Once in a lifetime experience!

My daughter and I went to the Omo Valley with Awaze Tours and wow what an amazing and unforgettable trip! We felt very safe! We had to honor of having Mulu as our driver and Addis as our tour guide. Addis lives in one of the cities in which we stopped at so that alone shows how knowledgeable he truly was about the Omo Valley. Mulu and Addis both went above and beyond to take care of us and make sure we learned about the tribes of the Omo Valley and about Ethiopia in general. All of the hotels were really good (of course, it is Africa, so not all of them had A/C) and the food was incredible. If you want to, bring small toys or candy to share with the kids of the tribes or kids that you see anywhere in Ethiopia (they really loved that!). We also gave away some clothes to the adults if that is something you want to do. If you are debating on whether or not to visit Ethiopia with Awaze Tours, this is your sign to book now!

I absolutely reccomend Awaze Tours organised and ethical . Guides Drivers and vehicles are first rate and accommodation and food was great . I am a 79 year old solo traveller and was looked after so well. Ethiopia is a wonderful country and I saw so many interesting places on my visit I was in Lalibela when orthodox Christmas was celebrated . Such a fabulous experience. The tribes of South Omo Valley were fascinating. I enjoyed every second of my visit to Ethiopia cwith Awaze Tours .

What a fabulous experience we had with this amazing tour of the Omo Valley! Our guide Joshua and driver Eskinder were excellent, patient and knowledgeable. We had so much fun traveling 8 days with them. The hotels were very good. It was once in a life time experience seeing the indigenous tribes. We learned so much. We also enjoyed the local food. If you are an adventurous person and like to travel off the beaten path, then I highly recommend doing this very unique trip with Awaze tours.

I was traveling, a lone female, in Ethiopia when most of the world was in lockdown in March so there were very few tourists. I have never felt so happy, safe and well looked after in my life. The guides were first class, as was the driving and hospitality. The trip was extremely well organised, taking in breathtakingly beautiful and historic locations, and they were happy to make alterations in the itinerary to suite me, adding places of special interest. I cannot recommend this Ethiopian company highly enough. Nothing was too much trouble for them, from calling them in the night (they were very upset if I didn't if there was a problem), to driving around Addis Ababa re airlines tickets, Covid tests etc, standing in queues with me and locating contacts etc., all with grace and charm.

My wife and I had a great time with Awaze Tours in Jan 2020. Planning our trip with Habte was easy. We were taken care from the time we arrived at the airport to the time we departed. Amare was our driver guide from Jan 6-21. He was excellent. He coordinated our accommodations and local tours with local guides. He even walked with us during the Timkat procession in Gondar. The local guides were very good and they made great efforts to give us a great Ethiopian experience. Most of our accommodations are great except for Abay Minch Lodge in Bahirdar which is dated and the hotel in Axum, name I can not remember, which had small room and no elevator.

I want to travel with Awaze Tours and need some information from first hand. Are they O.k:?

I can't recommend them enough. First time I have gone straight to a local agent, rather than use a UK based agent to organise everything and it worked out really well. I spent three weeks doing a lot of travelling around with them and i don't think a single thing went wrong.

Habte was great on email, replying promptly etc and i don't think he even took full payment until we got to Ethiopia. 100% recommended. and a big thank you to our driver, Antoun who literally did go the extra mile, while we flew, he drove from north to south just to stay as our driver.

This post was determined to be inappropriate by the Tripadvisor community and has been removed.

We have used them twice, in 2013 and just recently, and are very happy and satisfied with their services and staff. Their tours were high points for my Ethiopian son and me. Thank you Habte and Rich!

Cancellation charge to high needs looking at.

We booked a holiday in February for middle of May. Then my husband who is suffering from cancer had a relapse and is getting worse and can’t travel as he is bed ridden. So we had no option but to cancel so I rang to cancel in March but I was told all we would get back was £182.00. The holiday was £495.00 in total so in affect I was told the cancellation charge was £313.00. Totally would not use this company again as it is a genuine reason to cancel.

Holiday Cottage Owners Beware

Holiday Cottage Owners Beware. Do not use this company to rent out your cottage with cottages.com or any of their subsidiaries. If I could put ZERO I would. They organise maintenance work on your cottage then withhold ludicrously high amounts of money. We have had a so called plumbing bill for over £6,000 sitting in our account with them not providing any invoices to justify this amount. They are still taking bookings and use the money paid over by guests to pay down this fictional "plumbing" bill. I have written to them, emailed them. I've had assurances that it will be sorted out. I have personally paid the plumber £2,200 so he says he is not putting in a further bill of £6,000 for removing the bath side to investigate the flooding issues. It's like having an audience with God to speak to them on the phone plus it notches up a premium rate charge to listen to music, then the person who eventually answers does absolutely nothing! Sending registered post letters is a waste of time. Their idea of 'we'll get back to you shortly ' is 6 or 8 weeks later if at all! They have a team in the town near my cottage who I'm sure, if allowed, could run the job without a problem but instead cottages.com have made everything central, one hand doesn't know what the other is doing and no one communicates. Shabby, absolutely shabby. My next port of call is ABTA and Trading Standards.

