Why Invest in 360-Degree Tours and How to Get Started

I was an early adopter of 360-degree tours for listings in 2014 because I saw both the value in distinguishing myself from the competition and the benefits for buyers and sellers alike. We’ve used them for every listing no matter the price point, and our portfolio includes over 120 tours across various platforms.

Today there are more options than ever to capture and display listings.

So why should you be using 360-degree technology?

“Prospective buyers who contact an agent after taking an online virtual tour are far more likely to be serious about buying the property than the neighbor and their friends who show up at an open house for something to do over the course of a weekend,” says Brad Filliponi, co-founder of BoxBrownie ., a 2018 National Association of REALTORS® REACH partner.

Working With a Professional

According to Smigrod, more than 50% of all real estate agents outsource real estate photography and virtual tours to professional real estate photographers.

“As a real estate agent, if you have a multimillion-dollar listing, are time-poor or want ultra-premium results, you should always hire a professional,” he says.

Hiring a professional to create a standalone 360-degree tour will typically cost around $200. The 360-degree tour service is often sold either as part of a marketing package or as a package add on. Searching for local providers in my area in Minnesota, the results showed that several companies offer packages that include photos, a virtual tour and a floor plan for between $340 and $475. Most quoted a turnaround time between 24 and 48 hours.

Many camera providers also have a network of photographers, with a directory on their websites where interested clients can book directly with the photographer. For example, Asteroom has on-demand photographers in over 70 metro areas. Clients can book with the photographer for a $299 package that includes a 3D tour, floor plan, 30 MLS shots and virtual twilight shots.

Going the DIY Route

Creating DIY 360-degree tours isn’t as out of reach as it may seem. In fact, Smigrod says he’d prefer to do so.

“In this piping-hot market, with such easy access to the 360-degree cameras and photo editing technology, if I were [an agent], I would definitely be shooting 360-degree virtual tours myself,” he says. “It gives you an instant advantage over your competition.”

There is an upfront cost to think about. Going DIY means acquiring the necessary technology if needed and covering ongoing hosting fees. Smigrod recommends deciding on which platform first, then picking out a camera and additional equipment. The process to create, capture and edit a tour is different for each platform, and the way the properties are displayed and navigated differs, so choose your preferred platform and then find a compatible camera.

Hosts charge either a flat fee or an ongoing monthly payment. BoxBrownie offers a flat fee per tour, starting at $16. Asteroom is $59 per tour. Ricoh costs around $45 a month, and Matterport ’s most popular plan is $69 a month.

Then it’s time to pick equipment. For DIY 360-degree tours you’ll need:

  • Memory card

For cameras, Insta360 offers a package that includes the One X2 camera, a tripod and a memory card for around $500. Ricoh’s Theta line ranges from $300 to $1,000 for the camera alone; you can add a good tripod for about $100.

If you’d like to skip the camera altogether and use your phone instead, Asteroom offers a DIY kit that includes a tripod and rotator. The cost for the pair is $110. If, however, you decide you want to use a camera, the kit is also compatible with Ricoh, Insta360 and Trisio cameras.

Though the upfront cost might feel like a heavy lift, shooting virtual tours yourself is much more affordable than hiring a professional every time, says Filliponi.

Testing the Options

I tested a number of platforms. Five of those were done by professionals. For the others, I opted for DIY with a few different camera options.

I found the DIY process straightforward. Using one of the above-mentioned apps on my phone and a camera on a tripod, each 360-degree tour took from 20 to 30 minutes. The Matterport app did require some work to make sure shots were aligned properly to stitch together; each of the others simply had me label the panoramic photos prior to uploading. Ricoh’s tour platform required adding navigation points and choosing starting points. Of the DIY options, only Asteroom included a floor plan; the others required uploading your own. Ricoh plans to release an automated feature to create floor plans from the 360-degree images in the near future. There can be discrepancies in room measurements and overall square footage among platforms. "We really hang our hat, so to speak, on our degree of accuracy," says Michael Vervena, VP of sales & marketing for iGuide. "We know from studies buyers want accurate and reliable listing information. Accurate square footage and room dimensions are critical for providing the best service for buyers and sellers so they can easily make informed decisions."

