Avec Inspire, BNP Paribas Real Estate succombe à l’immeuble en bois

Le bois devient tendance à La Défense. Si les grandes tours du quartier d’affaires continuent à garder une structure en béton ou métallique, les immeubles plus bas, eux passent tout doucement au bois. Alors qu’ Icade a récemment inauguré Origine , le nouveau siège de Technip Energies , BNP Paribas Real Estate vient de lancer à son tour son projet. Baptisé Inspire, cet immeuble sera érigé du côté de Puteaux, dans le quartier Bellini en pleine régénération urbaine, à l’emplacement de la tour Métropole, entre Eria le futur Campus Cyber et Sense, le nouveau siège de Gefco et Hewlett Packard Enterprise .

« Cette nouvelle construction s’inscrit dans la vision partagée par l’établissement public de Paris La Défense qui souhaite faire de La Défense le premier quartier d’affaires bas-carbone. Cette politique entre en résonnance avec les engagements de BNP Paribas Real Estate qui a pour volonté de réduire l’empreinte carbone de ses réalisations tout en concevant des espaces de travail et de vie axés sur le bien-être des occupants et adaptés aux nouveaux enjeux climatiques et sanitaires », se félicite Olivier Bokobza, président des activités de Promotion de BNP Paribas Real Estate.

Dessiné par Anthony Béchu (à qui l’on doit la tour D2), Inspire prendra la forme d’une couronne s’élevant sur sept niveaux et proposera 22 000 mètres carrés de bureaux et de services. Sa petite hauteur en fera un immeuble non « IGH » et donc classé « Code du travail », offrant des charges bien plus faibles. Outre sa structure en partie en bois, Inspire se distinguera par son immense atrium dominé par une verrière autour duquel s’articuleront les plateaux bureaux de 2 600 mètres carrés. Le sommet sera lui, ouvert et accueillera un vaste rooftop agrémenté d’un jardin.

Cette conception disposera de toutes les aménités logistiques et servicielles pour l’implantation d’un siège social mais également de la souplesse nécessaire pour une commercialisation multi-preneurs.

« L’architecte Anthony Béchu a souhaité doter l’immeuble d’une entrée majestueuse baignée de lumière, ouverte vers La Défense. Conscient des attentes des utilisateurs qui voient de plus en plus leur lieu de travail comme un espace d’échanges, le cabinet d’architecture a imaginé un hall double hauteur conçu pour être le centre névralgique d’Inspire, un lieu de rencontres et de convivialité », indique BNP Paribas Real Estate.

Pour son nouveau programme la filiale immobilière de la banque française a choisi de s’orienter vers le bien-être des utilisateurs avec des lieux de convivialité, des restaurants d’entreprise en duplex, de larges escaliers et des balcons végétalisés. Le socle d’Inspire pourra accueillir un fitness public ainsi qu’une brasserie.

BNP Paribas Real Estate vise pour Inspire une triple certification environnementale : HQE Bâtiments Durables, BREEAM et Osmoz, une certification axée sur le cadre de vie. En parallèle, trois labels sont également ciblés : le label E+C- avec un niveau E2C1, le label BBC Effinergie ainsi que le label Biodivercity.

Depuis cet été, les travaux de démolition sont en cours pour raser la tour Métropole, l’ancien siège de BNP Paribas Leasing Solution érigée en 1970, rénovée en 1996 et vide depuis 2017. « Une étude sur la réutilisation des matériaux et des déchets a été confiée à R-Use afin de valoriser au mieux leur seconde vie », précise BNP Paribas Real Estate. La construction sera réalisée en corps d’états séparés et démarrera au printemps 2022. La livraison d’Inspire est prévue au troisième trimestre 2024.

INSPIRE, premier immeuble en bois de la défense, signé Béchu

L’agence d’architecture Anthony Béchu & Associés construira le premier immeuble (à ossature) en bois de La Défense : INSPIRE. L’ouvrage de 22 000 m², dont 19 500 m² de bureaux, se veut en adéquation avec les nouvelles ambitions de Paris La Défense de devenir un quartier d’affaires décarboné. Livraison prévue : 2024. Communiqué du promoteur.

A proximité de la Seine, dans le quartier Bellini à Puteaux, INSPIRE proposera une nouvelle façon d’envisager la vie au bureau. « Cette nouvelle construction s’inscrit dans […] dans la volonté de BNP Paribas Real Estate de réduire l’empreinte carbone de ses réalisations tout en concevant des espaces de travail et de vie axés sur le bien-être des occupants et adaptés aux nouveaux enjeux climatiques et sanitaires », précise Olivier Bokobza, président des activités de promotion de BNP Paribas Real Estate.