I booked a cottage in January but then…

I booked a cottage in January but then had to cancel due to a serious health condition that arose shortly before the holiday, requiring urgent surgery. We had paid in full and were told we were only entitled to a 10% refund given the length ot notice. We understood that. I cancelled straight away, only to be told that I am not even getting the 10% back. Very dishonest. I will not book with this company every again.

Bitterly disappointed with Awaze this…

Bitterly disappointed with Awaze this year. This is our third year with them when they started as cottages.com. We have the highest rating, excellent reviews yet we have no bookings from May- Sept this year. Their booking system is ridiculous. They are showing our property online as “unavailable”. It IS AVAILABLE. On the rare occasion you can actually speak to someone at Amaze they talk in this ridiculous jargon that only they understand, like “dynamic pricing” and they talk in percentages which make no sense. I just want plain English please! They do not reply to my emails. We have had customers stealing things in the past and Awaze say it’s nothing to do with them. We have had people bringing dogs but not declaring them or paying extra, again nothing to do with them. It seems that the only thing that is to do with them is raking in big chunks of money from us for doing nothing at all. We charge customers £20 to bring a dog due to extra cleaning involved and Awaze even take a chunk of that!! I would not recommend them now and we will be leaving them.

Owner of a holiday home portfolio

I have a portfolio of holiday homes and find Awaze highly professional and priced in line with the market. However if you are a hobby holiday home owner who only wants 'nice' people as guests or to use the home primarily for themselves they won't find Awaze to their liking. Last year I had over 200 nights let at each property & their forecasts were more accurate than Sykes. If you don't get the let's perhaps the home is not correctly located, maintained or priced. If you are running a holiday home as a business & not an emotional hobby then use them!

Owners beware!

Owners beware! We recently enlisted cottages.com to market our (until now) very successful holiday rental. We went live with our first booking three weeks ago and have had only problems since it started. There was a lack of communication within the company which led to our maintenance team not being given any of the bookings. This meant our first guests showed up to a completely empty property - no bedsheets or toilet paper etc. Since we have guests left with no heating for three days as no one replied to them asking for how to work the heating. The listing also falsely advertised that have a TV (which we don’t) and that we have more beds than we do. And each time the company contact me to sort it out as though it is my error and not theirs. We took them on as a management company to make our lives easier as we were expecting a second baby. Now, days after giving birth I’m having to try and rectify their serious errors. Not impressed. We are currently seeking to break our contract early for incompetence, we would urge other owners - and guests!- to steer clear.

Dreadful company - do not host through them.

My father signed up his holiday let with this company 12 months ago. He soon realised he'd made a mistake (the photos they took were bad, the location was incorrect), but as an owner, you're tied in for 18 months minimum (you can't give the 6 months notice until the 12 months have passed), and THEN the problems start. They make it very difficult to leave, by saying that it has to be dealt with via a phone call by their "Customer Retention Team". This is ridiculous, because the decision has been made by my father to leave them (having only had one, yes, ONE booking), and it seems they are hell-bent on not letting owners go. I'm so exhausted trying to deal with them and getting the contract terminated. They are the worst company I've ever dealt with. Our advice - do NOT host with Awaze.

Avoid this company

Avoid this company. There should be a zero rating. I have now cancelled the contract we had for letting our home with Awaze. They have no customer service, do not respond to emails and use in house contractors that have no experience and are very expensive. Despite cancelling the contract 6 months ago they are still advertising our property on various different portals and seem incapable of assisting in getting the house taken off them.

As an owner avoid completely

As an owner avoid completely. They are in a death spiral. Offices are understaffed, as admitted by the office manager they don’t reply to messages and are uncontactable. My boiler failed 2 days before guests were due and I notified the management offices several times with no reply. They did not notify the guests of the problem and then called me to tell me the boiler was broken during the stay. Their whole booking and management service to owners is shocking. Owned by US private equity firm with zero duty of care to owners and renters.

Apparently have a ccj for a cancelled holiday

Cancelled my holiday due to running from DV and harassment. They ordered a ccj without my knowledge. Their excuse is that they emailed me and sent me letters. I've moved and I've only just been able to recover my email. Shockingly they won't supply the ccj paperwork. Absolutely parasites! Makes me want to cancel the other holiday I have booked with hoseasons.

