Building a successful RV park, campground or resort requires a deep understanding of land planning, including optimal site layout and usage. Will your guests live in their mobile homes in long-term RV Parks? Will your guests expect to use amenities like a clubhouse, hot tub or laundry services? Or will your guests want to be one with nature where their RV sites are secluded? These questions will help inform the design and planning of your RV Parks and Campgrounds.

What is the difference between RV Parks, RV Resorts and RV Campgrounds?

In recent years, the RV Parks and Campgrounds industry has surged in popularity as more people vacation at RV parks, RV campgrounds and RV resorts across North America. RV parks have become a profitable venture, but building a successful RV park, campground or resort requires a deep understanding of land planning, including optimal site layout and usage.

As an RV park owner, you should determine whether your guests require a long-term RV Park. Will your guests expect to use amenities like a clubhouse, hot tub or laundry services? Or will your guests want to be one with nature where their RV sites are secluded? These questions will help inform the design and planning of your RV Parks and Campgrounds.

Located in town or just outside of one, an RV Park often provides long-term opportunities to RV users in a more traditional camping setting. An RV Park has amenities like laundry, Wi-Fi, showers and restrooms. As far as outdoor activities are concerned, you can also introduce water activities in your park. Pools are always a safe and popular option but opt for a Splash Pad or Lazy River if you want to take things up a notch.

Much like a fine hotel, an RV Resort can possess many similar luxury amenities such as hot tubs, tennis courts, fitness centers, clubhouses, on-site laundry and even massage therapy. An RV Resort often resides in a desirable, popular location or even on a beachfront property with sites spaciously spread out and surrounded by landscaped green space.

Finally, along with the above facilities, you can also consider adding indoor amenities such as a bar and restaurant, a camp store, and even an arcade for gamers. If your target crowd is more outdoorsy, opt for amphitheaters, live music, and festivals. An RV Resort design typically caters to long-term and seasonal renters, with some sites owned by the user rather than rented.

RV Campgrounds

Unlike parks and resorts, an RV Campground is closest to “living in nature.” If Wi-Fi’s available, it won’t have the same efficiencies as RV parks or resorts! However, part of the joy when you're in nature is to become somewhat unavailable. An RV Campground with its enclosed forested sites and narrow, winding roads will ensure you feel off-the-grid.

Make sure you take advantage of whatever natural amenities your campsite has to offer. A lake or a similar water body nearby can provide your campers with swimming, boating, and fishing facilities. You can also modify a pond area to install an inflatable water park.

Along with that, many campers also enjoy hiking and biking through wooded trails and forests. So, consider offering bicycles, boats, and kayaks for rent at your campsite. These enhancements can bring a significant increase in revenue to your campground.

How to design and build your own RV Park

Rv land planning services.

Whether it’s a small, 1 acre or 2 acre RV park layout design or one that spans many acres, there are a few key land planning steps to ensure its success and long-term viability.

For every project, it’s critical to start with a site inspection. It’s a chance for our team to familiarize ourselves with the site, but it’s also essential to determine whether the project is even feasible with the land.

From there, we research all aspects of the site, providing the client with an in-depth site analysis. This document will provide the climatic, geographical, historical, legal, and infrastructural context of a specific site, giving you a better idea of how many spaces and amenities you will need to include. It will also tell you whether the project will provide a feasible return on investment.

Even though you will discover a few more steps in the process, like the sketch plan, rendered perspectives, and RV park construction plans, the site inspection and analysis provide a healthy start.

Outdoor Hospitality and Amenity Design

You may think of hundreds of features to include in the design while building or renovating an RV park, campground or resort. However, not everything will be feasible in the long run.

Here again, you should seek the help of an RV park and campground consultant to gain insight into the key features that will fit your budget and fetch optimum ROI. Still, a few of the main features that will help transform your RV park for good.

1. Showers and restrooms

Now, I know that a lot of RV trailers are equipped with some type of makeshift shower or restroom, but that doesn’t mean people wouldn’t want better facilities. Many RV campers will consider halting at an RV park for longer if it has proper bathrooms and showers.

But instead of installing a basic setup, you may consider building hot showers, especially for the colder months. And this will require proper drainage and power supply amenities.

If you plan to build a bathroom, or shower (or both), you should install opaque walls, a roof, and a lockable door at the very minimum to take care of the privacy of campers. Plus, arrangements should be made to clean them regularly.

2. Natural buffers

Perhaps, one of the best ways to utilize the greenery (large trees, in particular) in the RV park is to turn them into multi-purpose fixtures. For instance, you may rent out hammocks to hang on the branches to serve as temporary beds. Other than that, you can use them as natural “space breakers” between the vehicles.