Using Tours on the MLS

Using 360-degree tours on the MLS requires that you take steps to ensure you’re in compliance with MLS policy. First, make sure the tour is unbranded .  Next, there can’t be any external links within the tour—you’ll want to comb all aspects of the tour, including the map and disclaimer, to make sure there are no external links. Most companies are aware of this requirement and have the option to turn off the links to make the tours MLS-friendly. Be sure to verify compliance ahead of time to avoid a fine from your MLS.

Now, let’s dive into the specifics of making a real estate virtual tour!

Step 1: Get Your Equipment Ready

Based on the type of virtual tour you intend to shoot, decide on the right software, camera, and other accessories.

If you’ll be using your phone, I suggest buying a fisheye lens adapter to help you get wide-angle shots.

You can invest in a full-fledged DSLR camera for a more professional approach, but it might cost you a small fortune. Don’t forget to purchase a rotating tripod for more stability while you shoot 360-degree views of your rooms.

Next, pair your camera with the ideal software from the earlier list. Remember that your choice also depends on your video editing knowledge and how much you want to be involved with the tour creation process.

Step 2: Plan Your Virtual Tour

Plan the shots by following a prospective buyer’s path when checking out the house.

Your route should be logical, starting from the front door, passing through each room, looking inside closets and bathrooms, etc.

You should also mark where you’ll place your camera to take 360-degree photos.

Ideally, it should be in the center of the room, but small spaces or long hallways will require other camera placements.

Step 3: Clean and Stage the Home in Preparation

A crucial part of preparing the house for your photoshoot is cleaning it thoroughly, especially if it’s still lived in.

Pay attention to windows, mirrors, and other reflective surfaces that indicate a home’s cleanliness.

Otherwise, potential buyers might be put off by any cluttered or dusty areas.

Plus, it’s a good idea to stage the home. Home staging means adding and arranging furniture pieces, accessories, or rugs to give each room an appealing look.

Step 4: Do Lighting and Camera Tests

Test your equipment and make any necessary adjustments.

How to Make a 360° (3D) Virtual Real Estate Tour with iPhone/Android

Here’s how you can achieve decent results by making a 360° virtual real estate tour with your smartphone.

Step 1: Use the Google Street View App

After following the instructions from earlier (planning your shots, doing tests, and home staging), download this app from the Play Store or App Store.

  • Tap on the camera icon, select “Take Photo Sphere,” then point the camera to the orange dot.
  • Take the first photo and repeat the same process until the green box appears.
  • Click on the green box, then select the options to share or save your creation.

Step 2: Upload the 360-degree Images to Your Virtual Tour Software

In this step, you’ll use another mobile app to create your virtual tour called My360.

After signing up, create a new tour profile before clicking “+ Spheres.” You’ll then be prompted to upload the photos you’ve taken.

Wait until the upload is over before you close the app.

Step 3: Finish Creating the Tour Using the Desktop Version

I advise switching to the My360 desktop app to give you maximum control over your photo editing experience.

Once you type in your credentials, you’ll find the pictures you’ve uploaded from your smartphone that are waiting for you to use.

Want your virtual reality tour to look like it’s been shot by a professional? Consider these practices that promise incredible results!

Organization is key when you’re in the planning phase, which is why I suggest you make a shot checklist.

This list should involve every room the tour will cover, preferably chronologically.

For example, the first item could be “Exterior and front yard,” followed by “Front door,” followed by “Proch,” and so on, based on your vision.

2. Level Your Tripod

Ensure your tripod is level so the photos you capture don’t come out uneven.

Here, you may use a bubble level indicator, adjust the center column, or tweak the tripod leg height.

3. Take Test Shots

Test shots are essential, helping you make any corrections to your lights, level of detail, photo depth, and other factors.

They’re also time-efficient, reducing the time wasted if you encounter a problem while taking your final shots.

4. Consider Virtual Staging

Several websites (like iStaging) and virtual tour software services offer virtual staging.

This involves editing your panoramic photos to include furniture, accessories, and home decor. For busy real estate agents, this option can be a hassle-free alternative to traditional home staging.