Une implantation dans un environnement en pleine mutation

INSPIRE est un immeuble de bureaux et de services de 22 000 m², s’élevant sur sept niveaux, classé

Code du Travail. Il proposera des plateaux de 2 600 m² ainsi que différents espaces intérieurs et extérieurs propices à la rencontre et aux échanges. Cette conception disposera de toutes les aménités logistiques et servicielles pour l’implantation d’un siège social mais également de la souplesse nécessaire pour une commercialisation multi-preneurs.

Situé à l’intersection entre le centre d’affaires de La Défense et le quartier résidentiel de Puteaux, l’immeuble bénéficiera de la richesse de ces deux territoires à la fois animés et commerçants. Il profitera, à proximité immédiate, d’une desserte d’exception : RER A, Métro ligne 1, plusieurs lignes de bus et bientôt le RER E et la Ligne 15 du Grand Paris Express. Le quartier Bellini, et la rue Arago en particulier, font par ailleurs l’objet d’une requalification qui améliorera le paysage urbain et augmentera l’offre commerciale à proximité immédiate.

Une architecture élégante tournée vers le bien-être des utilisateurs

Dans la continuité de cette requalification, BNP Paribas Real Estate et l’équipe de conception ont souhaité inscrire INSPIRE dans un cadre paysager de qualité. Un bel espace végétalisé de 340 m² autour de l’édifice apportera une respiration urbaine, source de bien-être et d’apaisement. Dans ce jardin, une trentaine d’arbres seront plantés pour permettre de lutter contre les îlots de chaleur.

En forme de couronne, le bâtiment accueillera en son cœur un atrium monumental. L’architecte Anthony Béchu a souhaité doter l’immeuble d’une entrée majestueuse baignée de lumière, ouverte vers La Défense. Conscient des attentes des utilisateurs qui voient de plus en plus leur lieu de travail comme un espace d’échanges, le cabinet d’architecture a imaginé un hall double hauteur conçu pour être le centre névralgique d’INSPIRE, un lieu de rencontre et de convivialité. A leur disposition, une offre de snacking et un Juice Bar. Egalement en rez-de-chaussée de l’immeuble, un fitness et une brasserie complètent l’offre de services.

La conception de l’immeuble s’est entièrement tournée vers le bien-être des utilisateurs : lieux de convivialité, restaurants d’entreprise en duplex avec un jardin et une terrasse, larges escaliers, verrière zénithale qui baigne de lumière un atrium à la fois lieu d’échanges et de travail, balcons, terrasse extérieure végétalisée et accessible de 1 500 m²… INSPIRE sera un lieu où il fera bon vivre et travailler.

En infrastructure, l’immeuble disposera d’une mezzanine et de deux niveaux de sous-sols accueillant une aire de livraison, 227 stationnements autos, 120 places motos et un local pour les vélos.

Une conception durable, soucieuse de l’environnement

INSPIRE a pour ambition d’avoir un faible impact carbone. Exemple probant de cette volonté : l’ossature de l’immeuble sera en bois, un matériau issu de forêts éco-gérées vertueux sur les plans thermique, hygrométrique et acoustique. Ce choix constructif répond aux ambitions de développement durable de BNP Paribas Real Estate, de la ville de Puteaux et de Paris La Défense.

La Défense : Inspire persuade Allianz Trade qui se l’offre en Vefa

Inspire, premier immeuble conçu en structure et ossature bois à La Défense, vient d’être vendu par BNP Paribas Immobilier Promotion à Allianz Trade dans le cadre d’une Vefa.

Conçu par l’agence d’architecture A. Bechu & Associés et réalisé par les équipes de BNP Paribas Immobilier Promotion, Inspire propose 22 300 m² de bureaux, services et commerces au pied du boulevard circulaire, dans le quartier Bellini à Puteaux. L’actif à livrer a d’ores et déjà séduit Allianz Trade (ex-Euler Hermes), qui l’a acquis auprès de son promoteur dans le cadre d’une vente en l’état futur d’achèvement (Vefa) .