Depending on the overall campground layout, you can always plant more trees to use them how you want. Look for varieties that survive harsh weather conditions without requiring much maintenance so that you don’t have to invest a lot of time and effort to nurture them.

There’s no denying that this is the era of online connectivity , and there’s no reason why RV parks and campgrounds should be left out! Now, you don’t have to invest in a very elaborate setup to offer blazing fast internet speed; a stable WiFi connection with a good upload/download speed can suffice.

In this regard, I’d suggest placing the router (or similar access point) in the center of the campground, where it will have maximum unobstructed reach. Beyond that, position WiFi extenders throughout the site strategically to help boost connectivity.

4. Food and water

Food and water are among the most basic and necessary amenities that RV parks and campgrounds can provide.

Depending on the available space, resources, and of course, budget, you can either build a kitchen or hire food trucks, which will operate at specific times of the day. Apart from that, you can arrange for DIY cooking spots.

Similarly, you can install taps, spigots, or hoses to provide clean drinking water to campers. This is especially required if the campsite is located in a remote area with no convenience store or supermarket in the vicinity. However, keep adequate waste bins to keep the site clean at all times.

Travel Demand Modeling

Larson Design Group can provide travel demand modeling services to support transportation planning efforts for both large regions and small areas. Travel demand modeling involves forecasting future-year transportation conditions based on anticipated supply and demand for transportation services. The technique can be used to evaluate changes in land-use, demographics, public transportation services, and roadway capacity. Typical applications at the regional-level include evaluating candidate projects for the long-range transportation improvement program (TIP) and air quality conformity analysis. Small-area analyses can be applied with enhanced detail, such intersection-level turn movement delay, to evaluate a wide range of transportation projects including new streets, road extensions, road diets, changes in public transportation, and impact analysis of new land-use development.

LDG’s staff has experience with a variety of state-of-the-practice and legacy software packages for travel demand modeling including VISUM, TransCAD, Cube Voyager, TP+, and Tranplan. LDG offers significant experience with the small-area applications, including estimating travel demand matrices for traffic counts – a less costly alternative to the traditional travel demand forecasting process.

GSA approves design concept for U.S. Land Port of Entry in Trout River, NY

Trout River, New York - The U.S. General Services Administration (GSA) released the approved design concept for the modernization of the U.S. Land Port of Entry in Trout River, NY , funded through the Bipartisan Infrastructure Law .

The concept, developed by Davis Brody Bond and Spacesmith , will update the existing 7,350-square-foot historic facility to meet current program and operational needs. The innovative design approach engages the total building with sensitivity to its historic Georgian Revival–style, to accommodate a sizable and harmonious addition, and to introduce a new inbound and outbound traffic inspection canopy.

GSA is a champion of environmentally high-performing buildings, and this project highlights its sustainability leadership. Leveraging up to $11 million of Inflation Reduction Act funding, the Trout River Land Port of Entry design will:

• Target LEED Gold and SITES certification
• Divert approximately 330 tons of demolition waste from a landfill
• Be an all-electric, net-zero emissions ready facility, with an on-site photovoltaic array providing approximately 25% of the facility’s electricity
• Result in a 53% reduction in energy usage, when measured against a standard building.

In March of this year, GSA announced the selection of artist Adam Cvijanovic to design new artwork for the port through the agency’s Art in Architecture Program .

The Trout River Land Port of Entry connects Constable, New York, with Athelston, Quebec, in Canada. The port is used by nearly 150,000 passenger vehicles and 1,400 commercial vehicles annually. This facility is a historic landmark and has a unique relationship with the companion Canadian inspection station, which also is a protected cultural resource. Through its siting, materials, and massing, the design for the U.S. Land Port of Entry maintains the relationship to its contemporary. GSA expects the new port to be operational by Spring 2027.

The Bipartisan Infrastructure Law includes a total of $3.4 billion for GSA to build and modernize land ports of entry on the country’s northern and southern borders. The investments will improve commerce and trade, enhance security, create good-paying jobs, and incorporate innovative sustainability features.

Biden to expand 2 national monuments in California

(CNN) —  President Joe Biden on Thursday will formally sign a proclamation  expanding two national monuments  in California and protecting nearly 120,000 acres of land, according to the White House.

The proclamation will add 105,919 acres of land to the San Gabriel Mountains National Monument and 13,696 acres to the Berryessa Snow Mountain National Monument.