Do not use this company

Do not use this company. Absolute shocking service. Have been served a CCJ over a £80 cancellation fee which I struggled to pay due to being out of work after loosing my job. It would have cost them at least £35 to do this. Disgusting company. Will never book anything associated with this company again!

Property Owners AVOID…

Property Owners AVOID…. We are now going to serve notice on cottages.com or Awaze or whatever they call themselves now. You have no control over who books your property. Our property is designed with families in mind, not party bookings or worker bookings but they allow anyone to book and then when you try and remove dodgy bookings they charge you (even though your guest policy is clear). We have had yet another broken weekend with hearing loud music and disco lights coming from our pride and joy holiday let … we also have unlimited owner bookings but despite spending all night (whilst worrying about what state our property will be in later) trying to owner book every gap we have now the portal is saying excess charges will apply ….. and don’t even bother trying to ring them unless you have an hour to spare waiting for someone to pick up the phone to only then be rude and unhelpful. AVOID IS OUR RECOMMENDATION. STICK TO AIRBNB WHERE YOU HAVE CONTROL OVER YOUR LISTING, PRICING AND WHO STAYS.

As an owner absolutely dreadful…

As an owner absolutely dreadful company. Never seen such incompetence in my entire life. The experience has got so bad we have solicitor looking at how we can exit contract as we have never agreed to operate by these. Awaze are truly dreadful in every sense. Website is rubbish, customer services is absolutely dreadful. Bookings are poor. Can’t contact the office of your property but have to go through Head office which is opposite end of country. They are not interested at all and I feel it’s a company in downward spiral. Property performed so well till these took over. Property now is booked out more but I receive less revenue due to the contestant raising of fees, services etc. c New owners should avoid at all costs! I can’t wait to exit this company and go with Sykes, who appear to be much better in reviews.

Great place to stay with amazing views

We stayed at haven view on may 27th 2023 we had fabulous week the house was very comfortable and welcoming with gifts on arrival 😊. Its in the ideal spot for travelling to local areas with an amazing view from the front widows .The surroundings area is just beautiful and with a trip to see the puffins was amazing . Would recommend 👌.

AVOID THESE CON ARTISTS 🎨

I paid £25 low deposit for a family break I had to cancel as I couldn't make it any more as a family couldn't make it so I cancelled with 3 months notice... I have now received a CCJ letter demanding the rest of the deposit plus court fee's 🙄. Absolutely Con artists 🎨... Conning people out of the hard earned money, I was happy to lose the £25 as it's on me. I had to cancel, but to receive CCJ is an absolute disgrace. Avoid this Company at all costs. Hoseasons is the name this company uses be aware.

If you have a cottage you want to use as a holiday let, DO NOT USE THIS COMPANY. They get very little business for you, have no interest in supporting you and are interested in money only. AVOID USING THEM, LETS MAKE THEM GO INTO LIQUIDATION

This company disgusts me

These people are money grabbers using the low deposit as a complete scam. If you fail to honour the booking and don't pay they threaten legal action until you put a payment plan in place. I had two holidays booked on a low 25 pound deposit and had to cancel due to my autistic sons ill health. They now want over 700 from me. Let's put this company on watchdog.

Its a shame you can give a 0 star

Its a shame you can give a 0 star. Went to Sandels Marsh with Cottage.com. Place advertise 5 star . we had problem after problem.The customer service is appalling. Went through complaint procedure & I took them to Arbitration & lost due to them no telling me that they are booking agents & take no responsibility for owner properties. Took my Dad & family away & cost us £3200 for a week. Not worth anymore that £1.600 to £1800 . Dirty cups on arrival. Rusty dirty backing dishes & trays . hot tub only 1 jet working. BBQ all dirty & rusty. place not clean . Text for owner saying sometimes don't have time to clean in 6 hrs turn around. Had an over change while we where there paying for property. Lots more to many to list.

Disgusting, Vile, STAY CLEAR!!

Disgusting, vile.... Booked a holiday but due to a change in circumstances could no longer do the holiday. I was happy to lose the deposit, but was served with a £280 cancellation fee, despie fact I cancelled over 7 months prior to the holiday! The first I heard about the cancellation fee was when they sent an email about a CCJ if I didn't contact them! I don't know who on earth they think they are but alienates from what was once a nice reputable company to deal with (Hoseasons). After reading the reviews I have contacted BBC Watchdog to investigate into the company and have had no acknowledgement that my payment has been received, so considering billing awaze for my administration fees for having to chase this and will happily serve them with a CCJ!