Allianz Trade est le leader mondial de l’assurance-crédit et un expert reconnu dans les domaines de la caution, du recouvrement, du financement structuré et du risque politique. Basé à Paris, Allianz Trade est présent dans 52 pays avec 5 500 employés. En 2021, son chiffre d’affaires a atteint 2,9 milliards d’euros.

La conception de cet immeuble est entièrement tournée vers le bien-être des utilisateurs et met à leur disposition des espaces valorisants et végétalisés. Un restaurant d’entreprise en duplex et une terrasse extérieure végétalisée complètent l’offre de services. Dans le lobby, les occupants pourront bénéficier également d’une offre de snacking, d’un Juice Bar et d’un fitness . En toiture, un rooftop développe un parcours végétalisé de 2 500 m² dont un espace de 1 500 m² connecté .

Immeuble à faible impact carbone, Inspire propose une initiative forte en faveur de la lutte contre les îlots de chaleur urbains . Pour y parvenir, ses concepteurs ont fait le choix de réaliser un immeuble « code du travail », à l’architecture concentrée, n’exploitant pas la totalité constructible de la parcelle et permettant la création d’espaces extérieurs propices au développement de la biodiversité. En infrastructure, l’immeuble dispose de quatre niveaux de sous-sols accueillant une aire de livraison ainsi que des stationnements privatifs dont une grande partie dédiée aux mobilités douces.

En adéquation avec les ambitions de décarbonation du quartier d’affaires de La Défense, Inspire répond aux plus fortes exigences environnementales et s’inscrit dans les démarches de certifications et de labélisations suivantes : HQE Bâtiment Durable - Niveau Excellent ; Label E+C- niveau E2C1 ; Breeam International New Construction, niveau Excellent ; Label OsmoZ et Label Biodivercity. Parallèlement, la qualité de la connectivité et de l’architecture réseau future ont fait l’objet d’une étude particulière se matérialisant par une démarche de double labélisation Wired Score et R2S .

Inspire sera livré mi 2025. La construction a été lancée au printemps 2022, à la suite des travaux de démolition.

Marvel at Joan Miró’s abstract sculptures

The most unexpected sight in La Défense is a sculpture display by Spanish artist Joan Miró (1893 – 1983) . The piece is called Pair of Lovers Playing with Almond Blossoms and was created in 1976, less than a decade before Miró’s death.

While they might seem a little out of place at first, the brightly-coloured, creative shapes of Miró’s sculptures prove that the area isn’t just for serious people in suits. It’s a subtle hint that the district is bursting with unexpected surprises, for those who are willing to explore.

Immerse yourself in an open-air museum

The Joan Miró sculptures might be the most vibrant, imposing works of art to catch your attention in La Défense, but there are other artistic gems lurking in the shadows waiting to be discovered as well. Scattered between the buildings of La Défense is a magnificent open-air museum , with 60 works of art signed by great modern and contemporary artists.

1. Watch the sun set under the Grande Arche

This cube-shaped monument first opened in 1989 after being selected to win a national design competition launched by former French president François Mitterrand. Known as La Grande Arche de La Défense, it rises up against the Parisian skyline like a 20th-century version of the Arc de Triomphe. Its jaw-dropping size, 110 metres tall and wide, is so huge that it could actually fit the Notre-Dame Cathedral within its arch. It’s most incredible to visit when the sun sets in the centre of the Grande Arche vault.

Be mesmerised by the Fontaine Agam’s mosaics

The Fontaine Agam is one of the most unusual and spectacular fountains in Paris. With 66 water jets and a vibrant pattern of mosaics that rise majestically from the road below, it’s a magical place to visit in La Défense.

If you’re planning to stop by a boulangerie and buy a sandwich to eat on the go, then this is a great spot to tuck in by the side of the fountain. There’s a calm tranquillity to be found in the beauty of its basin.

2. Visit the Cathédrale Sainte Geneviève et Saint Maurice

From the famous Notre-Dame on the Île de la Cité to the Grande Mosque of Paris, places of worship are some of Paris’ most popular attractions. The Cathédrale Sainte Geneviève et Saint Maurice is not only a beautiful, overlooked example of religious architecture in the city, but it is also rooted in some fascinating history. Sainte Geneviève, after whom the cathedral is named, was born around the year 420, supposedly in the spot where the cathedral stands today. Legend has it that Sainte Geneviève was born with healing powers and so, many tourists flock to pray by the ‘healing waters’ of the well. You can also visit the sarcophagus that holds Sainte Geneviève’s remains.

