La tour CB16 se rebaptise Liberty Tower

N’en déplaise à certains, l’anglicisme à la cote à La Défense. Alors que la plupart des gratte-ciels du quartier d’affaires de l’Ouest parisien adoptent depuis quelques années déjà pour des noms à consonnance anglaise, une nouvelle tour historique vient d’emboiter le pas.

Partners Group, société internationale de gestion de placements dans les marchés privés, agissant pour le compte de ses clients, et son asset manager Arax Properties ont renommé dernièrement la tour CB16 en Liberty Tower.

Acquise en 2017 par Partners Group pour près de 170 millions d’euros , le building érigé au début des années 70, est l’un des plus anciens du quartier d’affaires. Bâtiment dit de « première génération », CB16, a été longtemps connu sous le nom de son occupant EDF-GDF. Au tout début des années 2000, le groupe public avait abandonné le gratte-ciel pour s’installer dans la toute nouvelle tour PB6, devenue tour Légende .

Après le départ de l’entreprise, Hines avait initié une importante restructuration du bâtiment de 28 000 mètres carrés. L’édifice a accueilli, jusqu’à il y a peu, l’entreprise canadienne de services-conseils en technologie de l’information CGI (anciennement Logica) ainsi que la multinationale Rio Tinto.

Pour redonner un nouveau souffle à cette tour colorée d’une façade vitrée verte, Partners Group et Arax Properties ont initié au cours des vingt-quatre derniers mois une nouvelle rénovation.

L’offre servicielle du bâtiment a été entièrement réinventée, avec notamment l’ouverture d’un plateau de services au dernier étage offrant aux utilisateurs des salles de réunion avec des équipements « à la pointe de la technologie », un espace de coworking, un skybar et son lounge. Le tout se déploie sur un millier de mètres carrés avec des vues uniques sur La Défense. Les services comprennent également un espace fitness et une salle bien-être inaugurés cette année, un restaurant d’entreprises et une cafeteria.

« Avec vingt-quatre baux signés ces deux dernières années, représentant plus de 13 800 mètres carrés, Liberty Tower a établi un nombre record de transactions pour le marché de La Défense », se félicitent Partners Group et Arax Properties. Le building a su séduire notamment le ministère de l’Intérieur, une filiale d’Enedis, SGD Pharma, Sandvik ou encore Convera.

« Nous avons travaillé au repositionnement de cet immeuble en partenariat avec Arax Properties afin de mettre en place une offre servicielle de haut niveau pour un usage multilocataires. Les résultats locatifs confirment la pertinence du nouveau positionnement de Liberty Tower et l’adéquation qui existe entre notre offre locative et les attentes du marché », confie Philippe Dewevre, Head of Private Real Estate Asset Management Europe, Partners Group.

« Notre stratégie de flexibilité a pour vocation d’offrir plus de liberté à nos locataires dans leurs choix. Nous avons finalisé la signature de plus de 13 800 mètres carrés à des utilisateurs publics et privés (dans les secteurs de l’IT, du conseil et de la santé) et pour des surfaces allant de 250 à 3 400 mètres carrés. Nous affichons un taux d’occupation de plus de 60 % et poursuivons la commercialisation des étages les plus élevés, avec des surfaces disponibles entre 250 et 6 000 mètres carrés », rajoute Loïc Cohen, Partner, Arax Properties.

Liberty Tower qui dispose à ce jour d’environ 11 000 mètres carrés de bureaux disponibles est commercialisée dans le cadre d’un mandat quadri-exclusif avec CBRE, BNP Paribas, JLL et C&W. Les sociétés Tétris (design & build), Creartchi (architecture d’intérieur) et Impact Communication (marketing) sont intervenues sur la régénération de la tour.

We begin our Moscow tour beneath the city, exploring the underground palace of the Moscow Metro. From the Square of Revolution station, famous for its huge statues of soviet people (an armed soldier, a farmer with a rooster, a warrior, and more), we’ll move onto some of the most significant stations, where impressive mosaics, columns, and chandeliers will boggle your eyes! Moreover, these stations reveal a big part of soviet reality — the walls depict plenty of Propaganda , with party leaders looking down from images on the walls. Your local guide will share personal stories of his/her family from USSR times, giving you insight into Russia’s complicated past and present. Then we’re coming back up to street level, where we’ll take a break and refuel with some Russian fast food: traditional pancakes, called bliny. And then, stomachs satiated, we are ready to move forward! We’ll take the eco-friendly electric trolleybus, with a route along the Moscow Garden Ring. Used mainly by Russian babushkas(grannies) during the day, the trolleybus hits peak hours in the mornings and evenings, when many locals use it going to and from their days. Completed in 2015, Tower D2 replaces the Veritas office building, erected in 1984. Atypical in form, it is one of the most emblematic achievements of the Franco-American duo Anthony Béchu and Tom Sheehan. Its ovoid appearance makes it an icon of a generation of buildings, of which the Agbar Tower in Barcelona, designed by the Ateliers Jean Nouvel, and the 30 St Mary Axe in London, signed by Norman Foster, are the icons. Its façade is covered with a metal mesh that contributes 50% of its stability.

