 1%, which is averaging about 3 % of their holdings in gold. Gold and precious metals are available on several investment platforms, including Advantage Gold or Red Rock Secured. Investors can also buy gold through gold exchange-traded funds (ETFs) or mining stocks.

Another area where the top 1% are concentrating their investment dollars is niche alternative offerings such as art, wine and scotch. Masterpieces by Jean-Michel Basquiat or Leonardo da Vinci are selling for hundreds of millions of dollars. That kind of appreciation has allowed art investments to outpace inflation and surge in popularity. 

Classic cars and wines also are becoming popular investment options for the 1%, and in some cases, they have up to 5% of their portfolio invested in these passion pieces. Investors looking to get in on this action can do so through platforms like Vinovest or Masterworks . 

The Bottom Line

When you look at how the 1% invest, it's not hard to understand why they have so much success. Yes, they have the advantage of a large pot of money to play with, but the diversification strategy is something every investor can learn from. The risk of loss is always present, but by spreading that risk, they limit their chances of taking major losses over their entire portfolio at the same time.

Now that there are online platforms to invest in everything from wine and art to real estate, the regular investor has a better opportunity than ever to adopt the investing habits of the top 1%.

See the 2024 Solar Eclipse’s Path of Totality

A total solar eclipse is expected to pass through the United States on April 8, 2024, giving stargazers across the country the opportunity to view the celestial phenomenon in which the sun is completely covered by the moon.

The eclipse will enter the U.S. in Texas and exit in Maine. It is the last time a total solar eclipse will be visible in the contiguous United States until 2044.

Here's what to know about the path of the eclipse and where you can see it.

Where can you see the total solar eclipse?

The eclipse will cross through North America, passing over parts of Mexico, the United States, and Canada. 

The eclipse will enter the United States in Texas, and travel through Oklahoma, Arkansas, Missouri, Illinois, Kentucky, Indiana, Ohio, Pennsylvania, New York, Vermont, New Hampshire, and Maine. Small parts of Tennessee and Michigan will also experience the total solar eclipse.

Much of the eclipse's visibility depends on the weather. A cloudy day could prevent visitors from seeing the spectacle altogether.

When does the solar eclipse start and end?

The solar eclipse will begin in Mexico’s Pacific coast at around 11:07 a.m. PDT. It will exit continental North America on the Atlantic coast of Newfoundland, Canada, at 5:16 p.m. NDT.

The longest duration of totality—which is when the moon completely covers the sun — will be 4 minutes, 28 seconds, near Torreón, Mexico. Most places along the path of totality will see a totality duration between 3.5 and 4 minutes.

Where’s the best place to see the total solar eclipse?

The best place to witness the event is along the path of totality. Thirteen states will be along the path of totality, and many towns across the country are preparing for the deluge of visitors— planning eclipse watch parties and events in the days leading up to totality.

In Rochester, NY, the Rochester Museum and Science Center is hosting a multi-day festival that includes a range of events and activities. Russellville, Arkansas will host an event with activities including live music, science presentations, tethered hot-air balloon rides, and telescope viewings.

Why is looking at a solar eclipse dangerous without special glasses? Eye doctors explain.

The solar eclipse will be visible for millions of Americans on April 8, 2024, making many excited to see it — but how you watch it matters, since it can be dangerous for your eyes. 

A  solar eclipse occurs when the moon passes between the sun and Earth, blocking the sun's light . When the moon blocks some of the sun, it's a partial solar eclipse, but when moon lines up with the sun, blocking all of its light, a total solar eclipse occurs,  NASA explains . Either way, you need eye protection when viewing.

"The solar eclipse will be beautiful, so I hope that everyone experiences it — but they need to experience it in the right way," said Dr. Jason P. Brinton, an ophthalmologist and medical director at Brinton Vision in St. Louis.

Here's what to know to stay safe.

Why is looking at a solar eclipse dangerous?