“These expansions will increase access to nature, boost our outdoor economy, and honor areas of significance to Tribal Nations and Indigenous peoples as we continue to safeguard our public lands for all Americans and for generations to come,” Vice President Kamala Harris, who will join Biden at the proclamation signing, said in a written statement. As a senator, Harris was part of the effort to expand the San Gabriel Mountains National Monument.

The announcement is the Biden administration’s  latest effort  to conserve millions of acres of land and water ahead of the president’s reelection bid. San Gabriel is a mountainous wilderness area east of Los Angeles, while Berryessa is a vast area of canyons, rolling hills and native wildflowers north of Napa.

“Our national monuments hold some of our greatest natural marvels,” Democratic Sen. Alex Padilla of California said in a statement. “These monuments have fostered a lifelong connection to nature for millions of Californians.”

Democratic Rep. Judy Chu of California, a longtime advocate of expanding the monuments, said expanding San Gabriel would protect the source of drinking water for one-third of Los Angeles County and provide “access to nature for low-income and underserved communities.”

During the first three years of his term, Biden has conserved more than 24 million acres of public lands, most recently designating a new national monument  near the Grand Canyon  – the Baaj Nwaavjo I’tah Kukveni National Monument. Biden has also designated new monuments in Nevada and Colorado, and restored protections for  national monuments in Utah  that were restricted by former President Donald Trump.

Touring the Top 10 Moscow Metro Stations

Komsomolskaya metro station looks like a museum. It has vaulted ceilings and baroque decor.

Hidden underground, in the heart of Moscow, are historical and architectural treasures of Russia. These are Soviet-era creations – the metro stations of Moscow.

Our guide Maria introduced these elaborate metro stations as “the palaces for the people.” Built between 1937 and 1955, each station holds its own history and stories. Stalin had the idea of building beautiful underground spaces that the masses could enjoy. They would look like museums, art centers, concert halls, palaces and churches. Each would have a different theme. None would be alike.

The two-hour private tour was with a former Intourist tour guide named Maria. Maria lived in Moscow all her life and through the communist era of 60s to 90s. She has been a tour guide for more than 30 years. Being in her 60s, she moved rather quickly for her age. We traveled and crammed with Maria and other Muscovites on the metro to visit 10 different metro stations.

Moscow subways are very clean

To Maria, every street, metro and building told a story. I couldn’t keep up with her stories. I don’t remember most of what she said because I was just thrilled being in Moscow.   Added to that, she spilled out so many Russian words and names, which to one who can’t read Cyrillic, sounded so foreign and could be easily forgotten.

The metro tour was the first part of our all day tour of Moscow with Maria. Here are the stations we visited:

1. Komsomolskaya Metro Station  is the most beautiful of them all. Painted yellow and decorated with chandeliers, gold leaves and semi precious stones, the station looks like a stately museum. And possibly decorated like a palace. I saw Komsomolskaya first, before the rest of the stations upon arrival in Moscow by train from St. Petersburg.

2. Revolution Square Metro Station (Ploshchad Revolyutsii) has marble arches and 72 bronze sculptures designed by Alexey Dushkin. The marble arches are flanked by the bronze sculptures. If you look closely you will see passersby touching the bronze dog's nose. Legend has it that good luck comes to those who touch the dog's nose.

3. Arbatskaya Metro Station served as a shelter during the Soviet-era. It is one of the largest and the deepest metro stations in Moscow.

4. Biblioteka Imeni Lenina Metro Station was built in 1935 and named after the Russian State Library. It is located near the library and has a big mosaic portrait of Lenin and yellow ceramic tiles on the track walls.

5. Kievskaya Metro Station was one of the first to be completed in Moscow. Named after the capital city of Ukraine by Kiev-born, Nikita Khruschev, Stalin's successor.

6. Novoslobodskaya Metro Station  was built in 1952. It has 32 stained glass murals with brass borders.

7. Kurskaya Metro Station was one of the first few to be built in Moscow in 1938. It has ceiling panels and artwork showing Soviet leadership, Soviet lifestyle and political power. It has a dome with patriotic slogans decorated with red stars representing the Soviet's World War II Hall of Fame. Kurskaya Metro Station is a must-visit station in Moscow.

8. Mayakovskaya Metro Station built in 1938. It was named after Russian poet Vladmir Mayakovsky. This is one of the most beautiful metro stations in the world with 34 mosaics painted by Alexander Deyneka.

9. Belorusskaya Metro Station is named after the people of Belarus. In the picture below, there are statues of 3 members of the Partisan Resistance in Belarus during World War II. The statues were sculpted by Sergei Orlov, S. Rabinovich and I. Slonim.

10. Teatralnaya Metro Station (Theatre Metro Station) is located near the Bolshoi Theatre.