La Défense’s cityscape has many hidden surprises

There are unique and unusual buildings designed by internationally renowned architects at every turn in this district. These include the imposing Centre of New Industries and Technologies, one of the first ever buildings in La Défense, and the pioneering towers of the 1960s, right through to more recent, bold additions like D2 or Majunga.

Even now, renovations, developments and new buildings mean the area is constantly reinventing itself. The best way to learn about what makes this district so architecturally special is to enjoy a guided tour by a local expert.

Track down the Berlin Wall

A small segment of the Berlin Wall, the concrete barrier that physically and ideologically divided Berlin from 1961 to 1989, can be found next to one of the office buildings in the La Défense area of Paris.

Tour ALTO Project Cover

Tour ALTO is a unique tower and an iconic project that will transform the skyline of the La Défense district in Paris. Designed by IF Architectes, with SRA Architectes acting as Executive Architect, the 38 floors of the 150-metre tower will house high-class offices on a total surface area of 51,000 sqm (549,000 sq ft): an architectural and technological masterpiece that combines sustainability, aesthetics and functionality.

The project is part of a district development plan. The elegant, flexible shapes of this surprising building will renew the area's architectural environment, its forms in stark contrast with the geometry and linear shapes of other local constructions. On the other hand, the bright and stimulating internal areas promote social well-being and inspire creative excellence, conviviality and productivity through their poly-functional, comfortable, rational features. Moreover, Permasteelisa has always stood apart from the crowd for its commitment to environmental sustainability. Its use of sustainable materials and processes and commitment to constantly developing solutions able to guarantee energy savings all contribute to protecting the environment - making buildings more liveable and, lastly, improving the quality of the world we live in. The Tour ALTO project, in particular, is aimed at obtaining the BREEAM Excellent Certification – the most important method for evaluating sustainability in buildings worldwide – thanks to the use of highly efficient technologies, such as the double skin insulating façade. Tour ALTO has already been awarded the WiredScore Platinum; it is one of the first in France to gain this label.

21,400 sqm (230,350 sq ft) of fully bespoke, double-skin façade with 3,700 units of 1,700 different types.

Original aesthetics and high-performance: the features of Tour ALTO The tower rises from a base of 600 sqm (6,450 sq ft) that expands gradually as it reaches its maximum height, to arrive at 1,800 sqm (19,400 sq ft) on the top platform: the surface area of the floors grows parallel with the building’s height. Its unusual flared shape required specific technological solutions, the edge beam on each floor was moved outwards by 12 cm, and with it, the façade was also moved.

The project also features 21,400 sqm (230,350 sq ft) of glass: the apparent fluidity of the tower and its innovative architectural design have required customized solutions, resulting in a unique building façade - the only one of its kind in France. It is a double skin façade that provides insulation and ventilation, thus generating better performing and more comfortable work environments. The functional aspect complements the aesthetic aspect: the building is clad in 3,700 scales in glass and steel, in 1,700 different types. Architectural skins have become indispensable not only in promoting sustainable urban development, but also in transforming cities into more aesthetically pleasant places.

Hannah Green wins LPGA Tour’s JM Eagle LA Championship for 2nd straight year

LOS ANGELES (AP) — Hannah Green won LPGA Tour’s JM Eagle LA Championship for the second straight year Sunday, holing out twice from off the greens in a pivotal back-nine stretch at challenging Whilshire Country Club.

A year after making a 25-foot birdie on the final hole of regulation and winning on the second hole of a playoff, Green — with help from Maja Stark — took the late drama out of this one for her fifth LPGA Tour victory and second of the year.

Green closed with a 5-under 66 to beat Stark by three strokes. The 27-year-old Australian, also the winner early last month in Singapore, finished at 12-under 272 on the tree-lined layout with poa annua greens that become bumpy late in the day.

Green began the key run with a chip-in birdie on the par-3 12th and made a 6-foot birdie putt on the par-5 13th. Then, after Stark bogeyed the par-4 16th two groups ahead, Green ran in a 25-footer for eagle from the fringe on 13 to open a four-stroke lead, and made it 5 under in five holes with a birdie on 16.

Stark finished with a 68, rebounding from the bogey on 16 to birdie the final two holes. The 24-year-old Swede also finished second last week outside Houston in The Chevron Championship, two strokes behind top-ranked Nelly Korda in the first major of the year.

Haeran Ryu (69) was third at 6 under, followed by fellow South Korean players Jin Young Ko (67) and Jin Hee Im (72) at 5 under.