D2 was the first high-rise building in France with a concrete core and an exotic steel load-bearing structure. Resolutely innovative and designed to optimize space, it offers a capacity of 4,200 workstations on 49,000 sq.m. of floor space.

The use of the latest green building technologies enables D2 to achieve excellent environmental performance validated by HQE and BREEAM certifications, BBC RT2005 labeling and compliance with RT2012.

In March 2015, the D2 tower received the prize in the "New Offices and Retail" category at the Archi Design Club Awards. In September 2015, it won the "Habitat and Environment" category of the "Trophées du Bien-Être" and in October 2015, it received the Eiffel Steel Architecture Trophy in the "Working" category as well as the Emporis Skyscraper Award (3rd place).

In the vicinity of the tower, public spaces that improve the link between the La Défense forecourt and the town centre of Courbevoie. The site on which D2 now stands was until then a real rift between the business district and the town of Courbevoie. Also, beyond the real estate project, the challenge was to create a link between these two spaces hitherto dissociated from each other by the Boulevard Circulaire.

The developer invested 35 M€ HT in the public spaces, i.e. :

• the construction of two engineering structures (Corolles Square and Square D2) from scratch,
• the complete modernisation of the Reflets public car park (1,000 parking spaces),
• the creation of a local service specific to the tower,
• the establishment of a direct link with the Place des Reflets on the one hand, and with the Place de l'Iris on the other hand, via the creation of a staircase and the installation of a double lift on the Alsace footbridge,
• the re-branding of the Boulevard Circulaire as a more urban boulevard.

Paris La Défense carried out the development work at the same time as the tower. This concomitance of operations was made possible by the developer's implementation of site coordination measures ensuring rapid completion of the project (3 years) with a minimum of inconvenience and nuisance for local residents.

A word about the architects

The tandem Anthony Béchu and Tom Seehan was formed in 2007. Béchu took over the agency from his father in 1986 and developed it around urban planning and design, through equipment and housing. Among his main achievements, he leads with Gino Valle and Fernando Urquijo the renovation of the Edouard VII block in the 8th arrondissement of Paris. Trained at the American School of Art in Fontainebleau and the University of Cincinnati, Tom Sheehan moved to Paris in 1989. He created his agency in 1997, after working for several years as a project manager in the agency of Michel Macary and Aymeric Zublena. The duo only produced the D2 tower at La Défense.

As steel beams rise from the ground at the future site of Liberty University’s Champion Center, university planners have been hard at work enhancing interior features so the grand facility can better serve visitors, students, faculty, staff, alumni, and the community.

The Liberty University Board of Trustees recently voted to rename the project The Champion Center to more accurately convey the building’s intended purpose.

The 68,000-square-foot facility located next to the Hancock Welcome Center will serve multiple functions, all with the goal of presenting and preserving the original mission of Liberty University: Training Champions for Christ . As an extension of the welcome center, the Champion Center will regularly host prospective students and their families. Creative displays, videos, and interactive content will contextualize Liberty’s history and growth in light of its mission and share how Liberty has remained a distinctly Christian institution committed to the Great Commission.

Starting with the Heritage Showcase area, guests will be inspired by the miracle of Liberty Mountain and challenged to become a Champion for Christ . In The Core, an open room with a 360-degree screen, visitors will learn all that Liberty has to offer its students. A separate Rising Flame Theater will feature an 1,800-square-foot, curved screen, stage, a state-of-the-art sound and lighting system, and seating for up to 270. The building will also feature a Path of Champions with interactive displays and videos showing Liberty graduates who are Champions in their career fields.

While the Champion Center will serve as a central hub for visitor events, including Liberty’s widely popular College For A Weekend held twice a semester, many of the rooms have been designed to accommodate other Liberty-sponsored events throughout the year, making the entire building a multifunctional space. In addition to the larger gathering spaces, the facility will have seven smaller meeting rooms for guest and student use.

Last fall, the administration identified the need for a dedicated campus event space with seating for about 2,000. At twice the size of the Montview Student Union Alumni Ballroom, where the university currently holds many of its large events, the new Event Space at the Champion Center will be the largest meeting room of its kind in the Lynchburg area. The room can be divided in half or quarters for hosting smaller events or breakout sessions and could be made available for community use.

Another primary feature of the new center is the Prayer Room, designed solely for prayer and worship. The room will be open to guests and all members of the Liberty community 24/7, year-round, and will be managed and staffed by Liberty’s Office of Spiritual Development. Through streaming technology, students in the online program and alumni all over the world will be able to join with Liberty in prayer. Smaller breakout rooms are also planned for students and families to gather and pray. The Gospel message will be presented in multiple areas of the center, and people who wish to talk to someone about their decision will be pointed to the Prayer Room.

Liberty’s administration also determined a need for more lounge and gathering spaces for current students and faculty and staff, so updated plans call for a 24,000-square-foot rooftop plaza. With stunning views of the Blue Ridge Mountains, fire pits, areas to relax and study, and the first outdoor Wi-Fi-accessible location on campus, the space will be a favorite of students and visitors.

In conjunction with the Champion Center, plans also call for the Jerry Falwell Museum, currently housed at the Jerry Falwell Library, to be relocated to the Hancock Welcome Center, so guests will also have the chance to learn more about Liberty’s founder and the original vision God gave him to establish Liberty University and its related ministries.