Looking at the sun — even when it's partially covered like during an eclipse — can cause eye damage.

There is no safe dose of solar ultraviolet rays or infrared radiation, said  Dr. Yehia Hashad , an ophthalmologist, retinal specialist and the chief medical officer at eye health company Bausch + Lomb.

"A very small dose could cause harm to some people," he said. "That's why we say the partial eclipse could also be damaging. And that's why we protect our eyes with the partial as well as with the full sun."

Some say that during a total eclipse, it's safe to view the brief period time when the moon completely blocks the sun without eye protection. But experts warn against it. 

"Totality of the eclipse lasts only about 1 to 3 minutes based on geographic location, and bright sunlight suddenly can appear as the moon continues to move," notes an eclipse viewing guide published in JAMA , adding, "even a few seconds of viewing the sun during an eclipse" can temporarily or permanently damage your vision. 

Do I need special glasses for eclipse viewing?

Yes.  Eclipse glasses are needed to protect your eyes if you want to look at the eclipse.

Regular sunglasses aren't protective enough for eclipse viewing — even if you stack more than one. 

"There's no amount of sunglasses that people can put on that will make up for the filtering that the ISO standard filters and the eclipse glasses provide," Brinton said.

You also shouldn't look at the eclipse through a camera lens, phone, binoculars or telescope, according to NASA, even while wearing eclipse glasses. The solar rays can burn through the lens and cause serious eye injury.

Eclipse glasses must comply with the  ISO 12312-2 international safety standard , according to NASA, and should have an "ISO" label printed on them to show they comply. The American Astronomical Society  has a list  of approved solar viewers.

Can't find these, or they're sold out near you? You can also  make homemade viewers ,   which allow you to observe the eclipse indirectly — just don't accidentally look at the sun while using one.

How to keep kids safe during the solar eclipse

Since this eclipse is expected to occur around the time of dismissal for many schools across the country, it may be tempting for students to view it without the proper safety precautions while getting to and from their buses. That's why some school districts are  canceling classes early so kids can enjoy the event safely with their families.

Dr. Avnish Deobhakta, vitreoretinal surgeon at New York Eye and Ear Infirmary at Mount Sinai, said parents should also be careful because it can be difficult for children to listen or keep solar eclipse glasses on. 

"You want to actually, in my opinion, kind of avoid them even looking at the eclipse, if possible," he said. "Never look directly at the sun, always wear the right eclipse sunglasses if you are going to look at the sun and make sure that those are coming from a reliable source."

Brinton recommends everyone starts their eclipse "viewing" early, by looking at professional photos and videos of an eclipse online or visiting a local planetarium. 

That way, you "have an idea of what to expect," he said. 

He also recommends the foundation  Prevent Blindness , which has resources for families about eclipse safety.

What happens if you look at a solar eclipse without eclipse glasses?

While your eyes likely won't hurt in the moment if you look at the eclipse without protection, due to lowered brightness and where damage occurs in the eye, beware: The rays can still cause damage .

The harm may not be apparent immediately. Sometimes trouble starts to appear one to a few days following the event. It could affect just one or both eyes.

And while some will regain normal visual function, sometimes the damage is permanent. 

"Often there will be some recovery of the vision in the first few months after it, but sometimes there is no recovery and sometimes there's a degree to which it is permanent," Brinton said. 

How long do you have to look at the eclipse to damage your eyes?

Any amount of time looking at the eclipse without protection is too long, experts say. 

"If someone briefly looks at the eclipse, if it's extremely brief, in some cases there won't be damage. But damage can happen even within a fraction of a second in some cases," Brinton said. He said he's had patients who have suffered from solar retinopathy, the official name for the condition.

Deobhakta treated a patient who watched the 2017 solar eclipse for 20 seconds without proper eye protection. She now has permanent damage in the shape of a crescent that interferes with her vision. 

"The crescent that is burned into the retina, the patient sees as black in her visual field," he said. "The visual deficit that she has will never go away."