Grace Kim, four strokes ahead entering weekend after opening rounds of 64 and 66 and tied with Green for the lead after a third-round 76, finished with a 77 to tie for 25th at 1 under. She failed to make a birdie the final two days.

Korda withdrew from the Los Angeles event Monday, a day after her record-tying fifth straight victory.

The first tower built at La Défense, by the engineer Jean Prouvé and the architects De Mailly and Depussé, its rehabilitation was both an artwork to restore the abundance of inventions that this precursor building constitutes and its inscription in the contemporary world through a reformulation of the interior spaces, based on light. Inside, a universe of light inscribes the tower in the contemporary sensibility, without stylistic clashes with the original architects; luminous ceilings, opalescent walls, dematerialization of the opaque plans by coloured light plans ... In the evening, when the lines of light at the edge of each floor and the central core light up, like a heart of light, the tower displays its renewal and its unique presence in the concert of the towers of La Défense.

A word about the architects

Considered one of the inventors of the curtain wall, Jean Prouvé (1901-1984) marked the business district with significant interventions without having built any buildings. His contribution is no longer visible in its mareriality. His two artworks have indeed been renovated. The first is the Cnit fence, for which he designed, with his son Claude Prouvé, the 206 m of glass facades. The second, particularly noteworthy, is that of the façades of the Initiale tower, subsequently renovated by the Valode et Pistre agency.

Hannah Green Starts Solid in Her Title Defense

Hannah Green remembers the shots and the putts she made around Wilshire a year ago – and through 18 holes of her title defense, she’s found herself in a familiar spot on the leaderboard.

Green, who won the JM Eagle LA Championship presented by Plastpro in a playoff in 2023, opened this year’s championship with a 4-under 67 and is just three back of the lead after Thursday.

With a win, Green would be the first person on the LPGA Tour to successfully go back-to-back since Jin Young Ko at the HSBC Women’s World Championship in 2022-23.

“It's nice that I have fond memories of this place,” Green said. “Still very solid round considering I'm, yeah, defending champion.”

Green opened with four birdies on her opening nine, including on the par-3 18th. She made birdie on three of the four par-3s at Wilshire Thursday – and said par-3 scoring was the key to her day.

Green, who is tied for eighth alongside Bianca Pagdanganan and Amy Yang, is chasing fellow Aussie Grace Kim who is leading after 18 holes in L.A.

Kim shot a 7-under 64 and played with Green on Tuesday in a nine-hole practice round.

“I just kept giving it to her,” Kim said, explaining with a smile that she kept calling Green ‘DC’ for ‘defending champion.’

Kim admitted she “overthought” a lot of things last week at The Chevron Championship en route to a missed cut and “struggled a bit mentally.” This week she’s come in just trusting her muscle memory and getting back to basics with her swing – and so far, so good. She even chunked her tee ball on No. 18 but ended up chipping in for birdie.

With Green as the defending champion and with Kim leading, there seems to be plenty of Australian excitement at Wilshire.

“I think (Green) enjoys embracing that pressure (as defending champion). We’ll see which Aussie comes out on top,” Kim continued.

Minjee Lee won at Wilshire in 2019 and with Green winning in 2023, there’s something about the Australians at this venue – although Green can’t quite put her finger on why they’ve had so much success, including Kim’s opener.

“We get poa annua in Australia, but I think you just have to hit the ball really solid and there are some demanding shots and some shorter holes where you have to capitalize. I don’t know why the Aussies play well here. Obviously Minjee won here and, yeah, just trying to do our best,” Green said.

Green said she didn’t give Kim any advice in their practice round earlier in the week but noticed Kim’s putting was the big difference Thursday. Kim sits 112th in putting average on the LPGA Tour so far in 2024, but she needed just 27 putts in the first round – which was T7 out of the 144-person field.

“I feel like she’s been maybe struggling a little bit with the putter so it’s probably nice for her to have some putts go in,” Green said of her countrywoman. “I’m assuming if she shot 7-under she also hit it very well. Gracie – I think she’s a really talented player. Really nice to see other Aussies doing well.

“Obviously only round one, but I hope that her form continues for the rest of the week.”

Green missed the cut last week at The Chevron Championship but has a win already this season at the HSBC Women’s World Championship – her fourth career LPGA Tour title.

She’ll head into Friday just three back of her fellow Australian, as they look to keep the names from down under on top of the leaderboard at Wilshire.
