MALDIVES APPROVED LOCAL ISLAND GUESTHOUSES & HOTELS

Under the Tourism Ministry guidelines, all tourist accommodation facilities which includes resorts, guesthouses and vessels must secure approval from the Ministry of Tourism before resuming operations.

All tourism facilities including local island guesthouses and hotels must have received approval from the Ministry of Tourism and have processes and plans in place to operate within the guidelines laid out by the Maldives Health Protection Agency (HPA).

my partner and I were separated due to the pandemic and we are planning to reunite in the Maldives. Currently there is no other option for us, therefore we are looking for a place to stay that is approved by the Ministry of Tourism and not too expensive. I've been checking the resorts listed one by one, but it is very time consuming. It would be nice to find places that are around 3000€/3500$ per month.

Also, I didn't quite understand if tourists are ONLY allowed to stay in the listed resorts or if those are simply suggestions. And in the guidelines for traveling during the pandemic it said that: "All tourists shall be met by an authorised representative from a tourist facility at the arrival airport." Can someone explain what exactly that means? Do we need to ask someone from our chosen resort to come get us from the airport?

Hi Kira and welcome to the Maldives forum.

The word "resort" is used in The Maldives to describe the unique set up of one hotel occupying it's own island and there being nothing other than the hotel and it's facilities (restaurants, bars, spa, pool, gym, dive centre etc) on the island.

You may find a room at a guest house or hotel on what is known as a "local" or "inhabited" island where Maldivian people live and work, but due to the COVID public health emergency these will not reopen to tourists until 15 October at the earliest and you don't mention how soon you're considering travelling. You should be aware that Sharia Law applies on local islands, so there is no alcohol or pork available and moderate dress must be worn at all times. Beach/swimwear must only be worn if the island has a designated "bikini beach" area and not outside of that area.

It is usual for a representative of a resort to meet guests on arrival at Velaana International Airport ( Male ) and to assist them with their onward transfer.

If you were to consider a stay on a local island you would need to make arrangements for a representative of the guest house to meet you at the airport to satisfy current requirements.

Do also be aware that from 10 September you'll need to provide a Certificate confirming a negative PCR test result for COVID, with the test taken 72 hours before you depart your home country.

Another thing to be aware of, Kira, is that you will be issued on arrival with a visa allowing you to stay for 30 days. Any longer than that and you need to apply for another visa.

We were planning to stay around 30 days since our budget is limited, but in case we decide to stay longer I'll remember that, thanks :)

We were hoping to fly out mid October, so maybe we'll be lucky and find something cheaper. If not, we might just go for two weeks since that is better than not seeing each other at all.

I wasn't aware of the Sharia Law, but we'll have no problem adhering to those rules.

I already checked that we can take the test at our respective departure airports, so that shouldn't be a problem.

New Integrated Tourist Resort Regulations Announced by Tourism Ministry

The Ministry of Tourism has publicised new regulations governing the development and operation of integrated tourist resorts on inhabited islands. These provisions aim to promote tourism while ensuring that development activities remain harmonious with the local communities and ecosystems.

According to recent guidelines, developers have the green light to set up individual tourist resorts, hotels, and other related facilities tailored for tourists within integrated resorts. These resorts are required to offer restaurants and snorkelling facilities catering to both resort guests and other visitors. Furthermore, if a project necessitates land from an inhabited island, developers are bound to rigidly follow the Ministry’s procedures and rules related to land allocation.

Furthermore, these integrated resorts aren’t restricted solely to inhabited islands. They can also expand operations by reclaiming lands and lagoons. However, there are specific rules regarding location,  guidelines have been set: land allocated for a tourist resort within an integrated complex must be on the island’s outer edges, and resorts on uninhabited islands or lagoons can develop an additional tourist facility occupying up to half the total area.

Any individual hotel within the resort should occupy no more than 85% of the pre-allocated land area.

Additionally, the Ministry has approved the establishment of yacht marinas within these integrated tourist resorts. A fee structure has been introduced for existing alternatives moving towards a transition to the integrated model. They would be required to remit either $1 million or MVR 154 million upon conversion.

The license duration for operating such an integrated tourist resort is set at 20 years.

Tourism Ministry Establishes New Integrated Tourist Resort Regulations

The Ministry of Tourism has publicised new regulations governing the development and operation of integrated tourist resorts on inhabited islands. These provisions aim to promote tourism while ensuring that development activities remain in hand with the local communities and ecosystems.

According to recent guidelines, developers have the green light to set up individual tourist resorts, hotels, and other related facilities tailored for tourists within integrated resorts. These resorts are required to offer restaurants and snorkelling facilities catering to both resort guests and other visitors. Furthermore, if a project necessitates land from an inhabited island, developers are bound to rigidly follow the Ministry’s procedures and rules related to land allocation.

Furthermore, these integrated resorts aren’t restricted solely to inhabited islands. They can also expand operations by reclaiming lands and lagoons. However, there are specific rules regarding location,  guidelines have been set: land allocated for a tourist resort within an integrated complex must be on the island’s outer edges, and resorts on uninhabited islands or lagoons can develop an additional tourist facility occupying up to half the total area. Any individual hotel within the resort should occupy no more than 85% of the pre-allocated land area.

Additionally, the Ministry has approved the establishment of yacht marinas within these integrated tourist resorts. A fee structure has been introduced for existing alternatives moving towards a transition to the integrated model. They would be required to remit either USD 1 million or MVR 154 million upon conversion.

The license duration for operating such an integrated tourist resort is set at 20 years.

Tourism ministry introduces regulations for long-term resort villa rentals

The Ministry of Tourism in the Maldives has unveiled a set of new regulations aimed at governing long-term villa rentals within resorts.

The “Regulation on Long-Term Rental of Villas or Rooms on Strata Basis” officially took effect on Tuesday.

Per these guidelines, any villa within a resort or integrated resort must be registered with the Ministry of Tourism before it can be rented out for extended periods. A registration fee of MVR 5,000 is payable to the Maldives Inland Revenue Authority (MIRA).

The regulations outline that long-term rentals encompass various types of accommodations within resorts, such as:

  • Standalone villas
  • Standalone rooms
  • Individual rooms within a building
  • Individual apartments within a building
  • Entire beachfront buildings

The regulations also permit long-term leases to be arranged either before or during the construction phase of a rentable property.

In cases where resorts violate these regulations by renting rooms or villas for extended periods without adherence, fines will be imposed as follows:

  • First violation: MVR 25,000
  • Second violation: MVR 50,000
  • Subsequent violations after the second: MVR 100,000

It is noteworthy that even prior to the introduction of these regulations, some resorts in the Maldives had already been offering long-term villa or room rentals.

The introduction of these regulations aims to ensure transparency and accountability in long-term villa rentals within the country’s renowned resort industry.