How to know if you've damaged your eyes from looking at the eclipse

Signs and symptoms of eye damage following an eclipse viewing include headaches, blurred vision, dark spots, changes to how you see color, lines and shapes. 

Unfortunately, there isn't a treatment for solar retinopathy.

"Seeing an eye care professional to solidify the diagnosis and for education I think is reasonable," Brinton said, but added, "right now there is nothing that we do for this. Just wait and give it time and the body does tend to heal up a measure of it."

A total solar eclipse will grace the skies over North America on Monday, one of the most hotly anticipated sky-watching events in recent years.

Weather permitting , millions of people in Mexico, 15 U.S. states and eastern Canada will have the chance to see the moon slip between Earth and sun, temporarily blocking the sun’s light .

The total solar eclipse will be visible along a “path of totality” that measures more than 100 miles wide and extends across the continent. Along that path, the moon will fully obscure the sun, causing afternoon skies to darken for a few minutes.

In all other parts of the continental U.S., a partial solar eclipse will be visible, with the moon appearing to take a bite out of the sun. Exactly how big a bite depends on the location.

The first spot in North America that will experience totality on Monday is on Mexico’s Pacific coast at around 11:07 a.m. PT, according to NASA .

After moving northeast across Mexico, the eclipse’s path travels through Texas, Oklahoma, Arkansas, Missouri, Illinois, Kentucky, Indiana, Ohio, Pennsylvania, New York, Vermont, New Hampshire and Maine. Slivers of Michigan and Tennessee will also be able to witness totality if conditions are clear.

In Canada, the eclipse will be visible in parts of southern Ontario, Quebec, New Brunswick, Prince Edward Island and Cape Breton, at the eastern end of Nova Scotia.

The timing of the eclipse and the duration of totality varies by location. Most places will experience around 2 minutes of darkness, but the longest periods of totality are typically in the center of the eclipse’s path.

This year, the longest stretch of totality will last 4 minutes and 28 seconds in an area northwest of Torreón, Mexico.

Below is a list of timings for some U.S. cities along the path of totality, according to NASA .

• Dallas: Partial eclipse begins at 12:23 p.m. CT and totality at 1:40 p.m. CT.
• Idabel, Oklahoma: Partial eclipse begins at 12:28 p.m. CT and totality at 1:45 p.m. CT.
• Little Rock, Arkansas: Partial eclipse begins at 12:33 p.m. CT and totality at 1:51 p.m. CT.
• Poplar Bluff, Missouri: Partial eclipse begins at 12:39 p.m. CT and totality at 1:56 p.m. CT.
• Paducah, Kentucky: Partial eclipse begins at 12:42 p.m. CT and totality at 2:00 p.m. CT.
• Carbondale, Illinois: Partial eclipse begins at 12:42 p.m. CT and totality at 1:59 p.m. CT.
• Evansville, Indiana: Partial eclipse begins at 12:45 p.m. CT and totality at 2:02 p.m. CT.
• Cleveland: Partial eclipse begins at 1:59 p.m. ET and totality at 3:13 p.m.
• Erie, Pennsylvania: Partial eclipse begins at 2:02 p.m. ET and totality at 3:16 p.m. ET.
• Buffalo, New York: Partial eclipse begins at 2:04 p.m. ET and totality at 3:18 p.m.
• Burlington, Vermont: Partial eclipse begins at 2:14 p.m. ET and totality at 3:26 p.m. ET.
• Lancaster, New Hampshire: Partial eclipse begins at 2:16 p.m. ET and totality at 3:27 p.m.
• Caribou, Maine: Partial eclipse begins at 2:22 p.m. ET and totality at 3:32 p.m. ET.

If you plan to watch the celestial event, remember that it’s never safe to look directly at the sun, including through binoculars, telescopes or camera lenses. Special eclipse glasses are required to safely view solar eclipses and prevent permanent eye damage.