So, when posting on public websites, you should brand the tour with your details to leave a lasting effect on the viewers.

NV obtains new photos and videos of the elimination of traitorous ex-MP Ilya Kyva near Moscow

Photos and videos of the elimination of pro-Russian ex-MP Ilya Kyva in a Moscow suburb were obtained by NV from sources in Ukraine’s SBU Security Service on Dec. 11.

This special operation was meticulously planned and successfully executed, the SBU informant confirmed.

In one imgae, Kyva's lifeless body can be seen in the snow surrounded by bloodstains. The location where “deserved punishment awaited the traitor” is near the place that Kyva filmed many anti-Ukrainian videos, sources say.

Kyva was a high-priority target, SBU said. His daily routines, movements, and habits were extensively studied in the operation. Despite strong security, the SBU managed to eliminate him just outside Moscow.

“This [Kyva’s elimination] serves as a signal to all traitors and military criminals who have sided with the enemy. Remember: Russia will not protect you. Death is the only prospect awaiting enemies of Ukraine,” SBU Chief Vasyl Malyuk said.

Ukraine’s SBU eliminated Kyva in a special operation in Moscow Oblast on Dec. 6, said NV sources in the intelligence service.

Kyva's “bloodied body”, discovered with a shot through the head, was found in the park of an elite club hotel in the Moscow region on Dec.6, Russian propaganda Telegram channels reported.

Kyva was shot with an unidentified firearm and died from the injuries on the scene, the Russian Investigative Committee claimed.

Kyva had fled to Spain ahead of Russia’s full-scale invasion. He then appeared in Russian propaganda broadcasts in Moscow, actively spreading lies about Ukraine. Kyva also sought “political asylum” and citizenship from the enemy aggressor.

The Ukrainian parliament stripped Kyva of his MP status in March 2022, charging him with treason. He was additionally charged with publicly calling for a violent change in the constitutional order and propaganda on behalf of the aggressor state in Aug. 2023.

Easter week and the spring vacation break kept Palm Beach real estate professionals about as busy as the kids who furiously filled their baskets during the Flagler Museum’s annual egg hunt last Saturday. 

That’s the consensus from informal conversations with several Palm Beach agents and brokers, who said they were busy in the days before and after the March 31 holiday, showing properties to buyers, discussing prices with sellers and working to negotiate deals with both. 

They were making up for some lost time because of a sluggish start to the New Year, due in part to uncharacteristically wet weather during what is historically South Florida’s dry season. 

The number of Palm Beach single-family-home and townhouse listings designated as “active” was hovering in the low 100s Thursday in the Palm Beach Board of Realtors Multiple Listing Service — more than real estate observers have seen in the past couple of years at this time. 

A search Thursday also showed 177 Palm Beach condominiums listed for sale.  

Single-family asking prices for active listings top out at $77.9 million for an estate at 1610 N. Ocean Blvd., which faces the inlet at the northern tip of the island and is listed by broker Christian Angle of Christian Angle Real Estate. 

Among the pricier new additions to the single-family category is an eight-bedroom, Mediterranean-style estate on a quiet Midtown street at 5 Via Sunny, which was listed at $44.95 million in the MLS on Monday. Built in 1998 with a two-bedroom guesthouse, the house has 11,639 square feet of living space, inside and out, and occupies a lot of about an acre on a cul-de-sac off Cocoanut Row. 

The property on Via Sunny has been owned since 2007 through a Boston-based trust named after the address, property records show. Agents Paul and Pamela Birmingham of Sotheby’s International Realty have the listing. 

One final note: House-hunters who shopped early in the season without buying may be surprised at the lower asking prices they’ll find right now, as the end of Palm Beach’s winter season swims on the horizon. A search of listings Thursday showed 26 single-family homes and townhouses underwent price reductions — some substantial — since the beginning of March. 

During that same period, 50 condo and co-ops saw their asking prices drop, the MLS shows.

And even though the Easter Bunny is long gone, the island's agents, brokers and home sellers are hoping those price reductions will be just the right carrots to get buyers to seal deals.
